Property Ratings at Randolph Perimeter
I recently moved into Randolph Perimeter and my experience has been disappointing. The renovated unit I was assigned lacked the balcony I was promised. When I raised this, I was offered an unrenovated unit, but it was in poor condition. I stayed in the renovated unit, but it was filthy—with roach droppings in the pantry, dirty floors, grimy light switches, and a strong smoke odor. The A/C was broken on arrival and wasn’t fixed for two days. The filter was dirty and only replaced then; a part was left behind. All vents are rusted, dusty, and painted over—I was told they’d be replaced, but they haven’t. The thermostat is outdated, and I’ve had no hot water due to inactive gas pilots. There are signs of water damage or mold on the ceiling. My request to remove the washer/dryer was ignored, and I had to give mine away. Communication with the office is poor, and maintenance follow-through is lacking. The only positive has been the valet trash service.

The community is good with all facilities like playing courts, gym and playgrounds suitable for kids and good neighborhoods. The staff should be improved better in their communication specially for new entries in usa.

Nice amenities and friendly staff! They are quick to respond to inquiries. The property is reasonably maintained and the neighborhood is quiet. There is also easy access to public transit and highways.

My move in experience was "OK" it was hard communicating with the community, the unit i was suppose to move is was flooded so at the last minute my unit , floor and building changed,Everything worked out in Gods favor because im in love with my new unit , SHOUT OUT TO MS.LISA however everything else was exceptional.

We are being Charged additional but the services are not being improved ..!! 1.Internet outside we get for 30$ to 40$ but the community is charging 60$. 2.Utitiles charges have been increased but the service has not been changed much.

Just moved to this apartments. It is an easy process from dropping application to getting an apartment and staff was also nice and respond for any questions. The area is beautiful and peaceful surrounded by greenery.

Today I had guests on my home. Called the leasing office and they called maintenance right away. I have to be honest I was shocked and happy. Eduardo swooped in with his knowledge and fixed our AC right away, going the extra mile to make sure we were happy. When I first moved into the apartment, the service left a lot to be desired. Maintenance requests were slow to be handled, and it often felt like management wasn’t responsive to concerns. However, I’m happy to say that things have improved significantly over time. The staff has become much more attentive and quick to respond to any issues that come up. Maintenance now usually arrives within a day, and they’re courteous and professional. The leasing office has also become more organized and easier to communicate with. I’ve seen real efforts to make the property more comfortable and well-maintained, which I appreciate. While the start was a bit rocky, the improvements over the past few months have made a big difference. I now feel more confident recommending this apartment to others looking for a reliable and responsive place to live.

Very happy with my apartment despite the few flaws I had upon move in, luckily friendly and consistent staff has solved all of said flaws. Since I've moved in, I've seen nothing but improvements being made to the property including landscaping, new package and laundry rooms, and repaving the entire complex. Absolutely love the walking trail and have had zero problems with noise or neighbors. Moving to Randolph Perimeter has been such a blessing for me.

I would like to share my experience with the maintenance team. For example, whenever I reach a ticket, they respond after an average of a month. That response time is not appropriate especially when dealing with urgent matters. In addition to this, there have been multiple occasions when the water supply has been turned off without notice. It is also unbelievable that it would be turned off at any given time without regard to whether there is some plan that is water dependent. I do not know whether the management is pursuing ways to get these problems fixed, but at this point I would not suggest this place to anyone who is looking for prompt maintenance replies and other basic services.

Location is great, maintenance request takes lot of time to fulfill. Prices are too high and they do not reduce price as per market but will quickly increase if market price increases.

the entry gate never works. it is always broken and that creates a safety issue. they can figure out a different mechanism if the sliding mechanism keeps breaking down. the gym looks great. need to make sure the equipment is maintained. need to prevent people from abusing the gym equipment. people should not be playing cricket in the tennis area and the tennis courts should be meant for tennis only. they can create a tennis court reservation system for max 2 hours daily.

Great society to live with lot of amenities. There is lot of greenery and cleanliness. Its near to marta station where we can go to marta by the back gate directly.

The folks upfront and the maintenance support has been really good. My urgent repair was looked into the same day with a temporary fix and then after 2 days with a permanent fix.

I wish this community was more clean and maintained properly. And a welcoming attitude by leasing office stuffs. Many times leasing office stuffs did not solve my problem even after committing they will do so.

I have seen significant improvements in last 2-3 months which the new management brought in. The neighboring apartments were very noisy and was disturbing, but I could see that steps taken to clear our and those elements and we have a peaceful neighbors. Lots of other security related improvement is being attempted but need to do more.

Very quiet and clean grounds. Apartment is very spacious and plenty of closet space. Been here 2 months and no complaints. Neighbors are nice too.

I have lived in the complex for over 2.5 yrs. And am in my current apartment 1.5yrs. Of the three leasing companies that have held ownership this one by far is the best. They are showing more communication to the residents along with also working to improve the amenities for the complex. There is still a way to go and I would like to see more improvements to the individual apartments as I still am waiting for certain things to be fixed for mine.

Maintenance is not good . Cooktop is not working for weeks, raised a request but no one came to address it . Another example - they took around 3 weeks to fix the light.

The rats and roaches are out of control. High turn around managment teams. Create dog fenced in areas. Theres places for at least 3. They dont have to be big. Put lighting in walkway to marta station. Solar lighta are a joke. They are always breaking. Have after school games/homework help for lache kids. Have a true business center. Have dedicated space for people/kids to play on grass (no pets allowed). There is room for alot of improvements. Just have to reamagin

Mouse and roaches keep the community lively. The new Management doesn’t help out in solving the root cause of the entry. Pest control just lay traps and bait for the mouse. Seen mostly in thr ground floor appartment.

I have lived at the property for about a year and things have improved significantly since the new owners took and changed management in September. Now they are actually doing work orders and pest control has improved. I'm also excited for the new updates to the pools and the outdoor spaces.

Zero maintenance support even for emergency requests like Fire Alarm issues, sparking in kitchen gas stoves or kitchen garbage disposal not working. Very High Water bill reaching $300 per month when average water bill in Georgia is $45.

Since the day I moved in I've had consistent problems living here that seem to only get worse. The light outside of my front door was broken the day I moved in and I had to wait almost 2 weeks to get it fixed even though it was a safety concern. In order to get someone to come fix a maintenance problem you have to constantly call and the leasing office staff will tell you they're sending someone that day and someone won't come for days later. I have also had a rat infestation in my apartment for almost 2 weeks now and they have yet to send someone to come actually fix the problem. It is a health hazard and a serious issue that they have yet to fix in a timely manner. They don't pick up your trash for days, even though we are charged a monthly valet trash fee. When they do take the trash they either leave it in front of the building or its overflowing at the dumpster. The hallways and porches are also filled with roaches at night. My mailbox has also been left wide open on multiple instances. Overall the communication between residents and the leasing office/ maintenance staff is the worst issue. I have to call multiple times a day to either get someone to pick up the phone or to address maintenance issues. They either tell you they'll give someone a message, call you back, or send someone when none of those things ever happen. Once you sign your lease here they truly do not care about you as a resident.
Worst Apartment I have never lived. - We had issues due to Roaches but never got fixed even after pest control measures - Community Gates were always open and we had couple of theft happening. The car tyres were stolen. - We used to maintainance issues very regularly with AC not working and was never fixed in time. - After leaving they charged us for bed bug issues which was never there. When we requested for evidence, they were not able to show it. And the bill shows that the amount is for our unit and 3 others. But they have charged all on us. - We have also referred couple of our friends in the apartment and never got a referral. Once you sign the lease and after you vacate at any cost you will be charged up with different ammenties even though you maintain good. Because they want to charge from us at any cost for whatever reason. I will not recommend this apartment and be cautious if you are planning to rent an apartment here. I felt bad for referring some of my friends here initially
Please do not move there I drove 10 hours to come to a smelly dirty one bedroom apartment there were roaches inside the stove holes in the ceilings roaches coming out of the sockets and ceiling fans dirty torn down cabinets the tub was dirty peeling hair was clogged inside the tub I can go on and on please do not stay there I have photos and videos for proof WORST NIGHTMARE EVER! i left and broke my least promises were not kept by the office.

I have read a host of reviews on Avia at North Springs that states the complex & management are horrible. I’ve been a resident for 2years. However that has not been my experience nor the other residents in my building. Avis Bowen is one of the best professional, Curious, and caring associates w/in the Management Office. She is always readily available to chat regarding any of my concerns. Avis and her team has been more than helpful w/working tenants during hard while in Covid-19. Avis is a person I’m always able to count on as a resident of Avia at North Springs. I do believe she goes above and beyond her position. Not just her but the entire Front Office team are amazing. Any employer should value those types of associates. Build a positive relationship with the management team at Avia at North Springs and you will understand my review. Thanks, JGrant

By far the worst apartment experience ever. Went my entire lease with my service request never being being fulfilled. Literally called the day before my lease was up to get into my apartment to fix my tub after 8 months of one no show attempt in November. This place has a major roach problem due to valet trash not being picked up some days and other residents leaving their trash out on none pick up days. Sofas and mattresses always left outside the trash compactor. Found rats on my patio, a lizard in my living room roaches everywhere.

We have repeatedly requested the lights around the apartment community to be fixed. We had to request GA Power to come out even though the apartment community said they would and had for months. They came out within 5 days of our request. The lights the community is in charge of haven't been fixed even though we have requested for a full year. There are even flashing lights which is so dangerous as my husband has epilepsy. This is a danger to the community. Truly disappointed these haven't been fized. This could be a reason why our mailboxes in the outdoor mail center have been broken into a minimum of 6 times during our year here. Will update if fixed. We moved here a year ago. The staff in the office are sweet, but that doesn't make up for the emails upon emails and in person conversations had that had lead to nothing being done. Thankfully, there is a new manager that joined earlier in the year than when we first moved iI. When we first moved in, we had such a terrible bug problem to find out there were German cockroaches in our stove. Yes, you read that right. It took 75 days of Orkin coming out, maintenance coming out, and consistent emails to get a new stove. We have started to see more bugs with our new neighbors so hopefully this will be put to a stop soon. They will put out 8-10 trash bags every other week. Please note, trash comes Sunday to Thursday every week with some holidays off. The trash service the company uses can be forgetful. We have had to be on top of them before which was difficult as they mainly blamed the apartment community. There is a lot more but hopefully the lights around the community get fixed. Would love to feel safer in this gated community.
