Property Ratings at Preserve at Port Royal
Our experience wasn't all that bad until we moved out. We moved out at the end of September and were prorated for September. We paid for September at the end of August. At the end of September, we received an email saying that we owed more money for September and the 1st of October. A week later, we got an email stating that we owed even more money for damage fees. They said that they had to replace the carpet because of "strong pet odor." If I had to guess, they probably say that to everyone who has dogs in their apartment. Who knows if they actually replaced the carpet. We started contacting them about this issue when we received the first email about the delinquency on September 30, 2025. Since then, we have called 12 times and have either been told that the manager is unavailable or that she is still looking over our account and hasn't reached a decision yet. We were told multiple times that the apartment staff would reach out with their decision. They never did. They called once and left a voicemail because they called us at 7:16 PM, when we weren't available. Management is impossible to get in contact with and will not help, even if you do get in contact with them. They never resolved the issue and turned our account over to collections, who called us to bully and threaten us into paying the balance. Moral of the story, they are never available and don't care about anything but money :/

I was very excited to see granite countertops in the apartment. Salix showed us a few so we could decide what we liked best. They have 1 and 2 bedrooms w big walk in closets.

I've lived here for 2 years now, and moved in before new management took over. The old owners had given up on it and let things fall apart. The pools were closed all last summer because they couldn't put the money in to fix them. Once the new owners came in, they got right on with improving things and continue to do so. They listen to the residents and are working hard to make sure the community is happy. Fixing the pools, putting new roofs on, and even expanding the dog park by about double. This company is doing the most.

I have lived here two years and the staff, amenities and my apartment are wonderful. It is always nice to come home to a wonderful group of neighbors ! The Maintenance guys are also responsive, knowledgable and nice
Since moving into the preserve, I have had 2 issues that were resolved much better/faster than other complexes where I have lived. I needed my mailbox key switched, and it was done the next day. I had a small wasp nest outside my balcony. Within 30 minutes of notifying the office, maintenance was knocking at my door. I love living here and I know I can rely on the office staff! Especially Kade!
The Preserve has a luxury feel at an affordable price. Everybody in the office is very friendly and helpful, and all the amenities of the complex are easy to access. My only complaint is the maintenance department, I can describe them in three words slow, messy, and unknowledgeable. But overall I am pleased with my experience so far.
The Preserves in Port Royal are clean safe apartments with amenities such as, two swimming pools, business office, laundry mat and a free membership to the Port Royal YMCA. They are a bit over priced considering the age of appliances in some of the buildings. However, being centrally located and knowing that your vehicles and belonging are safe and secure is worth the price. The only down side is not being able to keep your boat or trailer on the property. The Preserves are within 5 miles of at least a dozen boat landings, but over all it has been a great experience living here.
The grounds are very well kept, the apartment I rent is one of the larger units available and it a decent size for a two bedroom. I love living here and appreciate the social Events held at the rental office. The only improvement that I can think of being necessary at this complex is the timelines of maintenance and keeping on schedule with minute details such as changing the air conditioning filters at manufactuerer's recommended intervals.
I live here Did not feel welcome when I moved in upon moving in they did not show me were my apt was I was able to see a two bedroom but not a one bedroom when receiving my keys they never showed me where my apt was I had to drive around to find where it was so I never saw the inside before renting the apt. it was dirty with hair all over the place from last tenant the windows was covered with film and dog or cat hair I understand the last review that was given I look forward to the end of my lease.
I flew into town; saw the model apartment and submitted an application. Two months later, when I moved in I was extremely disappointed in the actual apartment. There is absolutely nothing luxurious about the Preserve at Port Royal. The carpet is my apartment is dreadful. Every time I look at my carpet, I want to cry; its so dreadful. The porch was/is soiled and dirty concrete. The breezeway is horrific -- looks like public housing with marked up steps; filthy dusty walkways, etc. The walls are thin. My neighbors kids wake me every weekday morning and another neighbors' dog whines all day long. When I mentioned to the management that they falsely advertise as luxury town homes, they shrugged me off with empty promises to power-wash the breezeways. On another occasion, when they made a debacle of birthday flowers that had been sent to me, the staff had a dozen excuses why they failed to get it right! I moved here from a luxury high-rise in Bethesda Maryland; so I definitely know what luxury living is. IT IS NOT THE PRESERVE AT PORT ROYAL. The only thing that keeps me from losing my mind is the town of Port Royal, which is beautiful and peaceful to walk in. I hope I can keep my sanity for 8 more months ---- when my lease expires!
