The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Peaks at Universal City
I lived there for a year and might've considered staying longer if my roommate stayed. The apartment was alright. The balcony door wasn't sealed properly so cold air came in. One of the rooms didn't have a ceiling light or fan, but the ac worked well. The kitchen counters felt cheap, but I didn't expect much. The pantry had a lot of space which was nice. The floor was uneven in some places. One of our two kitchen drawers had a bent track so it would hang down into the cabinet once closed. We had maintenance come out to fix it, but he said there wasn't anything he could do. He could try to put in a work order but he said they wouldn't approve. He said the same about the balcony door situation. Maybe that was him not wanting to do it, but he did good with everything else so I think he was just being honest. The big cons. Massive roach infestation. We tried everything to keep it under control, but it was rough. We had every bait and trap and spray we could find. We had them fumigate once but with our pets, it was a huge hassle to move everyone out just for it to not have an impact. The dishwasher sucked. It never dried the dishes and always left buildup on anything silicone. We had a roof leak into our kitchen, which left a mold stain in the ceiling, and they didn't seem to do much with it. It took them a few weeks to have anyone come out to look at it and left the roof tarped up for a while. We didn't have any more leaks after the first time, but it was a very weird situation for us. They turned the water off for a few days to fix an issue somewhere else in the complex but didn't tell us. When we tried calling and asking why the water was turned off, all we were told was We sent out a notice" but we couldn't find anything. No note on the door, no email, and nothing on their website. Overall, you kinda get what you pay for, and if you don't mind roaches it felt pretty standard.

Do not move here for any reason. These apartments has an roach infestation that they think pest control will fix and it doesn’t. First day i moved in its was roaches. I only been here for. a month. They think the pest control coming every Friday to spray is the solution. It’s a temporary solution. Once the pest control comes it brings more roaches to surface. I am so disappointed in this apartments and management. I will be calling the health department on them! It’s so bad and I’m completely disgusted
Deposit and rent is overly priced for the services and apartment offered! Don't waste your time with these .
Property Manager at Peaks at Universal City, Responded To This Review
Dear Resident, we are under new management. We wish we could have made it better for you. One of the requirements in our lease agreement is for our tenants to maintain a clean home. Unfortunately, we cannot control what people do inside their apartments. As part of our management, we provide pest control services for our tenants, as often as needed. It is the responsibility of the tenant to make us aware of the pest control needs and severity. Keeping all apartments pest free is a top priority for us. However, we cannot do it without collaboration from our residents. Our goal is to have happy tenants. We are here for our residents. If you are still needing assistance, please call our office so we can respond promptly to your needs.

Ms. Karisha is an awesome manager. I have been here starting my 4th year. And even though we have had some difficulties she has always maintained a professional and courteous attitude. She makes every effort to alleviate the problem and work with you. She is one of the reasons I continue to stay. Great Job!
