They overcharge you for everything. The property is not clean. The residents don’t care and leave garbage everywhere. Complex makes no effort to keep it clean. Tub stoppers broken. You have to pay for garbage pickup but nobody ever picks it up. You can definitely find better!

Great management! While driving around looking for a new place, I noticed this place. The leasing associate dropped what he was doing and showed me a one bedroom that has all my requirements and fits my budget. The community is close to many restaurants and short drive to downtown New Port Richey. The property looks clean and well cared for. I think I'll be calling them soon before someone else takes all the apartments.

The office staff, maintenance, and neighbors are so great. Maintenance is fantastic. They respond quickly to any service request you have, and are very friendly. The office staff answers any questions you have and are willing to work with you if you have an issue. The complex is well kept and taken care of. The units are clean and homey. We’ve been here for a year & just renewed our lease. We love it here!

We moved in 2 weeks ago and the staff has been great through the leasing process. The apartment is on the first floor and has an handicapped parking space for our dad which is nice. The apartment has some signs of wear and tear but overall it is ok.

We moved in January 21, 2023. We rented from Texas based on reviews and pictures. Very dissapointed. Front door is disgusting with peeling paint and dirty, breezeway looks like wet garbage was drug through it. Patio is disgusting even after being pressure washed. A/C ducts had to be cleaned and still smell like stale cigarette smoke. Bathtub is a shame, can't be used as a tub, no plug, faucets are loose. No kitchen pantry, storage very limited. Promised they would clean doors/breezeways starting end of January, not happening. Promised to resurface tub at our convenience. Not impressed. Maintenance team amazing. Beware.

A very quiet and well maintained property. A place to call home and enjoy everything here.
Excellent Space for excellent price point. It's almost as if our apartment has a do not disturb sign on it it's so silent and I'm never bothered by anything. Gorgeous view of the pond excellent for sunset viewing. Amazing amenities for the price point. The only thing that I'm bothered by is that we don't get the option of whether or not to pay for the valet trash services. Aside from that I would 100% recommend this place to any friends or coworkers as a place to live.
Its been now 14 years since Ive lived in Summer trace Apartments staff at the office is always so friendly and willing to help you maintenance gets their job done in a timely matter and theyre also very friendly and kind.

Have been a resident at Summer Trace Apartments for approximately nine (9) years. From the first day I took residency had the feeling of "home". My apartment is located facing a lake where I have the pleasure of watching the baby ducks learn to swim, young people fishing and the serene setting promotes a peaceful atmosphere. Office staff is friendly and helpful; maintenance provides fast, thorough and courteous service. The grounds are well managed. The valet trash and automatic rental payment service is a bonus, especially for senior residents. The pool is sparkling and the patio area is very inviting projecting a relaxing atmosphere. To sum up homey, safe place to live, convenient to shopping churches and medical care.
I have lived at Summer trace Apartments for 14 years now cant tell you how much I love living here everybody is always so friendly and helpful from management to the maintenance people.
I am currently in the process of renewing my lease for the ninth (9th) year. Enjoy the view from my living room patio door and window ( the lake, so clear you can see the reflection of houses in the water, the baby ducks learning to swim, kids with fishing poles ) A very relaxing way to spend the morning seeing the quiet beauty . The grounds are always well maintained, the complex is peaceful, quiet, the breezeways very well lit as is the parking lot, laundry room and mail rooom area . The Management staff is friendly, helpful and courteous; Maintenance personnel highly skilled, knowledgeable and professional. All in all it is a relatively safe, comfortable and peaceful "home".
Promenade at Summer Trace is a great place to live. The office and maintenance staff are friendly, efficient and professional. Among the office staff, I have had the most contact with Andrew, who is an absolute star; he always greets you with a smile, and is always ready to help. Maintenance issues (of which there have been very few) are handled quickly and professionally, with a follow-up communication from Andrew and informative updates in the residents' portal on the website. Seriously, I cannot fault Summer Trace!
Have been a resident for over seven (7) years, during this time period have had some maintenance and other issues (packages left in error by delivery service) a text message to management has been responded to within a short period, repairs were made correctly, with professionalism and courtesy. Other issues were also handled by competent, knowledgeable management staff. The property is well maintained, lighting of the walkways and parking lot as well as valet trash service and available emergency maintenance service is very comforting especially for elderly tenants.
All I can say about Summer trace Apartments is that I love living here its beautiful clean staff is always friendly and willing to help.

Love living here. Management and maintenance people are great. They are all very helpful and nice to deal with. Everyone makes me feel like Im not only a resident but a valuable resident.
This is a lovely place to live. The grounds are kept up. The common areas are always kept clean. I like having a pool and a gym. The office staff is very friendly as well as the maintenance folks. my service requests have always been resolved within 24 hours.
Andrew was wonderful and helpful. He really makes you feel like you are worth being here. The apartment complex is beautiful with the two ponds and bridge. The view from our apartment is great.

Have been a resident of Summer Trace for eight(8) years, I continue to enjoy my home as much now as when I first moved here. Watching the duck including ducklings learning to swim in the lake, the quiet, peaceful and well maintained grounds and especially the cordial helpful and knowledgeable staff from the management to maintenance .
The staff are super friendly and made it very easy to pick out an apartment that suited my needs. Move in was also very smooth and convenient for me. Its quiet enough to live with privacy but also community enough that if you wanted to be involved you could be as well.

Went in on 8/25/18, a Saturday afternoon, I was inquiring about a 2 bedroom for myself and 9 year old son. The lady in the office was absolutely RUDE!!!! I was trying to ask questions about the apartments availability she acted annoyed I even had questions. I hope her boss reads this that is why I included the date , customer service is an absolute 0, I work in healthcare marketing. Customer service is always too priority. I wouldnt live here if they said rent was free!!! Bad Bad Bad!! Move on to another complex people, don't waste your time or money!! I had to put a 1 star because no star is not an option!!
We haven't lived here very long and we already want to leave. When we moved in our apartment had mold called to get it taken care of and told them I wanted to be home and didn't want anyone inside without me here I was given a time frame, they didn't show when I left to go to the store that's when they showed. I wanted to be home to ensure they took care of it properly, which I believe they did not as I can still see the mold. Also, when we moved in the apartment was EXTREMELY dirty. The pool looks clean from afar but once you enter it you can see it's not cleaned properly. Lawn service comes what seems like once a month, the grass gets so over grown.. Our carpet is so old it's completely flat and very hard to vacuum and get everything out.. I have spent hours cleaning the apartment that's just over 900 sqft and feels like I've done nothing.. I would definitely NOT recommend these apartments for anyone.. Also, when you call hey never answer the phones if I ever need maintenance to come out I always have to walk up to the office, which is inconvenient. We have a serious ant and roach problem (despite me cleaning every single day) that “pest control” can’t ever seem to do anything about.
My boyfriend and our daughter moved here a year and a half ago. It seemed like it was quiet and it was the only place we could afford. We are still here due to money, not to mention we have another little one on the way! It is quiet and we like that. The apartments are outdated and old, nothing new about the inside or out at all. The office staff is rude and they don't help you or cooperate with very much. I will say the property manager has made up for the others. Maintenance tries their best but the problem is never actually fixed. We want to move when our lease is up but we can't afford move in costs with the baby due within a month of that. So we will probably stay for one more year and just deal with it as we have this whole time. A nice thing is that they have a beautiful pond with ducks and fishing accessibility that we use often. Nice to walk around and see the baby ducks :)

I have so many great things to say about my apartment. It's a nice, peaceful complex. The units themselves are very nice (LOVE the floors) and very spacious. I don't feel like I'm in an apartment half the time. The grounds are very well kept and the pool area is great for grilling and entertaining. The price is very good . The staff is so awesome. I have been to many complexes where the front office staff seems miserable. Not at Sonoran. Every one of them is very kind and genuinely seem to care about the residents I'm very happy with where I live
The location and the facility is very nice. From the minute we came to look at an apartment to the day we moved in. It is a very quite area as well. It is so friendly the ducks here welcomed us to our new home.
This community is very well up-kept. I've been here since October 2014. The staff in the office was very helpful and always helped with any problems we had. The prices they charge for rent are a little on the high side, they should be a little bit lower to compete with Carlton Arms Of Magnolia Valley, which offers the same amenities and more! The kitchens are still being redone but are outdated and appliances are not matched up. (My OCD comes out a lot with these things) lol. All in all, if you need a moderately priced place to live with many things to offer this is a great place but if you want something a little more modern, you might want to take business somewhere else.
