Property Ratings at Reserve at Palmer Ranch
Angel and Katie are literal rockstars and go above and beyond for the residents here at Reserve at Palmer Ranch. The old management company didn't care about the property and the residents, but the front office has always been consistently solid, and the reason why i've enjoyed my time and stayed here. That being said, the new management company Valiant Residential is the real deal, they have been remodeling the units which shows me they care about their investment and their residents, i've seen corporate employees in the office a few times having meetings, they listen and lean on the experience of the property managers who get input from the residents on improvements. This is an abstract from the norm of corporations who only seem to care about their bottom-line which tells me they are in this for the long game. The Maintenace crew is also top notch, anytime i've had an issue they've responded in a timely manner and fixed any issues or problems i've had from AC to a Faucet replacement, they even replaced a toilet after my 3-year-old decided her toys wanted to go for a swim. Overall grade 9/10 Like

I don't understand some of the reviews. It was a nice place but now it is different. Dark parking lot, no light, been broken, over a year. I have asked for pest control for three weeks now and nothing. It's funny management seems to think we have to follow the lease and they don't. On the contrary, they are supposed to keep the property safe and clean. We'll no lights is not safe. As for keeping the lawns looking nice that's debatable. Sure they keep the front by the clubhouse looking nice and that's because they want to give a first impression. Look around beyond that. For about 6 months now I have had to look at a big green dumpster parked infront of my lanai. That's all I see when I open my drapes. Think that's beautiful. It's filled with everything. I will stop here for now. I should post a picture of it. I don't think anyone would like it.

We have had an overall very nice experience here moving in from out of state. The property is beautiful, regular landscaping, great amenities kept clean and new, onsite PO boxes, great walking spaces, food truck every other Friday, nice neighbors, online portal for rent and maintenance requests, and free air conditioner filters. But I'd have to say overall it's the staff that make it all come together. Danny, Angel, and Mark in maintenance go above and beyond in all they do to keep your unit safe and in good repair. You can see them around the complex on a daily basis and are always pleasant to work with. Johna and Katie in the front office are amazing at their jobs, tackling the software and new ownership, always kind and ready to help get things taken care of. Given this small staff, this large complex, and all the crazy delays that recent events have caused, they each go above and beyond and it truly shows at the end of the day. You can't go wrong here, and you'll be lucky if they still have openings! Thank you all :)

Great property in a great location that is well managed and well maintained.
I have been at the Reserve for 8 years now. Whenever there was a problem it was taken care of right away. The office staff is awesome and maintenance staff is great. They are all friendly, polite and professional. I have enjoyed living at The Reserve at Palmer Ranch.

The Reserve at Palmer Ranch has been such a great place to live. The staff, the grounds, the amenities all first rate. They have regularly kept us notified and updated during COVID on changes. The community newsletter sent every month has been great.
The staff here is super helpful . I enjoy living here and enjoy having a food truck available for local residents on friday nights. I appreciate the fact that it is a dog friendly community and close to walking trails as well.
As long term residents of the Reserve at Palmer Ranch, we have enjoyed the amazing location, the design of our unit, and the amenities. The development is beautifully landscaped, has had beautiful additions such as the new pool, and always looks well-cared for and inviting. Staff is always accommodating, and we have had nothing but positive experiences throughout our stay. A very nice development to reside in.

I found the Reserve at Palmer Ranch for my parents relocating from NJ, they absolutely love it here and so do I! I loved it so much I moved here in May. I drove 22 hours to live in an apartment that I had never seen in real life before and the night that I arrived, I stepped out of my car and head of maintenance was standing there to make sure I got into the apartment comfortably. Abby at the front office has been in touch with me over two months now keeping me updated on the readiness of the apartment and EVERYONE with this complex went above and beyond and helped to remodel the unit and have it ready for my set move in day! My new home is absolutely beautiful and has surpassed my expectations!
The Reserve is just the right mix of laid back and professional. Service is prompt and sweet. The amenities are top notch and the proximity to the legacy trail, AMC, and Costco make life pleasant.

We have only been here a few weeks and we are enjoying our new home very much. The ladies in the office have been so helpful; even before we moved here from Nevada. We had to lease without actually being here and they couldn't have been more accommodating. The maintenance staff is friendly and quick to respond. The grounds and pool areas are kept up beautifully. The Reserve is certainly pet friendly and there are many dog bag stations throughout the community. Great place to call home!

First time living in an apartment complex, this is also my LAST time living in an apartment complex. Between neighbors, constant maintenance issues, and other issues, I will never live in a place like this again.

If you enjoy temperatures in your apartment to reach the levels one would imagine near the gates of hell, this place is for you! Dishwasher with standing water for 9 months, humming and flickering lights ideal for having seizures if you have epilepsy like myself! And dont forget the wonderful water saving shower heads which will transport you back to your childhood memories of sitting under a trickling water hose

Its a great place to live
At the reserve they not only lease you an apartment they make sure you are proud to call it your home
Dog friendly, family atmosphere neighborhood.
I love the location and the grounds and landscaping are maintained very well.
I moved into this complex a year ago from out of state. I sent my friends to several different apartment complexes separately and they all agreed on this one for several reasons: location, amenities, and beautiful updated apartment. I was able to easily do everything online with Abby while I was still in New York. She even sent me pictures of my apartment before I moved to calm my nerves of taking a place sight unseen. The whole staff is great, office and maintenance. I truly appreciate the upkeep of the beautiful pools and the Gym. Great place to live.
Although we have recently moved in, so far we love the area, the grounds, the staff and the neighbors.
