The Breakers on the Lake

The Breakers Apartments offer easy access to the Ann & Roy Butler trail, where you can jog, bike, paddleboard, and more! These older apartments are charming and cozy, with plenty of large trees to provide shade from the Texas heat. Management, staff and maintenance are courteous and prompt!

I have enjoyed staying at Breakers for the past year. The best part of the apartment is access and proximity to the Lady bird lake and Downtown.. I love taking walks on the trail every evening. Views of the lake and sunrise from my apartment are really good. Community is lively and peaceful and safe. Management staff are approachable and genuine. Service requests are addressed and solved quickly. The homes are slightly old, but I have not experienced any major issues.

My experience in The Breakers on the Lake so far it’s been amazing! I decided to move in here because of the beautiful views! Great location and the wonderful attention and hospitality of the manager leasing! They absolutely love their jobs and I just love it here ??

The community here is very nice and respectful. Anytime we have needed maintenance, they're reliable and quick. The rest is a good price point compared to similar apartment complexes. Free coffee from the office, pool is always clean. Also Paige from the main offices is an absolute gem, crown of the Breakers honestly. You couldn't ask for nicer staff.

The apartments themselves need upgrades. Things are continuously breaking and instead of replacing old appliances and counter tops and bathtubs they just choose cheap ways to fix them. The location is great but they just need to do more upgrades to the actual insides of the apartments not just the outside

Management is fantastic! Buildings are older, but well maintained with mature tree cover. Property is in a great location close to downtown. Pool & fitness room have a great view of the lake.

My husband and I love living at The Breakers. It’s a friendly community. The property is well taken care of. So are the tenants. When theres an issue, it gets taken care of asap The staff here is friendly, courteous and caring. They are dog friendly and my dog loves going to the office for treats and love.

Good place! Staffs are nice perfect location. The apartment is a bit old but it’s affordable and not bad at all. Pool is pretty nice with city view and the laundry room is up to date

Great place to live! Beautiful view and amazing location. Especially if you have a dog because there is direct access to the lady bird lake trail.

Overall love the location and everything is overall a good experience at this price point. I would suggest to a friend to live here. It is a little outdated but I have enjoyed my experience and time here. Paige is the best!

The location is hard to beat. We love hanging out at the pool and being able to see the city skyline. The staff is always very attentive and kind. The apartment community itself is still small enough for it to feel homey inside of a big city.

The breakers is great. You can’t beat being on the pier and being able to walk or bike. The dog park is also an amazing bonus. The location is also wonderful

Dated buildings, but well-maintained with great staff in a convenient neighborhood. The views are great and the boardwalk is accessible from the property.

Love it! Great staff and safe community and perfect location and reasonable rent price! Couldn’t ask for more. Down side is there is only community washer and dryer, but it’s sufficient.

Move in was fast and efficient. The office staff was amazing. Ask for Paige! They made the process super easy and were able to help me when I had issues with my other complex.

The property is gated and always maintained. Access to the Lady Bird Lake trail. Office staff are amazing and friendly (a lot different from other apartment complexes). Maintenance requests are handled very fast I’ve never had any issues here for a year. Great community. Best apartment I’ve lived in.

The location here is top notch for the rates the place is going for! Open one gate and you are right on the Roy Ann Butler hike and bike trail, about 2 miles from downtown! Great stuff.

I feel fortunate to have stumbled upon The Breakers when I was first looking for a place to live in Austin, and now having lived there for almost 2 years. The leasing and management staff (Paige, Ashley and Norma) are friendly, kind and very responsive. The location is fantastic and central to everything, including downtown, hiking trails, and the lake right at their doorstep. The community is social and there’s always a friendly face around. I have made great friends and memories here, watched many beautiful sunrises/sunsets, picked up paddleboarding, and rode bikes along the trail and around town. This place is special and I would recommend to those who like those types of things :)

Great place to live! Awesome pool and nice views. Close by to a ton of different stuff. There’s always something fun to do around here. I recommend it for anyone in their 20s/30s

I have lived here six years and my experience has been amazing. It is a great place to live. Close to the highway and downtown, yet you feel like you are in a quiet community.

I love living here near the water. The management staff are awesome and super friendly. I love going to the pool and being able to go paddle boarding too. Rainy street is only a mile away. You can scooter to any place you want to go

We really love the Breakers on the Lake. The staff here is amazing! From the maintenance guys to the leasing office staff, everyone has been super helpful. The community stays pretty clean and the neighbors are friendly. We love the location and the accessibility to the boardwalk.

Generally nice facilities. The staff is nothing but friendly. Some of the amenities (like the dishwasher) are on their last legs and the neighborhood isn't the best, but that comes with going with an older property in this part of Austin

Overall good place to live . Affordable and Great location. Don’t expect luxury living but can’t beat the location. There are so bugs and critters roaming around but have to keep in mind how close to the boardwalk you are.

Paige is extremely nice and helpful throughout the process. Love being right off the lady bird trail. The location is great because you are still close to downtown but without the noise.

Pros - Amazing Location 1 mile from downtown, literally on the lake/trail, close to I35 (but not too close) and access to the growing east 6th/rainy. - Prices are reasonable. - Office staff/repairs could not be better/fast to act. - Pool is fun Cons - Gym could use a little TLC additions, heavier dumbbells. - People could be better about picking up waste. - It's older but I like my unit.

The community is nice and quiet, I definitely love living here. Staff and all maintenance personnel are all very friendly and caring. Location is key, the surrounding neighborhoods are great.

This property is not new. This property does not have the cutting edge gym equipment or a boujee look. That being said, it is the essence of Austin and stands out as a great place to live because of the location and the STAFF. They treat you better than family and even bother to learn your name. Service issues are quickly resolved in a reasonable time and they work hard to explain things and try to avoid misunderstandings. I appreciate this place.

The breakers is a great place to live! Right by the water. Maintenance is nice and timely. And the front office staff is the best! It’s an older complex, but the location can’t be beat.

Wayyy overpriced of what it is. Amenities are really bad and not in great physical condition did had hot water for over a month and running water for serval weeks seriously not great and they do a lot of fees btw over the average. Just my tip there are better options just down the road that are cheaper and in better shape.
