The historic neighborhood of Kenwood is on the shore of Lake Michigan in Chicago’s South Side. The area was once a refuge for Chicago’s elite trying to escape the bustle of downtown. They built enormous homes on Lake Michigan’s shoreline that are now gorgeous, historic landmarks. Landmarks and architecture, historic streets, and a continuously growing commercial district defines this Chicago neighborhood. The Powhatan Apartments and the Chicago Beach Hotel (now Regents Park) are recognized by the National Register of Historic Places in Kenwood.
Kenwood offers parks and open green space, lake views, paved trails, great restaurants, public transportation, and nearby amenities. Houston Park, Kenwood Park, and many others are open to the public year-round. The Hyde Park Art Center is a community spot with major exhibitions showcasing local artists and must-see events throughout the year.

Property Ratings at Regents Park
We have had an intermittent leak in our apartment for a month with streaks of water running down the wall, paint peeling, water spots growing, etc. WE HAVE BEEN TOLD BY MAINTENANCE THAT 100+ UNITS ARE HAVING THE SAME TYPE OF LEAK. The process to get this fixed (it is STILL not fixed) has been terrible, and it seems set up to run us in circles while the problem gets worse. It took 5+ visits from repairmen before the issue was escalated and communication with management is nearly nonexistent. We cannot contact management directly and despite telling us they will keep us updated they do not. We have sent a handful of emails to management over the last month to ask for status updates and every one of them has been unanswered. After a month of dealing with this, yesterday a specialized contractor came to cut a hole in our wall and make the "fix", with the plan being to let it dry over the weekend then patch and paint Monday. The leak started again within a few hours, but we cannot contact the higher-ups to tell them the problem is not solved and to not send the painter Monday. Instead, we have to contact the general office, who send lower-level repairmen that, though they are nice and try to be helpful, don't have the tools/expertise to do much, and we have to wait until Monday to go to the building manager's office in-person. His hours are 9am-4pm, so we have to do it during the workday. I expect that Regents will reply to this review with appropriate customer-service-speak to communicate how much they care, but fundamentally they appear to be unwilling to invest the resources to fix a problem affecting 100 units... but they have no problem increasing our rent. We regret that we re-upped our lease a couple weeks before the leak started.
Property Manager at Regents Park, Responded To This Review
We regret to hear about the ongoing issue with the leak in your apartment and are working diligently with our maintenance team to resolve this for you ASAP. Your property manager, Ibrahima mentioned he reached out to you earlier this week with next steps and planned solutions as well as his direct line should you have any further questions. We understand how frustrating this situation must be and we appreciate your patience as we work to fix this issue.
As much as I like the view in my apartment as well as the convenience that Regents Park provides, it is diminished by their lack complete care/ hospitality. There are issues in this building with theft and instead of help residents recover stolen item they instead gaslight them. They claim to have a fuctional security system but can not produce any documentation and claim that they did not see anything but can show you what they saw. They take forever to fix issues in the building and continually fault on policies they put in place to make this place safer.
RP is the WORST apartment by all means. Yes it did smells like weed in the summer, and the staff are RUDE. Even if I live at a rather lower floor, the elevator is a problem and wastes my time in waiting daily. The mail room is the ABSOLUTE worst and lost my 50-dollar package without compensating a cent. Refusing to recheck, refusing to negotiate. I recommend any human who wants satisfactory housing and who wants to be respected stay away from RP at all costs. (STOP deleting real reviews from residents- this is what you get when you provide no service but only nuisance to the residents.)
1. The entire place smells like weed. ALL the time. The smell enters my apartment daily. Regents does nothing. 2. The elevators are constantly broken. About once a week I either walk down 18 floors or wait 15 minutes to get downstairs. It never gets better. People get trapped on the elevators regularly. 3. Worst price in Hyde Park. They will inexplicably raise your rent every year on top of it. DO NOT live here.
I'm betting all these other reviews are written by Mac Properties themselves. I've lived here for four years and the last year here has been totally horrible. We've had terrible elevator problems. Today we have only one working elevator for 37 floors and you have to push the doors open and closed. The down button is not working on many floors so everyone is trying to ride ONE ELEVATOR up to go down. No one called the freight (which requires a worker to move) for more than two hours. There were around fifty people waiting for the elevators at non-peek times. It doesn't stop level on the floors so handicapped people can't even ride it without having someone else with them. To compensate due the constant issuea, instead of reducing rent like they should, they made laundry free for the month. So of course everyone and their dog is inviting their friends to do laundry. All the machines are taken even in the middle of the day, and when I went yesterday only half of the washers and dryers were even working. I would absolutely recommend people to choose another building in HP if you're looking here. I would also highly recommend NOT using any Mac Properties. They have been terrible to deal with and don't seem to care about resident satisfaction.
The most luxurious apartment ever we are on the 32ND floor we have beautiful view of the lakefront our bedrooms are a nice size we have a modern kitchen we have a nice modern shower made like a spa, shower a nice healthy living room and a separate dining area ...I love my apartment so much I miss it so when I am gone to work.
The most beautiful apartment complex in a of Hyde park. We have everything convenient to us its secure which is most important since we are women roomates. The apartment itself is lovely two big bedrooms a lovely kitchen and a modest living room we could not ask for more. Hyde park apartmentso have always been rated the best in Chicago and my building at 50th and lakeshore drive is very luxurious and it's by the beautiful lakefront.
These apartments are good for the price and come with great amenities within the building including pool, hot tub, restaurant/grill on the first floor and a market on the basement floor. The location is not idea but it is just a short walk away from the lake which is very convenient.
We love our high rise apartment in Chicago. It offers great views, restaurant, swimming pool, 24 hour doorman, washing facilities, computer lab, and party rental room. Glad we choose this location! This neighborhood we can walk to all the stores, restaurants, retail, and new things to come.
The building is generally well-maintained and has nice amenities in comparison to many other places in the neighborhood. Maintenance requests are responded timely.
