Property Ratings at Parkway Square Apartments
Water heater always breaking, or running out of hot water. They never fix anything. Management is always going through new managers. Apartment they show you looks great, and then you get your actual apartment and it is an absolute mess.
I am looking for places to live and This is not a good complex to live in as they are refusing to fix the AC in a reasonable amount of time despite weather alerts of severe heat Warnings. Please review AC conditions before moving into any apartment I do not recommend.
Management n maintenance is horrible. Buildings need renovations
Worst place ever . Management is rude and they never fix anything . Save your money
Ac never works , bathroom n flooring poorly made , maintenance never fixes anything , they smile and are friendly but they truly do not care
If you like air conditioning, a working shower, and mold free apartment, look elsewhere. Contacting maintenance is a waste of time. If you still want to live here, please take my lease.

Parkway Square is a great community apartment complex to live in. It's close to most everything. Quiet for the most part. Rent is a bit high for what you get, though, but overall I have had any real issues living in Parkway Square. When the kids move out of our 3 bedroom, I plan on staying and renting a one bedroom due to the fact I can walk to work. Thats the best perk for me.

It was very difficult for me to find an apartment with good reviews and all the amenities I was looking for, especially moving from Virginia and being unable to walkthrough the apartment before I moved in. Luckily, I found Parkway Square and the reviews are as accurate as they state. It’s a beautiful community with very clean apartments and all the amenities you could need. The price was a little more than I was looking for but it was more than worth it for the peace of mind Parkway Square Apartments has provided me.

My biggest fear/concern came true and the apartment was infested with roaches upon arrival. It was also not clean, had stains all over the wood, and the previous tenant clearly trashed the place. I didn’t even stay a single night in there. I WOULD give them 2 stars because management let me back out and refunded my money relatively quickly, but I can’t bring myself to do it. They are nice, but the apartment was completely uninhabitable. I highly recommend staying away.
Office staff is very friendly at Parkway Square, they have been very helpful and supportive during my move in process.

Never seen a complex that has washers and dryers in studios
Parkway Square Apartments is a very quiet community and the rent is comparable for the amenities you receive.
Parkway Square has very well suited my living and working needs. The quiet environment is ideal for working at home and the proximity to frequently needed services saves commuting time. The grounds are cared for weekly and turnaround time on maintenance requests is minimal.
I am leaving a review to say thank you to the new management at Parkway Square. My husband and I have been living here for a few years now and the new management and team has been responsive and has had a tremendous amount of improvement since they have been here Thank you for taking care of us!
Awesome & convenient location. I was in a 3bdr/2 bath apartment & the room sizes and amount of closet/storage space was way above average. At the back of property, quiet/no disturbances, nice view of pool. Neighbors were friendly. Left ONLY due to job relocation. Great office (Lisa) & maintenance staff (Ryan). I definately recommend.
My boyfriend and I have just sadly moved out as we are being relocated out of Houston. I cannot say enough good things about Parkway Square. The service and community are all excellent. The maintenance guys really made our time there, they are all so friendly and nothing is too much trouble. The leasing office ladies are always on hand to answer any question promptly and maintenance requests usually get completed same day. The pool area was just redone and looks fantastic. You are so close to everything when you live here. I mean McDonald's is in the driveway! I would highly recommend this place!
Parkway Square is such a hidden jewel in Tallahassee ! Although it is not a flashy building with fancy amenities, it has everything you need in location, service, comfort, gym and screen porches+ new kitchens and wood floors in the apartments. There are TONS of restaurants/shops/necessities are within a short walk or drive from the front door. The management here is working hard to get the place in tip-top shape and are speedy to respond to every need. We genuinely love coming home here every day.
After having lived here for the past few years, overall my experience has been positive. The location is great---almost central to everything in Tallahassee. The apartments are nicely equipped and overall, the community has been nice. There have been a few issues in the past, but nothing that is uncommon when you're living in a community. The staff are open, fair, and receptive to feedback and are always looking or opportunities to improve. I know that when the time comes when I will eventually have to move out, that Parkway Square will be missed and would recommend any one of my friends to live here.
RIDICULOUSLY PERFECT LOCATION! Community is a HIDDEN GEM! I have been a resident of Parkway Square for 6 years. They have had management companies and staff come and go, and with that I've suffered at times. However, The staff that has been here the last year is very professional, helpful whenever possible, and doing everything they are able to do to ensure a positive experience. Maintenance has had issues, mostly due to under staffing, the office has been disorganized at times, mostly due to management shift whiplash, however, Being a "veteran" at this community I spotted a shift in management a mile away. This time I am VERY PLEASED! Matrix Residential will be taking over, and while I just received notification of who...I've seen their improvements all over my community. Maintenance is getting more hands, the pool is being fixed properly, the office staff is addressing i and correcting issues in a timely manner. The team that is here, from the property manager, Lisa, to the maintenance supervisor, Ryan,to Rachael in the office, They genuinely care and do whatever they can to help. I'm hopeful Matrix is giving them the resources to do just that! I've seen the reviews...and while there is truth to some, I know angry people prefer to tear others down when they're down. People never build each other up when its good. Give them a chance! I want more good neighbors!

I absolutely LOVE driving home and seeing the beautiful trees and landscaping. I have just moved in and already love it here! The employees are all super nice and the grounds are very nice to look at. Definitely some of the most beautiful landscaping I have ever seen at an apartment complex! I just moved in a cute studio perfect for me and my very small pet. The landscape is beautiful and perfect for my Coco. The staff is very professional and sweet. I recommend you come out here if you want peace and quiet.

I've lived at Parkway Square for the last 3 years. It's super quiet, no parties or nonsense. The staff is awesome and happy to help. There's always an event going on each month with free food and something new to do and you get to meet your neighbors. The price is awesome and it takes me almost no time to get to work or anywhere else in town - can't beat the location. I've never had an issue.

This place is awful. They never want to fix anything, put in a work order on 1/20 and still no one here to fix the leaking roof. There is mold in the windows. Just awful apartment

Do not be fooled by the pretty apartment they show you if you come tour. It's nothing but cosmetics. I've lived here for almost two years and it's changed management companies three times. This latest one is the worst. I've had mold growing in my apartment for months now. I brought it to their attention in January and they brought a consultant in. I haven't heard anything yet. I've called and come into the office multiple times and no one will answer me as to why it still hasn't been fixed. Now, they've decided to up the rent to a ridiculous amount. Like I said, the apartment is pretty but it's crap underneath. Uneven floors, ceiling leaks, mold, dog excrement all over the complex. This place is not worth almost 1,000 dollars a month for a two bedroom apartment. Because added insult to injury, they want to charge extra to have a one-year lease (standard length for most places) rather than one that's over a year long. Who does that?
Don't move here!!! This apartment management is the worst. I have lived here for about a year and a half. The old management was great, but they have been bought by another management and they are terrible. They don't send maintenance to fix things in a timely manner (for example, I still have mold growing on my wall that I complained about a couple of times 3 MONTHS AGO), the leasing office staff is incredibly rude and disrespectful (they act like you are stupid when you are upset about THEIR mistakes), and to top that off they do unacceptable/unprofessional like LOSE MY RENT CHECK. I move out in April and I can't wait.
When I first moved in, this place and the people were great. A couple months ago, they got new management and it has gone down hill ever since. I have been trying to be understanding in that they are really busy trying to take over from another team, but it's getting ridiculous. I had to contact them several times by stopping by and leaving messages, without ever receiving calls back....for a whole month! I have initiated every contact. It got to the point that I have been documenting every time I make an attempt to talk to somebody with no resolution. I've also been told different answers when I do get to talk to somebody. Communication is the most important part of running a business successfully!!!!! It also took a long time for me to get a new fire alarm battery after mine died which is a life saving device!!
The new management at this property is terrible. All they care about is getting people into the the units but do not care one bit about existing residents. The maintenance team is really good and is the only bright spot. The office staff is truly awful, once you sign the lease good luck getting them to lift a finger to help you. The only way to get anything done is to tell maintenance directly (they are pros). The office staff will tell you that they are going to put a request into their system and call you right back. I have never been called back once. However, then they will ignore you for the rest of the week with the excuse that they are swamped with tours meanwhile your AC is busted in 95 degree weather. I would NOT recommend anyone to sign on with the new management.
When I think about residing at Parkway Square Apartments on Apalachee Parkway, I think about convenience. I couldn't have chosen a better place to live. I love my one bedroom townhouse styled apartment, which includes stairs, carpeted floors, and a washer and dryer. In addition to these features I have a separate bathroom downstairs for my guests. Another bonus is waking up to sunny mornings or a moonlit night while overlooking our two pools. In addition to being convenient, Apalachee Parkway Apartments includes a fitness center, computer lab and the grounds are always cleaned. Living at Apalachee Parkway Apartments are literally convienent. Outside the entrance gate there are several resturants like McDonald's, Chic-fil-A and Zaxby's that I can get a quick bite from. A Circle K to provide gas for my car. If I need things for my apartment, Walmart is just a few minutes down the road. There's a plaza across the street where they sell the best fish in town and have a 24 hr Planet Fitness. Also there are four furniture stores, a DMV, and a Bank of America within walking distance from my home. If you're spritual, there's six churches also within walking distance for me and my family to enjoy. Even better, there are several schools, universities such as FSU or FAMU, and reasonable daycares within the area. Convenient right? Not only is it convenient for me but for my out of town family to enjoy the best tallahassee has to offer. Such as watching the Florida State Seminole play at Doak Campbell statudim or shopping at the infamous Governor Square Mall. They can also select from one of six hotels conveniently located within walking distance such as the popular Hampton Inn or the Marriott by Fairfield around the Thanksgiving and Christmas holidays. We can also enjoy family time outside at one of Tallahassee 's largest recreation parks known as Tom Brown Park located right around the corner. This side of town is definitely the best! Once again, I believe Parkway Square Apartments play a big role in the way I enjoy my life right now. It's convienently located near downtown where we can enjoy the festivities and be home in a few minutes. It's the best place for me and my family and we would recommend Parkway Square Apartments to anyone looking for a convenient place to live.
We lived there for 2 years. Our windows mildew all the time. Our dishwasher never work right. We had boxed store in a walk in close and when we got ready to move the whole wall was covered in mildew. After we moved out not only did they keep our deposit they claimed we owed them another $500.00 because they had to replace our carpet because of our dogs. They claimed they were only charging us 70% of what it cost them to replace it. My husband was worked at appartments for years as maintenance. They are lying. We now have a jag attorney and we are fighting them. If you lie there make sure to cover your floors in plastic because you are not allowed to walk on them you may stain them.
Upon coming to Tallahassee for college, the search for a nice, quiet, safe, and reasonably priced apartment was truly difficult. Parkway square was the perfect diamond in the rough! It appealed to all the criteria I had when searching for an apartment. The newly renovated apartments are perfect for anyone from a grad student to a grandpa! The outstanding and friendly staff has made this complex truly worth while, and the maintenance team is equally attentive, pleasant, and efficient. In the 3 years that I have lived here, I have NEVER ONCE had a complaint, and every minor/major problem is fixed within a day, and the property is always up kept, clean, and appealing to the eye. The amenities offered to residents are very generous. Despite the rumors about safety in this area, the location of this complex is safe and in the perfect spot for all of your wants, needs, and pleasures!
The townhouse setup is perfect for my needs. It's enough space to not be cramped and it feels like my own little home. They're very welcoming of pets too!
The area in which this complex is in is very ideal and very convenient. Grocery stores, shopping areas, restaurants are all nearby, and one does not have to drive all the way across town for his/her needs. It is fifteen minutes away from FSU creating a peaceful and non-crowded area of tourists when it's football season. My apartment was clean not only on my move-in day, but on the day I viewed it. I have no noise complaints and the landscaping team always does a phenomenal job of keeping the complex tidy. The complex is pet friendly, includes a gym, office, two pools and a pet park. There are so many high points of this complex! I will be living here for a while!
A relaxing community with fun amenities such as two pools, grilling areas, a business center, and gym. They have a friendly and knowledgeable staff who are very responsive. There is also ample parking space. Located near plenty of shopping and restaurants and a good distance away from the university student living crowd. The apartment, a 2/2, has modern appliances, spacious living room and bedrooms. A nice patio and plenty of storage space.
My daughters and I truly enjoy living here. The leasing process was smooth and only took about a day. We now have plenty of space.
Super pet friendly community with awesome amenities. Maintenance is wonderful! All issues resolved promptly. The best part is the convenient central location, right next to the mall, grocery stores, and restaurants. I've done my research and I haven't found one other apartment community in Tallahassee that I would leave Parkway for. Couldn't be happier here!
Parkway Square Apartments is truly one of the best places to live in Tallahassee. I've had awful living experiences up until now, and I'm loving my new home! The grounds are beautiful and kept up to par, maintenance is awesome and prompt, office staff is incredibly professional yet friendly, and the apartment itself is beautiful and spacious. The tenants range from young professionals/students to families so the complex is nice and quiet, especially in the evenings. Parkway Square is beyond accommodating and want you to bring along your pets! They charge pet fees in order to maintain the beauty of the place, but they'll offer you a discount on the fee if you adopt! I thought that was an amazing perk. Overall, this place is wonderful and I recommend it to all my friends!
I have been living at Parkway Square for about 2 years now and I could not be happier! I am in a 2x2 and it has more than enough space for me, my boyfriend, and our lab! It is fully updated and comes with a washer and dryer :) I also love all the great amenities the complex comes with. We have two swimming pools, two tennis courts, sand volleyball, grill area, and a dog park for my dog. Parkway Square has one of the best locations in Tallahassee. We are only 1 mile from the mall and super close to all kinds of restaurants. As long as I live in Tallahassee Parkway Square will be where I call home!
My husband and I moved here a month ago. We are in our early 30's. We are teachers, and was looking for a quiet, family like complex. That is exactly what we got. Parkway Square has everything you need to make your apartment home. Everything is not perfect, but with a happy heart and an open mind, you will be happy here! The amenities are great. The staff is helpful. We haven't needed them for much, but anything we've needed, the have been handy. Do your research and make a choice. We chose Parkway Square and we don't regret it!
