The residents of Overture Buckhead South are like family. We share concerns for one another. We are helpful to those of us that have had losses and or health issues. There are also activities maintained by residents such as bingo and scrabble. Our activities director has arts and crafts for us to enjoy. We celebrate birthdays monthly as a group and special holidays: Mothers Day/Fathers Day. And we always say goodbye to the old year and ring in the new with our New Years Eve Bash!!

I love living at this community because there are so many amenities and activities offered. I have met a lot of very nice people as well. I thinks that it's important to be able to get out and be active in the community, but at the same time, if one wants to relax and stay in, that is ALWAYS an added option. It's nice having so many choices!

Overall I have been very satisfied with my living experience at Overture. It is a very diverse and dynamic group of people with a real sense of community among the residents. This community is a family like atmosphere. Most of us are older adults who truly enjoy life and people. The managements have changed several times however, I’m sure the powers that be know exactly what they’re doing. Other than that, It’s very nice living here. Despite some comments I've heard to the contrary, I believe OBS is a classy, high quality, and well maintained 55 apartment property. The facilities provide ample opportunity for those wishing to socialize, exercise, or participate in extracurricular activities such as games, arts & crafts, etc. The apartment units are well appointed and comfortable. I've found the location of OBS to be convenient to Buckhead venues, restaurants, highways, and travel via MARTA.

This is a very lovely experience every day. Wonderful pool and area, spotless , friendly neighbors and I love the dogs. I live over the doggie park. Grocery store right around the corner w/ delivery to your door if you need it. And the activities that the staff organizes are endless. Great fun!

An enjoyable place to live, friendly residents, administration staff are friendly and helpful. Pool area is lovely and kept very clean.

I was pleased when I applied to this property that your income did NOT have to be 2 or 3 times the rent, like ALL of the previous properties! People don't even consider looking in this location because they automatically thinks that it will cost too much!! The garbage accommodations are unbelievable!

Don’t move your love ones here, I live here 18 months in pure hell. People living in the attic smoking, falling ect. I lived there under four mangers and three maintenance workers.

Since moving into the Overture Community in October,2023, I have been very happy with my apartment, the staff, other residents and the community as a whole. Most people have been very friendly and helpful. I am anticipating a couple friends to move in the community in the very near future.

OBS is a 55 community that is classy in appearance and well maintained. The premises are clean, quiet and well appointed. This property is conveniently located in close proximity of a major MARTA hub and is also convenient to the Buckhead community of restaurants and shopping.

RENTERS BEWARE UPDATE Atlanta Police came to Overture Buckhead South today Nov 1, 2023 to file report. Manager Ms Lynn and Maintenance Emerson came to Unit 1426 on Friday, October 27, 2023 and confirmed tenant on 3rd Floor Unit 1326 has been mixing Mothballs and Ammonia Highly Toxic Environment, please read on… Upon touring unit in May 2023 there was a huge apparatus in unit, was told by assistant manager Maurice that unit was being cleaned for odor. I moved in Saturday (Mother's Day) weekend my movers and I smelled an awful odor (stench) in unit. It was so bad I slept in my car and called, texted and emailed Maurice and office, that I wanted my money back. The then manager came to unit Monday morning and she said maintenance would perform a procedure and to do so I need to stay in Overture's guest unit on the 1st floor overnight. I stayed in the guest unit overnight and returned to the unit the next day The smell seemed to be gone; it is back with an overwhelming chemical content. I learned the previous tenant moved because of the awful unhealthy odor (stench), and management has known of this MAJOR PROBLEM/ UNINHABITABLE/UNHEALTHY LIVING ENVIRONMENT yet continues to rent unit. In addition one of the maintenance guys is spraying air filters with a chemical air freshener to hide odor, air filters are not to be treated with anything. The fire department was called three times in the past two weeks and reported not only is there the awful odor (stench) they detected a reading of gas. The EPA has been notified twice last week. This is a nightmare, I wear a mask and have not slept through the night in weeks and all the windows and the deck door are open in October all day and night. A Shame Before God This is a 55+ community. If you are a Senior and or have a family member who is do not move here it’s not worth it.

Overture Buckhead South is a beautiful community but over the three years I've been a resident I've had four managers. Each management team is limited in making significant changes before another team replaces the old team. Communication and follow through is also a concern. Current management initially stated they have an open-door policy and will have monthly meetings to address resident concerns and as of yet, that hasn't happened. I have also been paying $30 for trash service for three years and a month ago they started valet service with no explanation as to why it took 3 years to start and if we would be reimbursed for the fees paid without service. Just know, if you are interested in moving to Overture Buckhead South it's a beautiful building but there is no stability in management which leads to lack of communication and follow through.

I LOVE living here. My 1 bedroom, 1 1/2 bath is like living in a hotel. I love the openness of the floor plan. Even the hallways of the second floor make you feel you're living in a luxury hotel.

My experience at The Overture has been a very positive one! It has been a life altering adjustment moving from a small rural community to an urban/apartment style of life. However, the staff and residents of the Overture have helped make that adjustment doable! Activities get me out of the apartment and into a social setting. Everyone is friendly and extremely helpful. Overture was the Best Choice!

safety is the greatest concern. I love to be able to walk to the grocery stores and to transportation if I did not have to drive. On a fixed income and would not like a major increase when lease is renewed.

If you are seeking a living experience in a 55 community, I can recommend Overture Buckhead South. The property is classy in appearance, clean, and well appointed. For those interested in an active community experience, OBS is dedicated to providing fun, entertaining, and educational activities. Shopping for groceries, home supplies, and home fix-it items is extremely convenient with stores only yards away. I highly recommend this property for comfort, convenience, and an overall positive living experience.
Everyone has been quite helpful in helping me adjust to a different way of living!
The building interior and exterior are beautiful. The staff is friendly and professional.
