Apartment Reviews at Reserve at Abbie Lakes by Cortland
Prospect moving in today!
Has been a great experience from start to finish and I really felt very welcome as soon as we stepped through the door for help! Thank you so much for everything
I’ve lived in the Reserve’s for about 7 years now (and so has my neighbors) and I’ve never had any major problems. The complex is always clean and has recently undergone an amazing renovation (both inside and out). The staff is very friendly and always willing to help; and maintenance is done both efficiently and effectively when requested. The units all include washer, dryer, and dishwasher and the laundry area is more spacious than most in this area. The complex is very quiet; sometimes I just sit on my balcony and listen to the sounds of the lake. We are also surrounded by very nice neighborhoods and great walking and biking trails. The grounds are very well maintained all year round (no high grass in the summer or unplowed snow in the winter and the pool is always clean). If you’re looking for a safe, spacious, clean and affordable apartment the Reserve’s would be a great place for you.
The reserve at Abbie Lakes
The best apartment community in town. Excellent service , very friendly and courteous staff, beautiful surroundings and very spacious apartments. I have to move away because of my job , but can't find an apartment better than this one or even equal to this one.
Country Living in the City
Nice country setting but close enough to stores and restaurants. Close to walking trails. You can have picnics and cook outs at picnic tables and grills that are located thru out the premises. There is a nice pool and they are very reasonably priced.
IT'S A RENT TRAP! DON'T DO IT!
That great introductory rent you were offered? That was for the first year ONLY! Typical rent increases with renewal are $150 per month, and when you want to leave the complex, 1) the month-to-month price is DOUBLE your regular monthly rent, AND 2) they won't release your rental history until you put in a 60-day notice. Our neighbors told us that their rent had been raised 100% over the four years they've lived on the property. Take that in for a second: ONE HUNDRED PERCENT. Maintenance? Basically non-existent or slow as molasses. A pest problem wasn't addressed for three weeks, and only after we had sent a threatening letter to the corporate office. The parking lot is a wreck. In the two years we've lived here, the asphalt has only been sealed - NO repairs have been made. The nice rental office staff? Don't get used to them, because turnover is so high that no one has stayed longer than six months. Last - but certainly not least - crime is regular here. Criminals regularly peruse the parking lots checking for unlocked cars, and break-ins are routine. Warning letters for caution are distributed at least quarterly. If your rental plan is short-term - 6 months to a year - then I'd say ok. If you're looking for a place to settle for longer than that, I'd check another neighborhood.
The apartment complex is awful. From poor management to disgusting living conditions, I don't even know where to begin. I wouldn't recommend these apartments to even my worst enemy.
The apartment grounds were always a mess. My building in particular had a large amount of exterior damages due to children that are allowed to run around destroying things. Several complaints made to office, no resolution. My apartment was broken in to and it took 10 months to get the lock and door fixed, no compensation. There was a huge infestation of fleas in their back area and because of this my apartment became infested. When I moved out they took my deposit and charged me hundreds in "damages" which they would not let me dispute. Terrible management that was always rude and took forever to get a response from.
Horrible Experience - 2 Years TOO Long!
If you’re looking for a quiet place with reasonable rent and good communication from your leasing office (or rather ANY communication), this is NOT the place you want to be! It was 2 very long excruciating years! Between the noisy neighbors, dogs barking for hours at a time, multiple car break-ins, calling over and OVER again to the office to get at least one person to answer (9 times out of 10 NO ONE would answer the phone), and the list goes on… It was the worst experience I’ve ever had!! We got transferred after 8 months of complaining about our upstairs neighbors who kept waking us up in the middle of the night (anywhere between 12am and 3am), and we had wonderful, quiet neighbors where we were transferred. Then 6 months in, we got all new neighbors who were just horrible to us. I cannot tell you the amount of the nights we got woken up by late night parties, loud music you could hear through the walls and would shake the pictures that were hung, and drunken tenants who loved yelling in the parking lots. They only have 1 trash compactor, so if you live way in the back, it’s a bit of a distance to walk. Incorporated in your rent is a $25 fee for trash pickup and you don’t get much for it. You have to bag your pizza boxes, and can only have your trashcan out in front of your apartment between certain hours. If you don't bring them back in on time, they charge you. If you just lay your trash bags out without the trashcan, they charge you. Then you have to put that same trashcan that’s been sitting outside, probably in the heat, and sometimes your neighbors put crap in it, and place it back into your apartment. The speed bumps are pointless and the parking passes are ridiculous! I could go on and on, but I think you get the point. Just know you’ll have to fight for your deposit. Absolutely the WORST experience in apartment living I've ever had!
