I’ve enjoyed being a resident here, you can tell it is a great community of people from the moment you step on site. The staff are friendly and always try to do the most to help and accommodate. I have recommended this site to several friends who are looking for rental properties. It was a little turbulent at the very beginning of my lease but that very quickly changed when the leasing staff were switched out. I don’t really have anything negative to say about the complex, I do wish rental prices were a little cheaper, but I know the rental market is also high at the moment.
My move in went smoothly and wasn't that hard as I expected. Natalia and Ellia were some amazing leasing agents that made the process very nice and very understanding.
It’s a nice and quiet community that is very well kept. It has great wonderful mix of neighbors. The amenities are amazing as well. Not to mention the fact that we are located very convenient to shopping, dining and entertainment venues

This community has gone down hill. Location is great and amenities are average if leadership would hold residents and guests accountable for not following rules. The gate is always broken and communication is below average. Most residents we talk to are not renewing their leases for the same reasons. New management is not as friendly as previous and we used to love interacting with the old team.

The apartment is great, but the move-in process was really tiring, as there isn't an elevator to assist in moving furniture upwards. Otherwise, I love the layout of the apartment and the features we are able to use right out of the gate. I'm looking forward to living here.

So far, our experience has been amazing! My boyfriend and I moved in a week ago and have no complaints! The unit was move in ready! The staff was so nice and some of our neighbors even offered to assist us when they saw us carrying big loads from the moving truck! We feel so at peace living here at Populus Waterside!

I absolutely love living in this apartment community! From the moment I moved in, I felt at home. The staff is always friendly, helpful, and quick to respond to any maintenance requests. The grounds are beautifully maintained, and I appreciate how clean and peaceful everything is. The amenities are top-notch—whether I’m relaxing by the pool, getting a workout in at the fitness center, or enjoying the common areas, everything is thoughtfully designed and well-kept. I’ve also met some great neighbors here, and it truly feels like a community. The location is perfect—close to everything I need but still tucked away enough to feel like a retreat. I feel safe, comfortable, and proud to call this place home. If you’re considering moving here, do it! You won’t regret it. This has been one of my favorite places to live!

Everything is new and cool, and the wifi is legit. I like the wrap-around patio and the big bedroom shower in my unit. I would recommend the community for sure. Maybe we could have a perimeter fence, and a few more outdoor-grilling locations.

Brand new apartments close to everything. Very pleasant and smooth move-in experience . Very nice pool, gym, work space and club house. Walking distance to Publix.

The apartment complex is beautiful, the amenities are great. However issues with the front gate being constantly damaged, people not respecting pool rules etc has been a problem and then everyone in the complex had to suffer. The pool was closed for 3 days due to someone not obeying rules yet everyone else who hadn’t done any wrong had to suffer and is still paying for this amenity in their rent! Frustrations have been high at times and I can see where improvements are starting to come into play. Overall my experience here has been good, I’d have rated 5 stars but as the season has changed slightly and there has been this little niggle I have to mark down for that reason

It would be nice if things were better maintained and actually cleaned. The main building doesn’t get cleaned to a luxury level of living. I’ll change my opinion once it’s better maintained.

I love it here. Quiet, friendly neighbors and office staff. The floor plans are marvelous. Bedrooms are spacious and they are always there if you need them.

Nice, brand new apartments. Some of the floors have scratches and paint. Overall the apartments are very clean and the staff are helpful with any questions you have.

On move-in day, the apartment was clean and ready for occupancy. The maintenance team had done a good job ensuring everything was in working order, and the apartment itself looked just like the model I had toured. The amenities, such as, are well-maintained and exactly as advertised.

Nice staff,nice neighbors pretty view. Lots of room we got a 3 bedroom and have no idea how to fill this place up,this place is brand new too so that's always a nice feeling to be the first ones.

I’ve been at Populus for quite some time. If I’m being honest I would give this complex 3.5 stars as it still has room left to grow to truly offer residents the “luxury” living experience for the cost of rent. I’m hoping management will turn things around here before more residents start moving I’m.

Apartment was brand new, literally had to take the plastic off of my dishwasher and still had the samples for laundry in my dryer! Breanna at the front desk was always happy to help and made my entire process a breeze! Location is perfect. 10/10 recommend.

Populus was great working with our whole move in process. Customer experience was excellent! We had a couple issues between applying and move in, the staff made it no issue to take care of everything. Rebecca in the front office was amazing!!

Great area, great amenities, apartment layout is perfect and all of the staff on site are friendly and courteous. I am looking forward to spending my year here and will most definitely be looking at renewing my lease for another year. The apartment came stocked with everything you would need as a first time renter. I was kept informed at every point in the application and they got me in ridiculously quick! I couldn’t be happier with it!

Staff is nice but place was/is dirty, infested with spiders and still rats/mice. The backyard, right outside my door, is holding unsanitary water. That was to have been taken care of already but appears no effort is underway still. In the beginning, it seemed there was a new maintenance issue literally every day. It’s very shoddy construction. Plumber had to come out (spent hours on a Saturday with two clogged commodes), electrical receptacle wouldn’t work, hall window not closed (which I had to get my own ladder to close), paint was not completed at least in hall (only primer), landscaping not maintained, garage doors and homes are dirty, I could go on and on. Wish I had not moved here and know others feel the same. I’m just overlooking as much as I can because I know things won’t get corrected. Also, gated is false advertising because it’s still not in place. I pay 25 a month for garbage that usually doesn’t get picked up or if so, partially.

Overall, I like my apartment and the property as a whole. It's nice and comfortable. We had a rough check-in in which it felt the property was unprepared for us to move into our unit (dirty, work still being done all around us making things stay dirty, very little information about the property such amenity updates/construction updates/trash service rules/etc). I also wish the complex would communicate better about updates and concerns in general. A monthly newsletter or some sort of periodic update would be super helpful.
