Rising out of the prairies and cornfields of the heartland, Omaha serves as a cultural wellspring and economic powerhouse for the region. Downtown has seen a lot of development in recent years, and now serves up a huge selection of trendy shopping, dining, and entertainment, particularly around the Old Market; the Blackstone neighborhood has also emerged as a new hotspot for adventurous restauranteurs and hip nightlife. The robust live music scene in Omaha is one of the city’s worst-kept secrets, with national publications singing the praises of popular venues like the Waiting Room and the annual Maha Music Festival at Stinson Park.
Omaha is serious about college sports – the University of Nebraska’s Cornhuskers are hometown heroes, and the city is the longtime home to the College World Series every summer.

Property Ratings at Regency Lakeside Apartment Homes
I lived in the Regency Lakeside Apts for over three years and planned to live out my retirement years there. I absolutely loved living there. Unfortunately this turned out to be the most horrific living experience of my 80 plus year life. In August of 2024 I witnessed a filthy dirty disease infested mouse run across the floor of my living room. That was the first of over one dozen to follow in the next seven months. I immediately contacted management to help in catching this rodent and preventing others from entering my apt. Long story short..management gave me every excuse imaginable why I had this infestation rather than doing everything they possibly could to resolve this situation. The mice continued to be present over the next seven months and since nothing was resolved, I knew I had to make the difficult decision to move out of this apt I loved. This situation was extremely devastating to me, not only having to leave my apt but the lack of care and concern from the office staff for my health and safety, and all the fees I incurred for moving out, made it obvious to me that I was not a valued tenant. I felt like this community had become my home, I was proud to be there and saddened to be so quickly dismissed.

We love our spacious apartment with a great view of the lake. Duck, geese and Blue Herons are so much fun to watch. People complain about goose doodoo however... this is a LAKESIDE apartment complex. Management and maintenance are professional and top notch. Husband and I are elderly and we don't see ourselves ever moving away from here.

We are delighted to hear that you are enjoying your spacious apartment and the beautiful views of our lake! Thank you for your kind words about our team.
I have lived here for nearly 2 years, left for an apartment cheaper in omaha and ended up moving back into a different unit. Absolutely love it! There will always be common complaints like noise or maintenance but overall I loved calling regency home! The geese do become territorial during the year but it is still nice to get out and walk around the large property, especially with the dog parks. It seems like the fitness center has been under construction for several years which is disappointing. Maintenance living on site is very friendly and timely! Very surprised by other reviews as all concerns I brought to management were fixed within 24 hours! Salt is available in the front when the weather gets bad, Cox is included which helps justify the price. I personally had a renovated unit and loved it! You will always find a bad apple or two living in an apartment but overall 5 star review from me.

Thank you for sharing your 5-star review of our community! We are glad to have you back at Regency! We appreciate your support and look forward to serving you in the future.
Mold. Water from the neighbors pipes, backing up into our sink. Geese poop everywhere. The community mail warehouse collects online shopping for months! Overpriced for a moldy motel 6.

I don’t understand how this property has 5 stars when every review left 3 or less. I gave it one star because I can’t comment on what living here is actually like. I have not rented from this place but I have visited and I was beyond disappointed. I expected so much more from a complex in the Regency area. Nothing about this place was appealing to me. The hallways smell terrible. One building smelled like stale cigarettes from 30 years ago and the other reeked of unclean animals. Yes it was that bad. I wanted to hold my breath the whole time. The white bathroom floors were so visibly dirty that they were almost grey. There was water in the toilet that looked weeks old and when I flushed it, there was a nasty rust color left behind in the bowl. The appliances are in desperate need of updates. The patio screen door was broken off and just placed on the side. Looking at other reviews, I’m sure this are are just the visible problems. I hope those weren’t truly the model units and if they are, I can’t imagine what the occupied ones are like. I'm glad it was a self guided tour because I was so uncomfortable that I ran out of there as fast as I could. Regency Lakeside needs to step their game up. No one should live in apartments that never get cleaned.
Do not even bother considering these apartments. They are old, outdated, and way overpriced. I was constantly seeing mold in the laundry area.

Thank you for your review and I apologize about the concerns with the water. We are working hard to replace old pipes and appreciated your patience as we make the appropriate upgrades.
My mother has lived here 3 years. The front security entrance has NEVER worked, she had to purchase her own microwave which they installed and everytime it's used, it blows a fuse. I've called every 2 weeks since October and NOTHING has been fixed. The halls are dirty and smell. Would not recommend.

My dad moved here & I am so disappointed. He loves the lake, but seeing dead fish floating all over isn't appealing at all to me. The geese are terrible with their droppings everywhere. They chase people & hiss at them. They advertise that you can walk around the lake, but you can't. The path doesn't go all the way around. The hallways aren't air conditioned and are stifling on hot days. I'm not sure what the winter will be. He has mice, which we had to get rid of on our own because they couldn't. The pool by his apt would be locked and the front office staff didn't care when we told them. Didn't apologize & fix the problem; said "there are 2 other pools" and "it's not an emergency" other than "I'm sorry, we'll open it." The bathrooms in the pool area are disgusting. There are no trash cans, so there is nowhere to put used diapers or sanitary supplies, which are just sitting in there. Everyone we met said the office staff is rude & not helpful. The pool is NOT heated as advertised. It is freezing! My dad's lease said the pool was open on Labor Day and we went to swim w/ him and it was closed. The water drained out!! My dad will stay because he is 75 & doesn't want to move again.

Thank you for your reviews on google, yelp, facebook and now apartments.com on behalf of your father. We have spoken to him about your concerns. Unfortunately because you are not on the lease we can not share information directly with you. We are and will remain in contact with your father. thank you
Out-dated apartments. No microwaves, no ceiling fans, no ice makers. In spite of what the web site says. Manager Nicole is extremely rude and unprofessional. Maintenance is a joke. A/C's in hallway/common areas do not work. Mold everywhere. The pool area's are a "free for all" with out any supervision by management to enforce the rules. No locked gates, so everyone in Omaha goes swimming. Just horrible and nasty situation. Very disappointing.

This place used be a gem in the city, but current management doesn't keep it up the way it should be. There are great things about this place, I wish I could give it a better review.
