The Miamisburg/Moraine area begins approximately five miles southwest of Downtown Dayton, and encompasses three cities: Moraine, West Carrollton, and Miamisburg. Known for its contribution to Ohio’s industrial economy, its plethora of retail establishments, and its excellent school systems, the area attracts those who enjoy the suburban setting and the benefits of living in a tight-knit community. An abundance of jobs, proximity to local colleges, historic downtown areas, and plenty of space for outdoor activities makes apartments in Miamisburg/Moraine a terrific option for those moving to the Dayton area.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Prime on the Hill
I am so impressed with everything about this community, most importantly the management and staff. They are kind, responsive, knowlegeable, helpful, hardworking, and committed to highest quality standards. The grounds are impeccably maintained and the buildings are well constructed and maintained. They literally have the BEST maintenance man that any community could have in Mr. Tim. Not to mention the location is close to numerous shopping venues, restaurants, and transportation services. I highly recommend Prime on the Hill for your next apartment home.
I’ve been here two and a half years and I’ve been nothing short of happy with the apartment and community. It’s a clean and quiet place to live. The property and apartments are continuously well kept. Maintenance is the best you’ll ever find. Maintenance issues and repair requests are handled very quickly thanks to the on site Maintenance (Tim), who assists with the upkeep of the property. Management staff(Holly), always very kind and very quick to respond. I love it here!
We were so happy to find this apartment community! The complex is clean, quiet, and the other residents are very friendly and welcoming. Holly was a complete rockstar throughout the application, showing and move in process!
These apartments are super clean and well kept. The property manager is wonderful and the on-site maintenance gentleman is even more so. They are very kind and very professional and The location is wonderful.
In 2005 my wife shopped about 20 apartments in the south of Dayton area and her pick was Union Hill Apartments (recently, now "Prime on the Hill"). Each year of recent years, at lease renewal time, The Question ... always the same: "Should we move to some other apartment or buy a place?" Her answer? ... always the same: "We have everything we want here, why should we move?" ("everything" being that the apartment is very spacious, two full baths, w/d hookup, Meijer and Kroger and Walmart and Aldi and Whole Foods and three hospitals and 100's of doctors AND Cox Arboretum - all within 5-14 minutes ... but the clincher? Tim, the preeminent maintenance guy, fellow resident here for all those years. If he ever retires ... well ... hopefully the owners will hit the Maintenance-Guy-Lottery again.) In all these years, manageresses have come and gone, but now-here Holly has been superlative in her care, "intense" even in her constant attention to the well-being of residents. Every year, the new lease gets signed.
My wife, I and our two children are very happy to have moved here! Many good things I can say about the Prime Apartments on the Hill community: -The neighbors here are very friendly and helpful. For instance, whenever there is a package delivery outside the building, since FedEx or UPS cannot enter the buildings (only USPS and Amazon professionals can) the neighbors are helpful enough to bring the package deliveries to its intended apartment, placing it in front of the door. Also, in my almost one year living here, I have never had one of my packages stolen, and never heard this issue from my neighbors. These are just two examples of how Prime of the Hill community are friendly and helpful. - Maintenance is done in a professional, speedy manner. Unlike many residences of the past, once I place a maintenence order, it can be done within a day, many times it is done within just an hour! This is due to the fact that Tim, one of the maintenence staff, lives in one of the units at Prime on the Hill, which enables him to come by swiftly to any apartment when the need arises. -Non-existence of Marijuana use. One of the things that almost kept me from signing a contract with Prime on the Hill is what the reviews say about the rampant Marijuana use in here. Fortunately, I have never seen such a thing, or smelled it inside my building. The management l, specifically Holly, can be credited for this, because they have a zero-tolerance of marijuana or tobacco use within the community. There are also many good things to say about the community, like it's proximity to major highways, and grocery stores like Meijer and Kroger, and shopping centers, such as the Dayton Mall. The only bad thing I would to say is that Costco is not close enough to the community.
The manage Holly is knowledgeable, professional, and very understanding and informative. Between her and the maintenance man Tim, they do a spectacular job of keeping a clean, safe and friendly peaceful environment for all the tenants! It’s been a wonderful twoplus year experience!!!
Since I’ve moved here I have been very pleased with my decision. Holly is amazing and any issues that I have were fixed immediately, sometimes within an hour.
I have been living here for almost a year, and everything here is super good. The landlord, the maintenance guy “Tim,” and the apartment itself. I am an international student and i’ve lived in two different states and many apartments, and this one is my favorite. The area is quite and safe, and everyone is super friendly. I am not planning to leave anytime soon.
Our room stinks with marijuana from our neighbor smoking. Often smell so bad in the hallway and it came into our room. Especially the master bedroom where my 9 year-old son sleeps and the bathroom smells so bad from it. The main closet is worst and even little closet smells so bad. Reported to the office but got no help. The problem continues. This is unfair for us to smell other people funk. I’m so tired of this. We have to put up with this for years. Wanting to move but can’t move yet.
Loving it! Residents are friendly. Property is well-maintained. I absolutely love my apartment. No problem with parking. It's quiet. Communication with property management is great. For me-best choice.
Nice community best in west Carrollton. Schools system awful. Chose wisely, you get a lower priced rent but area is a little sketchy. Property is under new ownership not the same.
I cannot say anything bad about renting here. I have been here for almost 2 years and am only moving due to relocating. I have had a wonderful experience here...plenty of room, walk in closet and balcony! Management has always been great and maintenance is the best I have ever experienced renting!
Quality, affordable and very reasonable utilities. The staff is very friendly and maintenance is incredible. I highly recommend Union hill apartments - best expiresence I've ever had renting. ????????????
First off, the complex is so beautiful and clean. You definitely get what you pay for. The units come with plenty of room and even an extra storage closet of the back porches. The staff is so great as well. I am a young mother and wife and the landlord understands if rent is a little late and works with us. The handy man also lives on site so problems are taken care of time efficiently. They have a full work out room, pool, and beautiful clubhouse for the residents to rent out.
