Sioux Falls, South Dakota's largest city, showcases the natural beauty of the Big Sioux River and its cascading waterfalls at Falls Park. The downtown area features the city's namesake falls alongside local art galleries, shops, and restaurants. Housing choices include downtown apartments and established areas like McKennan Park, with its historic architecture and mature trees. The rental market remains steady, with one-bedroom apartments averaging $950 monthly, showing a 1.3% decrease from the previous year. The area near Augustana University and the southeastern district surrounding The Empire Mall offer additional rental opportunities.
Major employers Sanford Health and Avera Health contribute to the city's stable economy. Residents enjoy an extensive 29-mile recreational trail system, while the Washington Pavilion houses performing arts venues and an interactive science center.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Penbrooke Place
I have been living here for a little over a year with my son. It is such a family friendly home, and a safe place to be. The maintenance people are always there when you need them. The prices are affordable and the office staff are a joy to see. I Shall be staying here for a long time
I recently renew my lease because the management team here at Penbrooke are awesome. the place is always clean and welcoming. I really like the location. Are you looking for quite respectable place? well then Penbroke place is the one. I love it here.
Management is fine when you are looking to get in. Even for the first bit of your stay. Then they stop calling you back, stop answering calls, and only get in contact with you if they want the tiniest amount of money (which you may not even owe). You'll get $50 late fees for $2 they think you owe. And to clear it up is impossible and takes about a month of calling and hoping somebody answers. They also charge you ridiculous amounts for gas water and garbage every month(which in any apartments should just be covered by the rent). Anything they can gouge from you they will. Been paying 15 - 20 dollars a month for gas, and I can't even tell you a single thing I use gas for. Thinking it's for the heaters, but my heater hasn't even worked since I moved in, so what am I paying for? There is constant noise every night, and management tends to just find a single scapegoat and then not do anything about it. The shared laundry is a joke. One washer and dryer, which costs $2.10 to wash and $1.80 to dry on prepaid cards that you don't get reimbursed for when you move out and have that odd $5 and change you couldn't use. On top of that, it doesn't matter HOW clean you leave your apartment when you move out. Kiss your deposit goodbye. This place is worth it if you're desperate but if you're looking to have a good renting experience, please find somewhere else.
I love the location of my apartment because it is convenient to all the stores like the mall, grocery store, and etc. I live in a very nice low crime rate neighborhood, I work across the street so I don't have to walk, my school is a 10-15 minute drive and my manager is negotiable.
Love love love management here. She's always willing to work with you on just about everything. Nice place inside and out. Quiet even though you're right by the mall. Only thing I don't like are some of the neighbors but that's a given in every complex.
The area the apartments are located are is very nice with easy access to shopping, banking and dining. The apartments themselves are a great value for the money and well maintained. Office staff was very accommodating giving direction to areas of apartment dwelling.
Dealing with the staff at Penbrooke has been a joy...they quickly answer voicemails, respond to emails, etc. The price is about average for the Sioux Falls area I found and it seems to be a pretty safe location. Moving in April 6th so would have more details at that time.
