Pooks Hill Tower & Court

Management/stuff is nonexistent, fire alarms go off in the morning afternoon or evening without explanation, the pool which is the only amenity this place has is dirty and disgusting and was only open for five weeks, the front door has been broken for months, and cars get towed randomly since they have zero quality control with who comes in and out of the parking lot. I wouldn’t recommend this place to my worst enemy. A nightmare

The good: Compared to other buildings I saw within 10 miles it is pretty affordable. My only utilities are for electricity and cable at a price that would otherwise have me living in a vermin infested building in a high crime neighborhood. It appears to be free of roaches and rodents so far. I have not had any and none of the neighbors I asked have either. I do get fruit flies and spiders though despite cleaning my unit top to bottom weekly. It's close to a bus with multiple stores on the route, that said they just cut bus service in two months ago. Maintenance has good technical skills and is good at explaining issues but see below for more on that. The Bad. They did not do a good job cleaning the unit between tenants. There was years worth of dust and grime every spot that you would never notice just taking a quick look on a tour. There are two major roadways near the building but the only way to get to one has a no left turn between 7-9 am sign while the other has bad traffic during those hours. The Ugly As far as technical skills go maintenance staff are competent. However, there is almost no communication other than when my maintenance request is somehow marked as in-progress at midnight on the weekend when I submitted it 10 minutes prior, but then nobody comes for a week. If you try to schedule an appointment while you are there to prevent any damage to your property or so you can point out the areas you are having problems with, they don't listen, they don't even tell you they will be coming that day so that you can move your stuff in advance. And let's not forget maintenance coming in while you are in the shower because they don't tell you what day they are coming and can't even bother to give you a call 30 minutes in advance. Some of us are actually in our apartments during business hours and would appreciate a bit of courtesy when it comes to scheduling maintenance. Once they do come to do maintenance they don't even bother to leave a note saying "I was here" let alone one that says, "here is what I did, avoid using X while the caulk dries" and yes I have tried leaving out a notepad and a pen to get them to do that. They also don't send any follow-up from when your request is submitted until the maintenance staff comes knocking at you door. You shouldn't try sending daily emails to the manager for a week because you won't get an update. The only reliable way to get an update is to walk into the office or catch the maintenance guy in the hall.

Let me preface this by saying I love living here. The location is great, the price is reasonable, the floorplan was exactly what I was looking for... so why the 1 star review? Because the Management, to put it mildly, is terrible. I have, on MULTIPLE occasions, put in a maintenance request only to get an email a week later stating my request has been completed despite the fact that no one ever came to the apartment and the issue persists. That's simply unacceptable.

I have lived at Pooks Hill Tower for 8 months and moved in during the 2020 pandemic. Over the course of the year and now into 2021, the maintenance and office staff have taken a lackadaisical approach to their care of the building and for the residents, which I partially blame on ownership, Vantage Management (VMI). Masks are mandated in our building, but the maintenance staff is frequently seen congregating in public spaces without them. Smoking is not allowed in our building, but my floor and unit are constantly inundated with cannabis and tobacco smoke. We have had two fire alarms that required building evacuation in the last two months, but no explanation for those alarms was ever sent to residents. The surrounding neighborhood, parking, access to the highway and affordable rent are a value for the area, but the building is just too old for comfortable living. I would not recommend Pooks Hill Tower to friends and family.

I've lived at Pooks Hill for 13 months. I really like the apartment building. I feel safe living here and the staff are great. Plus, you cannot beat the prices at this location. Maintenance is timely and issues are addressed. I definitely recommend to others

In 2018, my daughter moved into Pooks Hill and experienced professionalism and a willingness to help with her move from out of state. The staff was very professional and assisted when services were needed. Tanisha, who worked at the front office, was always eager to assist with matters that involved key cards, maintenance services, and information regarding the local area. The manager, Rozalia, exceeded my expectations with help on more serious matters (i.e. apartment issues and lost funds). She even showed great courtesy in reference to the notice to vacate. I felt very comfortable in knowing that my daughter had such a caring staff while being so far away from home. Great job! Thank you for all of your help. Mrs. L

I love this beautiful and peaceful place!!! Maintenance and office staff are amazing, always friendly and quick to respond to such issues. The entire staff always greet you with a smile and are very helpful to our needs. The grounds are kept clean and the pool area is lovely. An amazing neighborhood with parks ,trails and great schools. I love my time here and will always recommend it to others.

I am a resident at Pooks Hill Towers since 2010. Year after year I have been noticing improvements in this apartments, especially in the past year. In general, I have only positive thoughts and feelings about this place! Inside and outside of the buildings always kept very clean. I never had problems with the maintenance, always there when I needed them, very proactive. The management is very caring, helpful and knowledgeable, truly make you feel like you are special. When there are any problems they will get to the bottom of it and fix it, you will never leave the office with the feeling of not been heard or disrespected! Along with that, you get spacious apartments and a great location with amazing schools around.

I needed a temporary apartment while my house is being renovated. Eric has been helpful, knowledgeable and friendly in helping me to sort through my options. This is a great location and a fair price for a nice property. I look forward to living here!

I have been in this residence about one and a half year now and I'm very much enjoying living here. Excellent location, safe neighborhood, well kept, lit, spacious parking lot, quick access to a trail for running, only a few steps away from the metro bus stop and the Marriott hotel, solid floors preventing noise traveling to/from other units, large bedroom and updated bathroom and kitchen, clean trash areas and many more. Among other things, what I like the most is people. Nice neighbors with a strong sense of community, hard working cleaning and maintenance crew and Eric in the management office. Eric is polite, professional, knowledgeable (he will know the answers for all kinds of questions) and also very friendly. He wouldn't let me just pass without helping or brightly greeting me. I'll certainly stay here quite a while.

first let me say Pooks hill is a great looking place in a great area . i toured the apartments with the leasing manager Erick. He was well spoken and mannered from the beverages he offered to the trip around his well groomed property. The apartments are well kept and spacious. i like the fact he knew all his residents name and greeted them but didn't take away any of my time as we did our tour I cloud truly see myself living here one day.

The leasing agent is good. He makes me feel at home.

I've been a resident for several months now and I've been happy with my choice living here. It's difficult to beat the price especially considering how expensive most rentals are in the DC area. The building is clean and quiet and the maintenance requests I've put in (unclogging a drain and fixing my garbage disposal after dropping a bottle cap in it) have been responded to promptly. While it's not super luxurious (no central AC, floors are carpet and linoleum) I feel like I'm getting a great value for how much I'm paying. The neighborhood is really nice and the pool and free parking are great too.

The best of Pooks Hill High Rise in Bethesda, MD is its location. It is easy to get to I-495, I270, and Rockville Pike. The staff is helpful; therefore, although the infrastructure is poor, at least the staff is willing to help. The quality of the tenants is another problem; it is obvious when looking at the laundry room, the front gate (often left out open, which is a safety concern), the elevators (they take turn being broken), and the frequent fire alarms, especially in the late nights in winter. However, the good location and the staff make up for all its disadvantages.

I have been living at this location for about 2 years now since 2013. I was a student with limited resources yet wanted the best location for my money and I was brought here by a special incentive program. The apartments are well kept. The office staff is cordial and the cleaning and groundskeeping staff are all nice. It has plenty of parking both in the lot and off street. The bus passes right outside the building and there is a pool. Having said all that there is a constant problem with the elevators. (Be prepared to use the stairs). Last winter there was a pipe leak which flooded most floors. The "special incentive program" that Pooks Hill offers, I have offered as of late has attracted neighbors whom the like I thought I had left back in areas east of 495. Increasingly I am seeing work vans and taxicabs parked in the resident parking. I am also seeing people just congregating in the lobby at night...for no apparent reason. I also hear dogs barking at night which is annoying even though there is a no pet policy. To sum it up, if I had to pay the full cost of living in this area and lived in Pooks Hill I would be disappointed. This will be my situation come next year so I don't plan on staying here much longer after that.
