Property Ratings at Park Regency Club
Stay far away from Park Regency Apartments in Downey. My experience with this place was extremely unprofessional and concerning. When applying, they actually asked me to log in to my personal online banking account on their office computer while they watched me—instead of letting me simply print, email, or upload my bank statements like any normal application process. This is a major privacy and security red flag. On top of that, Derrick, who handles applications, was rude and unprofessional. He scheduled an appointment with me, never showed up , and ignored all calls while I was waiting there. The entire process felt shady and careless. They seem more interested in keeping your holding fee and trying to get access to your banking information than in helping anyone actually rent an apartment. Do yourself a favor and stay far away from Park Regency Apartments. There are plenty of other places in Downey that operate professionally and respect your privacy.

Bathroom sink I submitted a maintenance request because my bathroom sink was clogged, and the maintenance team arrived within 10 minutes! The technician was very polite, friendly, and efficient. He fixed the issue quickly and made sure everything was working perfectly before leaving. I’m very satisfied with the service thank you for the great response time and professionalism!

In July, the management company made a billing error and charged my rent twice. I was out of town at the time and didn’t notice right away. That unexpected double charge left me thinking I had no more money to spend, which seriously impacted my trip and plans. When I brought this up, they admitted it was a company-wide issue but said there was nothing they could do. They offered no compensation, no discount, and no real effort to make things right. It’s unfair for tenants to carry the burden of their mistake. I’m sharing this in hopes that upper management will finally step in and do the right thing, especially as I’ve also been trying to work with them to break my lease at a shared cost due to parking and safety concerns. I genuinely like the leasing staff, but the way management handles serious issues is unacceptable.

I want to start by saying the leasing office staff here have been nothing but kind and professional — they’ve truly done everything they can on their end, and I deeply appreciate that. The real issue is with upper management’s lack of flexibility. The only reason we’re trying to break our lease is because we need one additional parking space for a work vehicle. Under normal circumstances, this wouldn’t have been a problem, but we were told management can’t offer any extra parking due to upcoming construction plans. This creates a serious safety concern, not just an inconvenience. My husband would be forced to park on the street and walk through the area late at night, which is something I am extremely uncomfortable with because of a past traumatic incident. This isn’t a simple preference — it’s about feeling safe where we live. I even offered to cover part of the lease break cost to find a fair compromise, but unfortunately, no exceptions were made. That refusal has left us feeling trapped in a situation that could have been avoided with a little more flexibility. I truly hope management will reconsider and work with us to find a solution. This could have been resolved easily, and it’s disappointing to feel unheard as residents who genuinely love the community. I’m still hopeful someone from upper management will reach out to help make this right.

Best part about this place was the service they used to have and the maintenance people are amazing. After living here For going on my third year, Quality has gone down homeless is rampant in the parking lot, Making a mess at every dumpster every night, They’re two pools are regularly unclean, even though they have a pool person coming every week, There are roaches in public spaces, They charge for pests but it’s still prevalent, They are taking away parking from tenancy, including myself, for construction, which is supposed to go into the next year. If I get the eventual reply to this review to help with my concerns, I just want everyone to know that reads this, I have gone to their office. I have emailed and they do not care to fix or help their front line People have been not been given the tools to Remedy anything.

I moved into Park Regency Apartments April 2020. I moved in primarily because I had a dog. My dog passed away recently and I am ready to move! Since moving here, my car has been broken into. My car has been towed by management for parking in the guest parking lot. I have had to have my apartment sprayed for bugs multiple times. I spoke with employee today explaining how I was frustrated I was paying $500 more than if I moved in today. Yep. That’s how it works. Great customer service. Then, gives me a lecture about taking out my frustration on him and said that I am the one that chose to live there. Got it. My fault for making a poor decision. I won’t make that mistake again and encourage others to not do the same!

Amazing Place! Spacious Pools! I’ve been here over a year and this place is satisfactory. The 2 pools they have are great. They have great maintenance staff. They have great leasing office staff. Especially Griselda, Claudia, Elizabeth, and Detric. They met every request professionally and provided much needed support during one of the outages the city experienced. They are willing to answer any questions and are always super helpful and responsive. I don’t regret choosing Park Regency Club. It’s a great place to raise a family.

Pipe Leakage Pipe was leaking in bathroom. Maintenance was contacted and responded. Due to the age of the pipe, it was temporarily repaired to stop the leakage until the next morning. They returned and fixed the problem expeditiously. Thank you!

Apt has a nice view especially at night The apt unit that was given to me was clean. Detric, one of the leasing consultants is very nice, approachable and so accomodating. Been here for less than a month.

ROACHES We have roaches all over our apartments and in the hallways/laundry rooms. No fumigation is happening and nothing is being done about the roaches. On top of that we have a lot of people parked in red zones and in front of trash cans making it hard to throw away your trash. Also there are people inside the trash cans all the time digging through our trash and there is no security at all they are never on site

Packages getting stolen 2 of my packages have been stolen now and when i have talked to the front desk crew, they tell me they will get back to me and never do. I feel like i cannot comfortably order packages without the possible risk of it being stolen.

Drainage backup We were at a great inconvenience after the kitchen sink backed up in December. Completely not our doing. It was due to the facility's drainage, and there was zero remorse for what happened and zero empathy for what we experienced during the week while the issue was being mitigated. Nothing was provided to except for a 1-time cleaning of our apartmenthe after a week of severe discomfort.

This place is not good. Feels like this place is falling apart. They need to fumigate this place because of the insects. The front of the house workers don’t feel helpful at all until you see them face to face. There’s much improvement this place can do for their tenants.

Maintenance Request not fulfilled I submitted a request to have my window structure inspected after I noticed multiple cracks appearing overnight following my neighbor slamming their door. When the maintenance team arrived, I was present, but no action was taken. The cracks have since worsened, and I would like them repaired or repainted, as I do not want to be held responsible for damage that was not caused by me. This is a matter of structural damage. I found it disrespectful being told it's paint cracks and then they leave with no follow up for me. I have to call and chase down the answers which is not right and a I find it unfortunate that as a resident I have to escalate matters to get simple repairs completed.

Pretty Good Overall our experience here was positive. A few hiccups throughout our stay, power outages, water troubles, etc. But all in all we did enjoy our time here and recommend it to future tenants.

Smooth transition Our lease rate increase was minimal, the lease renewal was received at least 2.5 months before our lease expired which greatly reduced the stress of deciding to renew. Definitely love this place!
