It was a nice experience , the area of aventura is amazing with great restaurants and too many stores for shopping and promenade is a great community.

Promenade is a great community but the maintenance of the common areas are not great ,always autumn season is full of leaves and nobody pick them up never.

Is a very clean good service excellent maintenance very quiet and secured community I feel safe very centric to business around close to the best main mall in Miami

I love living here! It is so clean and so many dogs in the neighborhood! Moving in was super easy and I am so exciting to live here for a year!

We have been here for 3 years. We plan on staying as long as the rent does not increase or increase much. The amenities are very good, the staff is cooperative and our apartment is very nice.

the area of ??residence is just great, there is a problem with dogs whose owners do not clean up after them. there is also a problem with eliminating problems with the operation of the house. but in general a very good community and service staff

I love it here so far! I feel very safe and it’s very cute- my boyfriend and I love it - only thing I would say is maybe do different functions - at the pool with music and dancing

Everything is great! Girls in the office are super nice and maintenance crew are always helpful. The community is always clean and love that kids can play without any worries

Nice location and community. The only downside are the maintenance ongoing problems that are never resolve. They close the request without fixing the root of the main issue.

I've been here for 10 years. I've seen a lot of changes and a lot of improvement. I enjoy my experience living here. Otherwise I wouldn't have been here for 10 years. Great staff great community.

The community and the staff are great. The amenities and reward programs for the residents makes for a great added bonus. The neighborhood is walkable, near great restaurants, mall and other attractions.

So far my experience is great! The employees are always helpful and smiling. Work orders get done pretty fast, mostly in the same day. Pretty clean. Didn’t use the gym yet. The pool is clean and neighbors are super respectful

Management is not friendly and borders on hostile. Some maintenance issues get pushed aside due to what I am told is a budget issue. Resident parking in guest spaces not enforced and is part of the lease agreement. Exterior of buildings (visual/painting, etc) not well maintained.

I recently moved into the Promenade at Aventura apartments!! They have really beautiful apartments and the leasing office is really nice!!!!

I love the place and how welcoming everyone is. The townhomes are very comfy and feel like home. It is a very quiet and nice neighborhood. I love it!

I love how well kept everything is. I love the coffee machine. The areas are so well maintained like the pool and the gym. I also love the apartment layout

We are still loving the community. All around one of the best properties we have ever lived on!!! Five stars all around. Oh and our dog loves it as well.

Staff has been wonderful and the community is what I was looking for. The apartment is great and the rewards program for the residents is an added bonus.

I’ve rented apartments for nearly 10 years, and Promenade at Aventura is by far the WORST place that I’ve lived. Our first unit was INFESTED with roaches - we killed over 50 roaches in 2 days. Needless to say, we did not stay in that unit. Due to limited availability, we were stuck with a completely different floor plan and unit location. Since this was a huge costly inconvenience, management offered to waive fees and the security deposit. That was short lived. They added the fees back to our bill, then said we were past due and left a warning notice on our unit. We ended up having to pay it despite it being a complete injustice. This new unit is next to the highway and since the windows are from the 90s, you hear cars 24 hours a day. Speaking of noise, if you have upstairs neighbors, goor luck. You hear every footstep, flush, door close, basically every move your upstairs neighbors make. Don’t move here. There are plenty of better options. We regret our decision daily and are counting the days until we can get out.

After visiting the property numerous times I was finally able to reserve an apartment and what a great decision. What a great area and what a great staff. The maintenance team is always on top of keeping the property clean and the women in the office do a great job with hosting resident events.

This community is amazing. I just moved in and I couldn’t be happier. The girls at the office are incredible, they are very knowledgeable and helpful. The maintenance crew is also very efficient.

Quite & friendly community. N8ce pool and ameneties are well cared for. Management and maintenance staff are super friendly and always responsive.

Great place to live. I have been here for many years and the maintenance crew is unbelievable. I have great neighbors and we all look out for each other. The leasing staff does a great job. Come join our community.

A/c doesn’t cool off, broken window, pain stain on the floor, baseboard missing from under the bathroom cabinet, apartment was dirty, insects on the main door, dryer smells like something is burning

I loved the move in, all was perfect and the hand written note was so thoughtful! The ladies, especially Andrea were very helpful and immensely contributing to my positive experience.

If I can put a Zero Star Rating rather than giving a 1 Star, it will be more appropriate. Please be aware and make the right decision before moving to Promenade Aventura. When we first looked at this place , it seems a bit over priced , but we wanted a safe place for a single woman to live. Management is suppose to do background checks and approve or not the tenants that move in. We had a very bad experience with the neighbors, not only we had to call several times the police ( and also informed the office with emails about what was happening ) but nothing was done. This morning the situation elevated with FBI agents raiding the neighbor’s apartment and towing away their cars at 6am; we don’t even know what really is going on . Once when we travel our garage door was open without my daughter even been there , and we never knew what really happened. Of course after this morning we decided is time to get out of this place , but to top things off they want to charge the two months penalty for breaking the lease. I highly suggest to be aware of this post if you are making the decision and you are living alone as a woman.

We have just moved in but community seems very nice, stuff is very understanding and helpful. Move in process was easy, Megan tried her best to accommodate our moving time, she is amazing!

The location is awesome. The grounds are impeccable. The staff is very attentive. Only drawback is the traffic which is in the fault of this community.

Management help is excellent. Move-in day found some areas of necessary improvement in the apartment. Example ... rusted handles on bathroom drawers. Wobbly toilet bowl and toilet designed for small adults or children... not big guys.

Finding Promenade is the best thing that could have happened to me and my family! Initially we were just looking for a bigger space for our newborn but in Promenade we found so much more! Amazing townhomes, amenities, location is unbeatable, the personnel and administration are the best! Don’t think twice in moving in here!

We have loved our stay here. Great staff and great neighbors. Can’t beat the location either. Close to beach. Great walking trail and views of the golf course.

Everyone seems welcoming and kind, the apt community is kept up well and there hasn’t been any disturbances that have caused me to feel otherwise.

It is a very nice and quiet community. The only thing I have to say is that they should change the gate system since it doesn't seem very safe to me, plus most of the time it is damaged and I see many motorized vehicles entering without permission.

Great leasing and move in experience with Andrea! Had a maintenance issue my first day and night team wasn’t able to solve, however the very next day someone came and solved the issue. So far a great experience at Promenade!

We have lived here for just over 2 years. We have been extremely happy with the facilities and surroundings but the office staff and maintenance teams are what really makes our daily lifes very special here. The response to any minor issues that come up are taken care of quickly and efficiently.We have always felt that the staff members are like friends that we can trust and respect.

great place to stay. Problems in the house are solved quickly, only there is a request to change the music that plays on the pool))). The new barbecue grill is just super!!!
