Mesa combines suburban living with city conveniences as Arizona's third-largest city. Spanning 143 square miles across the Sonoran Desert, the city features both established neighborhoods and newer developments. At its heart, downtown Mesa hosts the Mesa Arts Center, offering year-round performances and exhibits. The rental market shows average rates from $1,117 for studios to $2,585 for four-bedroom homes, with recent decreases between 0.8% to 2.5% year-over-year. Notable areas include Dobson Ranch with its golf course and lakes, the Las Sendas area near Red Mountain, and the developing Gateway district by Phoenix-Mesa Gateway Airport.
The city's heritage includes ancient Hohokam canals that still shape Mesa's water infrastructure today. Residents enjoy Red Mountain Park's 1,146 acres of recreational space, spring baseball at Sloan Park (home to Chicago Cubs training), and educational opportunities at Mesa Community College and ASU's Polytechnic campus.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Pennytree
Moved me in easily worked great with me to sign and get keys. Later found out my address was incorrect and was not given the information on correct address. I had to find it by checking my mail. Upon moving in I found roaches, I had no fridge or stove and the stove they eventually gave me didn’t work and took far to long to replace. I noticed everyone living here moving out. Literally everyone. They all Informed me of bed bugs and plumbing issues and rude staff. Office staff are very unprofessional. Hostile communication tactics constantly and they take for ever to do maintenance request. If your desperate this is a place but don’t count on remaining to long. Super cute but not worth the stress and hassle. Rats and roaches bad. Building c never seems to have hot water.
Ever move into a place with cockroaches all over the floor (dead and alive) , missing shelves and curtains? I did. Management does nothing. Don't move here.
I am a resident. Both swimming pools were unavailable all summer. We had no outside security lights for 3 months. We were without hot water for 3 months. We have no one attending the grounds. Shall I go on?
New management is the worst I've ever seen. Rent increased by 45% and received nothing in return. Management never responds to any phone calls or email. Find another place. Not worth it. Gun shots at night and just a few days ago someone set our dumpster on fire.
Great community of residents. No real amenities like dishwasher or in unit washers or dryers but still a good deal for the price. Downtown location, quiet, 2 pools pay laundry. No air conditioning in laundry room. Utilities paid up to a certain amount, but I have only had them in the summer and all below 10.00 a month. Management easy to work with and owner is responsive to after hours repairs. Light rail accessible starting 08/22/2015. studios and one bedrooms. central heat and air, landscaping done at least 2x per week so always clean. Private security patrols and both gated and on street parking. Atmosphere is great and residents know and look out for each other. Overall great place to live. Section 8 accepted and a second chance place for those with a history that keeps them out of other apartments
