Property Ratings at Paxton Cool Springs
(1) I've experienced a bad sewer gas smell that comes from the water heater closet and circulates via the air ducts when the air is on. First it was discovered that my unit was missing a p-trap (u-shaped pipe that blocks sewer gas from entering your apartment) in the water heater closet! Then, the unit below AND the unit above me were also missing p-traps/needed repairs to prevent fumes from continuing to infiltrate my unit. I am also periodically smelling sewer gas in the hallways. Initially they poured bleach down the pipe in the water heater closet. If the proper plumbing is missing, that does absolutely nothing (just a heads up if you experience the same issue). (2) Zero sound proofing. You can hear everything outside and from the hallways. Worse: the impact noise you’ll hear from your upstairs neighbor. Currently, I am woken up every night by my upstairs neighbor’s thundering stomping and loud booms (dropping things on the floor possibly) every night between 11AM and midnight, sometimes as late as 1AM. During the day when my neighbor is home, I can hear every thundering footstep and every drawer slam. Sometimes they do something where they thump around in a circle in their living room for 15-20 minutes at a time. It makes concentrating when working from home nearly impossible. In response to my complaints, I was told this is normal apartment noise, but what I’ve experienced here is so far beyond the norm (I’ve lived in a number of other apartment complexes in the area and elsewhere). It is possible there is not much they can do other than politely ask people to be courteous… which has proven ineffective in my case (that’s if they even actually reach out). Note: There is a community college campus across the street. Their solution: They offered me the option to use my time and money to switch units… twice, I asked if they could confirm if the unit I would move to would not have sewer gas issues and they responded each time by letting me know they "cannot guarantee that the apartment will always be completely free of any odors" (!!!), evading giving a direct answer to the question! I believe the only reason there aren’t way more negative reviews is because of how personable the maintenance staff is. Former leasing staff/management team members were also very nice. However, I’ve dealt with too much at this point to not write a negative review, including being woken up by my upstairs neighbor last night for the million time, at 1AM!!
I’ve lived here since march of this year. The smells and endless animal poop and thin walls are the negatives and some of the management hasn’t been kind as well. The positives are that the two employees we spoke with when we signed our lease were phenomenal but they don’t seem to be here anymore…. Well fast forward my car has been TOWED. Randomly with ZERO EMAIL or call as to warning us as to why they felt the need. My husband worked on it the night prior and went to finish the wheel bearing last night to find out they towed it recklessly with zero email or call. This is beyond unprofessional and I’ll be speaking to upper management if it’s not made right.
My experience at Paxton Cool Springs has been amazing!!! The property is well kept, clean, and beautiful! I have always had a great experience with the office staff. They are so friendly and helpful! The maintenance team is always on top of things, and they are all so friendly. The noise levels are totally normal for an apartment building, the property in itself is very quiet! The amenities are so nice and easy to access. There are lots of furry friends, and just an overall welcoming community. The Paxton team has a resident event each month which is one of my favorite features. I have had a great experience and plan to be here for a while!
I don’t know how these units passed inspection when they were built.I can actually feel every step the people above me take. The glasses in my cabinets shake when anyone opens or closes their door. The maintenance people are nice, but they can’t fix whatever is creating the horrible smelll. Pouring bleach into the air conditioner drain doesn’t fix it. The elevators break all the time. There is no sound barrier between walls, ceilings, inside and outside. The nonsmoking rule is never enforced and people move in and out so frequently the noise is even worse. It’s not what normal apartment living consists of. Staff is nice but all of these factors would definitely have helped me move elsewhere if I’d known. The office and the clubhouse are pretty at first sight. I would pay a little more elsewhere or take smaller unit for this price. There’s a reason. Look beyond the model and the pretty leasing office.
Building 2001 hallways sometimes have a really bad smell. It smells kind of like sewage sometimes. They appear to be attempting to mask the smell with automatic air freshener sprayers. I stink like cheap air freshener all the time because I have to walk though a cloud of air freshener to exit the building. If I use the lower level exit facing the back parking lot, am faced with another cloud of a different smelling cheap air freshener. The walls, floors, and widows all have zero sound proofing. Absolutely no sound proofing whatsoever. You'll be able to hear your neighbors watching television or listening to music. You'll know what room your upstairs neighbor is in at all times when they are home, since you'll be able to hear every footstep. The positive: the property manager and the maintenance guys are highly professional and quickly address maintenance issues according to what all the neighbors say. Other tenants are friendly. The Cool Springs area seems extremely safe and low crime.
Hi there, Moving into Paxton Cool Springs about a year and half ago was a great decision. The area, amenities and staff are all fantastic! I have resided in 3 apartment complexes in the past 7 years and the reason I like this one the best is a lot to do with the top notch staff. If I need anything I can send a request via the Henri app or walk down to the front desk and it will be resolved asap. I assure you this is a great place to live. If you so happen to find an apartment that is available and that you like I would reserve it ASAP!
This apartment is worth every penny! The staff is great and very friendly! Evan was super helpful with getting me into my new apartment as quickly as possible! There are NO BUGS! The whole property is well taken care of. Any maintenance issues I’ve had were taken care of right away. The location is perfect. Highly recommend!

Only move here if you can afford the top floor. The noise between floors is so ridiculously bad because it is vinyl flooring, not carpet. My upstairs neighbors dictate when I can fall asleep and they decide when I wake up in the morning. I try drowning out the noise with a white noise machine, music or TV but it doesn’t help at all. It’s a shame because the apartments seem nice when you view them (as other reviews say they have nice kitchens with big islands) but actually living here is a whole other nightmare. Management has not proven to be helpful unfortunately despite numerous pleas. What had inspired me to write this is that currently at midnight on a Wednesday someone is running back and forth overhead while I try to sleep.
A great place to live! With Awesome amenities, the apartments are nice and modern, and the staff is great.

I absolutely adore living here in Paxton. The staff is friendly and helpful. They truly care about you as a person, and not just a renter. I never want to move out!
Pros: beautiful property, excellent amenities, great sense of community, majority of the residents make excellent neighbors, perfect location, Cons: hallways/stairwells often seem unkept or have a trash smell. Residents struggle with picking up after their pets even though the apartments have done an excellent job of providing waste stations throughout the community.
My wife and I moved into Paxton shortly after our wedding in July, and our stay has been exceptional. Staff is kind and helpful, units are incredibly spacious, and it is a very quiet community. Centrally located, and the amenities certainly don't hurt (pools, grills, gyms, etc.). A definite recommend!

We love living at Paxton Cool Springs! The apartments are really nice. We were so impressed by the kitchen, and it is one of our favorite parts of our apartment. Very open and comfortable-sometimes you forget you are in an apartment! We would for sure recommend living here!
These apartments are the best place to live in. The kitchen is equipped with top quality appliances. The leasing office is really a fun place to hang out in the evenings. The staff is friendly and helpful. It is a great place for pets as well (Paxton has an off-leash park).
I absolutely love living here... and I never thought I would say that about an apartment. I’ve been here almost exactly a year and will most likely renew my lease (If I don’t renew it’s nothing to do with the complex and is only if I move downtown). The apartments are beautiful - nice upgrades and a good pick of materials/fixtures. The maintenance staff is wonderful - I haven’t had to get any repairs yet but they are always visible cleaning up the grounds & wiping down high touch surfaces due to COVID. The office staff.... the new leasing staff is absolutely amazing! I feel like they have finally found the perfect mix of people that do a great job with residents. Please keep all the current leasing staff!! Noise... listen we live in apartments so no matter what there will be noise, it’s uncontrollable. It is so minimal though and I don’t notice it at all. I almost never hear a neighbor, and even with my windows open it’s not too noisy. I face the courtyard so I will hear people playing down there but everyone is so respectful.

My husband and I love living here! The community is great. We absolutely love that there is no breed restrictions too. They are so fast at getting back to you especially maintenance team which I feel is so rare at apartments I’ve lived In previously. Love love love Abbie and Emily in the office! They take care of everyone. Love living here!!
Being in my early 20s, I was nervous to commit to just any place. I wanted to find a place that felt safe, that was in a great area, and provided me the amenities that I need and wanted. when I found Paxton, it not only provided me amazing amenities - of everything and more, but I feel so extremely safe living here! There are people of all different ages and I am provided opportunities to meet other residents through things like the amenities and food truck Tuesday’s !

BJ Whitsitt. I could not have found a more perfect place to live. Paxton Cool Springs - is amazing. I've never had an apartment with this big of a kitchen. Everything is so high-end and new. The staff are amazing and the price is very reasonable. So many amenities!!! I love this place.
These are the best apartments by far we’ve lived in. Super friendly staff. The Apartments are super nice and clean and modern. The amenities are excellent and the location is perfect. Great side of town convenient to everything but still quiet.

I just moved here in August, but have loved the place so far. They did a thorough clean of my apt before moving in (would still recommend running a mop over the floors before you move in as they have likely done either painting or replacing appliances). They have so many apps that modernize your living experience, from the apps that you can use to unlock/locks our apt remotely to the apps to unlock the secure lockers for packages. They have done a great job maintaining safety with a staffed officer and remaining compliant with safety guidelines around COVID. Maintenance has been pretty quick as well for my needs. I really like having the full size fridge with the ice maker and water dispenser on the fridge door. It’s in a quiet area but still close to the interstate and not far from downtown Franklin. Plenty to eat around the apt as well

I moved here from Chicago without seeing the place in person and every day I'm so thankful that I ended up here. I'm so in love with my apartment and the location is perfect! Everything I need is 5 minutes away or less. Even getting to the city is a quick drive. I've only had good experiences with the maintenance team and the amenities are great too! My favorite thing that I feel sets this place apart is that there are nature trails surrounding the complex. And you can walk to Starbucks and the Juice Bar. I'm more than happy to live here!!

My fiancé and I moved here about a month ago and it has been amazing!! The staff is so friendly, everything feels so new and clean, and the location is perfect, the amenities are so nice. When something in the bathroom broke, someone came out 1 hour after we put in a maintenance request and he had it fixed within 20 minutes, it was incredibly quick. I love our cute little apartment, we are so happy we made the decision to move here :)

My fiancé & I looked at these a year ago right when they opened. We really loved them, we just weren’t ready to move out of current living situation yet. We just moved in this August 2020. Staff is amazing, the floor plans are so open and spacious. I couldn’t reconfirmed a better apartment for the price. Convenient location to interstate, shopping and restaurants! The property is beautiful, very clean and has lots of amenities. The office and maintenance staff are professional and helpful. My move-in was seamless thanks to Emily! I love it here and highly Paxton Cool Springs!

We've been apartment dwellers in the Frankling area since 2013. We moved here in May 2019 just after building #2 opened in March and were the first people living in a brand new apartment. The size of the kitchen is like nothing I have seen in apartment living in this area. Great appliances and amazing floor plans. A great place to call home in the growing area off Carothers. The pool is great as are the other amenities. Each building has a courtyard with additional amenities. Need a room to have a party or relax with friends, they have a ton. How about sitting around a fire pit on a chilly night, they have one of those too. Want to exercise? Great fitness room and studio, great walking areas right outside the door and mountain bike paths right across the street. I can't say enough about the incredible management here. We have had our share of other management at other properties since 2013 and we have seen our share of good and bad. Cara and Emily are top notch and the maintenance staff is fast and friendly. They have awesome Resident events like Tasty Tuesdays throughout this past summer where they have different food trucks each Tuesday.

I just moved in this weekend and I absolutely love it! Emily made the leasing process seamless from start to finish. She also went above and beyond to get a storage unit for me on my floor. I’m excited to call Paxton Cool Springs my new home and have already referred a friend who will be moving here!

The staff is always quick to respond to any service calls that are put in. The location is fantastic! We are out of the way of main traffic areas, but there are several shopping and dining options within 5 minutes depending on where you want to go. Located within the awesome Franklin Special School District. I have not run into a tenant that I have not been able to relate to, and management has had quite a few events for their clients to enjoy and be able to meet and mingle. I feel like we will grow into a close knit community.

Amazing staff here, they go above and beyond to make sure everything is satisfactory. I looked at several “luxury” complexes, I could not have made a better choice than Mosby Cool Springs. The apartment is stunning, it’s quite convenient to Franklin as well as downtown Nashville. I think anyone would be hard pressed to find the quality of staff and living space that I have found here!
