The price of rent for the space we get is not worth it. The lawns, parking lots, and common areas are unkept most of the time. We had a laundry room that didn't work for nearly 6 months and still doesn't work properly most of the time. During the six month period that the laundry room was down, some of the machines would take quarters and still not work and we were never offered any solutions other than to make a ticket with the CSC company. The work that the maintenance crew does seems to be easy/cheap fixes, and either they overlook issues or truly don't notice them when getting apartmens ready for new tenants. When we moved in, one of our stove burners didn't work, the dishwasher leaked into the cabinet under the sink, and all of the weather stripping on the windows and doors were cracked and falling apart. Maintenance did come and fix those problems, but instead of actually replacing the weather stripping they just added a different type of weather stripping on top of the old, which just ripped out when we'd open our door as it stuck to the door paint. This not only ran up our electricity bill because the AC was working harder than it needed to, but I ended up just fixing the weather stripping myself. At one point, our fridge died and maintenance took 3 days to replace it which was long enough for most of the food in our fridge to rot. On top of that, it was replaced with a smaller, less effective unit that received a shotty spray paint job in an effort to make it look newer. Tenants are Nickle and dimed for every little expense now as well. When we first moved in, we payed a flat rate for water, only had to pay for valet trash, and we only payed OUR electric bill. Now we have to pay for common area electric, dumpster pickup, an "estimated" water usage, and the city's fire fee. Valet trash doesn't even show up every night that they're supposed to. Most of these added charges feel like they are the apartment complex's responsibility and they were just thrown on all of the tenants on top of ridiculous raises in rent. We're also charged for pest control that, to our knowledge, doesn't even show up anymore. They used to show up once a month and leave a card to show that they came.

This place is a joke. Every month on a regular basis they turn off the tenants water because there is always a "main water line break." Clearly they can't get it together if they're having to turn off tenants' water on a regular basis, it is a major inconvenience when tenants need to shower, cook, use the restroom, etc. Their washing machines and dryers in their laundry room are always broken, good luck if you can ever find a washing machine or dryer that works; half the time either the washer/dryer is broken or the app isn't working or connecting to the washer/dryer to work. It is a nightmare. You can never find parking between the 100-200-300 buildings in the evening, it is horrendous. They have the nerve to charge the price of rent like Orlando area when their buildings are so old they can't even keep the water running. Do yourself and favor and look elsewhere.

Paddock Place Apts is a place where I feel safe walking my dog at night, I know any maintenance issues will be handled within 12 hrs. , usually, and, management knows everybody by name and are very friendly!
It's a great place to live. Location Location Location.
Everyone is so helpful and friendly. We moved here from another state and werent sure of what to expect. Everyone has made us feel right at home here and we are so happy to call Paddock Place our home.

I have been living in Paddock Place for more then 4 years now and the experience with the staff, community, maintenance and neighbors has been excellent. The office management staff always help and support my requests. Overall, it's a pleasant, quiet place that makes renting a breeze. Prices are also fair compared to the area. Highly recommend A

Other than my recurring problem I love it here and the staff is wonderful.
I rented here and had to pay to get out of my lease. Kitchen cabinets and dishwasher in horrible condition. Pest issues that made living here unbearable. Suffice it to say, a dishonest rental office. I asked before moving in about pests and pest control. I could have rented cheaper elsewhere if I wanted to live in those conditions. The outside and the advertisement looks great. Peaceful neighborhood. However, someone did break into my locked vehicle. If they have apartments available all the time, you know why. Nobody in their right mind wants to move out within 3 months.
Paddock Place is a beautiful place, a nice location and the atmosphere is great... the timing when you request service is AMAZINGLY FAST and the staff actually care about their residents.... i love this place.
ived here for 12 months now, it was great at first and even wanted to renew our lease in December. but the last 4 months have been nothing but trouble. our apartment had 3 leaks in the last 4 months, ac broke 4 times and we have to stay out for two weeks and they only temporarily fix the problem. it's leaked into our carpeted areas twice and the second time has made the carpet moldy and extremely smelly. i went into the office to have someone come fix the leak, they came and fix it, two days later it went broke again. then I went into the office and said you guys need to do something about the carpet and refrigerator has a leaked cause of the old age as well but they never fixed it. they said that someone will be in Monday to clean It... well i went into the office and Confirm about it but they never change the fridge as I requested. I paid 400 for down deposit with a promised that no charges prior moving out but they charged me extra 600 and threatening me to send it to a collector if I’m not paying for it. Needless to say we aren't renewing our lease. there are way better apartments put there than the Paddock Place Apartments at a cheaper rate.good luck if you rent here it will hit you later
Management is by far the nastiest i have come a cross. Friendly at first then once you sign lease they turn on you. Ponds there stink. They make you feel unwelcome. Pool in very bad shape. They say pet freindly but lie. Tennis courts not safe volleyball court is a joke. Maintain people do fix thing if it is a simple fix.
If you break the lease, agree to pay 2 months rent. That is not it. They fake all kind of charges and make you pay all sorts of fees and threaten to inform the collectors if you do not pay the meaningless fake charges! NEVER GET INTO A LEASE AGREEMENT WITH THEM! STAY AWAY FROM THIS PLACE!

Needless to say we aren't renewing our lease. there are way better apartments put there than the Paddock Place Apartments. good luck if you rent here.
i just rented an appartment here and i love it it is so quiet and nice could not have picked a better place and the people are so helpful
Although they've painted and redone some of the pools, the apartments themselves won't be updated until 2016. The apartment they showed us smelt old and like smoke and was very run down for their cost. We were still interested, but trying to rent here is like pulling teeth. Took two weeks to return a phone call. They require an application fee then make it feel like they are just taking your money.
This place is way over priced for what you get. Everything is done so slow the mangement really shouldn't be working here they take forever and only care about there problems.
I hate it here. I wouldn't even recommend it to my worst enemy. There are break ins, the management are rude and self centered. The whole place needs new management. They have no respect for renters and they would rather see you kick you out over stupid things- such as walking your dog in front of the office heaven forbid you step on the grass to. Seriously never renewing my lease, I would rather be homeless than rent here. They always complain about everything and don't take the time to care about you.
good location. No security, not even security cameras, not enough parking spots, over priced for what you get, and management only cares about the pay. They could care less if you are secure and happy, if something breaks your better off fixing it yourself before management contacts maintenance
