Located only two miles northwest of Downtown Huntington Beach, Yorktown is an upscale neighborhood with rentals in a variety of styles from cozy modern apartments to chic beach houses. Yorktown is only a five-minute drive away from Downtown Huntington Beach, but you can also walk there as well. Of course, residents spend their free time enjoying the scenic shores of Huntington State Beach and exploring downtown, but Yorktown has a wide variety of amenities in the neighborhood as well. Beach Boulevard, one of the neighborhood's most popular streets, contains casual restaurants, grocery stores, and other businesses. This long thoroughfare also houses the Huntington Beach Historical Society and the Newland House Museums. Barlett Park is next to Beach Boulevard and is a great place for hiking.

Property Ratings at Parkview Apartments
I lived in this apartment complex for several years, and it was nothing but a series of problems. The management tries to cover up the building's age with superficial remodeling, but the structure itself is in terrible shape. Plumbing & Pests: The plumbing is outdated, and we constantly dealt with issue's. Termites were a massive problem, leaving waste all over the kitchen, including my dishes. Despite multiple complaints, management had no plan to address this. Security Issues: Security is virtually nonexistent, the gates mean nothing. The gates are frequently left open or broken, and both my bike and my neighbor's were stolen. Kids skateboarding in the undergound parking, and homeless hanging out. Fire Alarm Safety Concerns: The most concerning issue was the building’s fire alarm system. Its broken and would randomly go off—sometimes multiple times at 2 a.m. In February 2025, the alarm went off multiple times, but the Fire Department didn't respond because the system was in “test mode.” They only came out after a resident called, and on February 23, 2025, the Huntington Beach Fire Department informed us that the building was placed on fire watch. Apparently, management had failed to repair the alarm, and they were required to assign someone to monitor it. However, I never saw anyone checking on it. This is a major safety concern, and management did nothing to fix it. Management's Response: When I raised concerns, I was simply told, “You can move out if you don’t like it.” And so, I did. Conclusion: If you value safety, cleanliness, and management that actually cares about its tenants, I strongly suggest you avoid this place.
I lived here for a little over a year and having nothing but good things to say about the complex. The rent was affordable, the apartments were spacious, and they had every amenity I was looking for (balcony, washer/dryer in unit, two parking spots, etc). The property manager, Sandy, went out of her way to make sure that all of my needs were met. I usually saw her in the mornings on my way to work and she always had time to chat and make sure everything was going well. The apartments are quiet and in a good neighborhood, and not too close to Beach Blvd (huge!). If you can find an open unit, jump on it immediately! These apartments didn't stay empty for long. Thank you Sandy and thank you Parkview for everything, I greatly enjoyed my experience there.
I always felt safe and secure behind the security gate and upper level unit design. The 2b/2b has sufficient space to arrange an ergonomically friendly set up. Private balcony access through both bedrooms allows for viewing of serene tropical views with expansive blue skies. Management was always friendly. The neighbors always courteous.
