Railway Flats is a truly beautiful community. The landscaping is meticulously maintained, creating a serene and welcoming environment. The pet-friendly atmosphere has been especially refreshing—residents are respectful, with pets leashed and common courtesies consistently observed. The maintenance team is proactive and attentive, regularly cleaning the grills, managing waste, and keeping the grounds in excellent condition. Despite the area's population density, the complex remains relatively quiet. It is also well-lit and feels safe for evening walks.

Railway Flats is an excellent place to live! It's close to a lot of what Loveland has to offer, the apartments are beautiful, and the amenities are fantastic. We especially love the dog park and the hot tub. The staff are friendly and helpful; I'm currently in the process of moving in with my boyfriend, and making the move from a studio to a two bedroom has been smooth and stress-free. Marlene and Krista went out of their way to help me understand the process, and it reaffirmed our choice to stay with the community.

Railway Flats is an amazing place to live. The staff is very professional, kind, welcoming and helpful. The amenities are top-tier and the gym is very nice. This property takes advantage of their customers by charging various fees every month. These fees aren’t clear to the customer prior to moving in. Please expect at least 100-200$ extra per month on your monthly bill from the complex, not including utilities that you pay separately. The customer service is terrible from the workers in the office. They never answer questions correctly and they blame it on “ new management”. Please save your money and time.

When we were looking for a place to move from Wisconsin, we looked at many different places in both Loveland and Fort Collins. RAILWAY FLATS was by far the best fit for us. We have loved living here the last two years. All of the staff from Management to Leasing to Maintenance has been FANTASTIC!!!!!

Where I overall had a great experience living at Railway Flats, the ridiculous move-out charges has left a horrible taste in my mouth about this complex and therefore this review. I paid a $400 deposit, plus a $100 pet deposit AND a $450 non-refundable additional fee because I had animals. While I wasn't expecting to receive my full $500 back, they want to take $350 for carpet replacement for a few stains that I know are not pet urine. That seems extreme to me as that should constitute normal wear and tear for their "pet-friendly" community. I know for a fact they have the carpets professionally cleaned and no doubt that would resolve the staining (even if it was urine). I couldn’t find anywhere in the lease that specifies what that money goes towards. So I suppose it’s just another example of apartment complexes nickel and diming their residents. I lived there for a little over two years and had very little issues while there. I was an early resident moving in. For a brand new apartment, however, there were large cracks in the walls and on the cabinets in the unit, some of the flooring was poorly cut near the baseboards, and I had a bedroom door that wouldn't latch. All of these I eventually just lived with because they didn't make the place inhabitable by any means. The staff seemed friendly and would get back to me quickly. Though there was a lot of staff turnover, which doesn’t really say good things about McWhinney (who operates Railway Flats), in my opinion. There were only two bigger issues that later arose: parking and irresponsible pet owners. As the units filled up, parking became a very apparent problem. I decided to get a garage so I wouldn't have to deal with that. The garages are overpriced and they even increased the price without providing any notice. So while dealing with a parking issue, you’d think they would lower garage prices to help alleviate the issue. People not picking up after their dogs also became a big issue. At times, I couldn't go 5 steps without seeing dog poop. Even though they say residents need to register their dogs with PooPrints and pay fines for not cleaning up after them, I don't think they actually enforce it because the problem never went away. The dog waste receptacles would also go days without being properly emptied and therefore would frequently overflow which became frustrating. So at the end of the day, I cannot recommend living here and would advise anyone with pets to look elsewhere.

If you are looking for a apartment that is built cheaply and way over priced this is the spot for you! With little to no sound deadening between apartments and garages shaking the floor when opening and cars starting; it’s as if you don’t even need an alarm to wake up! The lack of parking to the point where residents have to leave their cars in the field next to the complex is a great look too. Over the months that my family has lived here we’ve found that although railway flats looks nice on the outside, the management team seems to lack integrity and respect for their tenants. We have light switches that go to a light fixture that they refuse to install and claim it makes our rent “cheaper”. You also are not aloud to touch you water heater witch is insane since you are the one that pays for it. Overall as you can tell this place just has so much to offer! 0-10 would not recommend.

Recently moved in and have had a great experience all around. I’ve dealt mostly with Karli in the leasing office and she’s been amazing. Quick to respond to my email questions and extremely helpful in making sure I had all the paperwork I needed for move in. The apartment is gorgeous, I can’t wait to cook in the kitchen! And it’s a pet friendly complex which was a “must have” on my list. I feel so lucky to have found this place. It feels like home already.
