Property Ratings at Perse by Trion Living
While Basil is a wonderful staff member, this complex is severely overpriced for the lack of support from property management, upkeep, and safety. From trees falling blocking the road, lights strobing, maintenance refusing to clean or repair broken appliances (they will literally take your broken appliance and put it in someone else's apartment as if it's not broken), the renovated apartments are merely the dcp apartments with the landlord white paint everywhere. The complex is also not safe at night, with tenets hosting ragers, and consistently hearing fighting and thrown furniture/belongings etc from multiple neighbors. Strangers banging on our doors, peering into our windows, using our address to mail packages to themselves, even stealing our own packages, I would not recommend this complex in good faith. There are brand new apartment complexes in this area at similar prices, with security and up to date appliances. Do not waste your time, money, sleep, or tears here.

Terrible management. Most of the residents don’t follow any of the leasing terms. Noisy and disrespectful neighbors and the management will never do anything about it. The complex is old and dirty. They’ve remodeled some of the units but I would hardly consider it a remodel. Runaway while you still can. There is plenty of better places for the same money in the area.
Great location. Apartments are still a little dated but the complex is working on some updates. Amenities are okay but very slim, gym is small and dated.
Good area to live in. Very walkable. Close to everything including an elementary school. Complex staff isn't the best especially when it comes to doing any kind of maintenance.
Great up and coming place to live! There was a few hiccups along the way but honestly not the worst I’ve dealt with and the staff was always nice to me while under Lincoln property management!
Great community and realy enjoy living at patterson . Staff are friendly. Maintenance team are amazing. Pet friendly place . Its safe. My family love to be here.
I think that the location of the apartments is great, but for what you get the price is definitely not worth it. Have had maintenance called multiple times for the AC Unit to be fixed. And we have a major mold problem in the bathroom areas. The appliances never were replaced from the Disney College Program and it definitely shows.

Poor communication between staff. Often rude and helpful. Terrible experience with the mail and package pickup system. No security gate even though it was listed as an amenity during our move in.
I love living here! It's a quiet neighborhood that it's close to Disney, outlets, I4, and a lot of restaurants. The maintenance team here is excellent. The leasing office team is very professional.

The location can’t be beat. The 30% rent increase is unfortunate but I’m grateful to have such a short commute to work with little traffic. The apartment is nice enough even if a bit rundown, but was at least acceptable at the old price.

I have lived here for 6 month and it’s been great so far. The office staff is incredibly helpful and wants to answer questions. My opinion is that when the new company bought the complex they better keep the old office staff!! They are rockstars!

The apartments are clean and close to many beautiful locations such as the outlet mall. Traffic is decent and the staffing is amazing and kind.
The staff is awesome. Everyone from Maintenace to the office are always super kind and able to help with any issues or questions. Neve had any issues that weren’t resolved quickly.
So far so good, it’s been less than a year but so far it seems like a pleasant enough place to live. Very convenient area. The units are a little older and could do with some refreshing but generally the price reflects. It’s a shame there’s no screen door for the balconies.

It’s ok, you pay a lot for what you get in here. It has not been renovated since Disney had it so dont expect any differences from when it was CP housing. Leasing office changes the rules constantly, they say something on the lease but enforce something different. You never know whats going on. Maintenance is great, the team is nice and friendly and they always come and let you know is they fix or if they need to come back with new tools or replacements.

Buildings really need massive updating for what is charged. Our upstairs neighbors are very loud and multiple noises complaints have been ignored. But the office staff and maintenance people are very nice and do fun things each holiday. Maintenance is very attentive to at least try and fix things promptly

Prompt service requests only limited by an plder apartment complex. Front desk is helpful and considerate. Only really negative is struggling with pest control in the spring and summer months.
Just started living here so not sure all the amenities around the complex but so far spacious apartments and rooms love that the sink is separate from the restroom.
I’m very happy to be part of this community and live in here al most two years is a nice and Quiet place. Cleaning area and nice personal in the office always.

I enjoy living here now, but our apartment was not move in ready for my roommate and I and we had sort of a tough time getting help from the staff to fix our problems. It's quiet and we love the location, but the apartment could use some renovating, especially in the kitchen.

The apartment was given to me dirty and outdated. Was told appliances and carpet would changed prior to move and it never was. Carpet has holes and is lifted in some areas.

I’ve been here for 4 months now and the staff is great! The maintenance team responds very fast! The only thing I wish they would do is replace the roads in the complex! The need them. I just saw them repainting stripes, but not repaving the roads.

We just moved in not to long ago, to a nice 3/3 with brand new carpet! Office staff has been very welcoming as well as maintenance making sure we have everything we need. Patterson is a Quiet, nice place, nice office staff. All around great place so far.

They need to improve a lot Cleaning, fumigation and maintenance in general
Patterson court is an ok place to live. It’s relatively quiet and no one bothers us. However, our rent going up almost $500 in one year is u acceptable. If it wasn’t still the cheapest place to live in terms of value, I would have moved on.
