I love the layout so much! Tons of storage and space. I will say the building are not kept up with. The hall ways are really nasty and need to be pressure washed. Same with landscaping there has been a lot of trash everywhere.

I genuinely love living here! I love the location, I love how quiet it is. Maintenance requests are handled quickly, efficiently, and professionally, and I never feel like I have to worry about being a single woman living on her own here.
Love living here! It hasn’t been long yet but amenities are really nice and so are the people in the office! Maintenance requests are responded to very quickly as well!
I just moved in and I love it so far! Its not loud and everyone has been friendly between saying hey to me and my dog! I think this will be a great experience.

People are very noisy and do not pick up after their pets waste. People also park illegally in the handicap spots, loading zone and in front of the trash compactor over night.

Clean and quiet. So far, the staff has been amazing, and I love the location in relation to necessities! I'm on the ground floor and so far haven't had any issues with "noisy neighbors". Love it here!

Overall pleasant living environment with great floor plans. A clean, quiet community. Very resident friendly offering many community events. Maintenance is quick to respond. However, no follow-up to let you know completed or ask for satisfaction. Being a new build, be prepared for less than "solid" construction; meaning, you will hear everything from the apartment above (walking, moving items, dropping items). Other than that, no sound issues. The resident portal lacks ease of communication to the office, but not maintenance. A resident cannot access their history of charges/payments. The office does not communicate well regarding staff changes and ways/with whom to communicate. Very little incentive to renew the lease. My star rating is based on the frustration of apartment noise and frustration in communicating with the office/using the portal.

Fantastic location, not too busy but not too quiet. Clements Ferry road will get built up soon enough!! The amenities at Overlook are some of the best I’ve seen, and the apartments are so modern and well kept up!

I’ve been in this community for over 2 years. It has definitely gone down hill since I’ve been here. The grounds are not kept up anymore, residents do not clean up after their pets, and residents are loud and not mindful of others.

Out of any apartment complex that I’ve lived in Charleston over the course of the past 11 years, I have never encountered a maintenance team so on top of things like Chris and Antonio. Truly!! They are the absolute “A Team”!! Put in a maintenance request and it is done! SAME DAY!! That is unprecedented for me. So, hats off to those two!! In addition, the office staff are a pleasure to deal with who are a caring, compassionate group of people who are willing to work with and accommodate their residents in any given situation. I would definitely recommend anyone looking for a place to move to come and check this place out!!

This apartment complex is a disaster zone, and I cannot emphasize this enough. **Avoid it at all costs!** The most pressing issue is the **massive mosquito infestation**. It's unbearable, making it impossible to enjoy even a moment outside. The management seems completely indifferent to this problem, prioritizing their bottom line over tenant well-being. Speaking of management, they're **terrible**. They're constantly trying to find ways to charge more money, switching contact information throughout your lease to make it difficult to reach the right person. Their communication is appalling, and they don't seem to care about the state of the property. The location is isolated, offering little in the way of amenities or convenience. The apartment itself is far from clean, with a general feeling of neglect and disrepair. Having lived in many apartments, I can confidently say this is the **absolute worst** I've ever encountered. If you value your sanity, health, and money, steer clear of this place.

Best thing about this community is the maintenance man. Chris is great! Fixes things quick and explains it to you so you understand what’s going on. My fur baby absolutely loves him too. He almost always has treats on him. Plus, you can’t beat the amazing view of the bridge/water from my apt.

There many great things at Overlook Point, the biggest is the size of 2X2 bedrooms, 1305 sq. The club house is gorgeous. Pool size a little too small for community size like this. There nothing around ( except Dollar store, 1 Chinese restaurant) you can walked, and not much for walking on the property. So we always go to DI ( 7 min drive) for walk. New stuff is great, they try to make property look good. We moved here in June 2021, love location and specifically location of our unit

Friendly neighbors and nice quiet location. Apartments are cheaply made, maintenance does quick fixes instead of actually fixing issues. Moved in with walls needing touch ups but they would not touch anything up.

The location makes it easy to get to a bunch of places, the apartment is beautiful, and the staff is friendly. It's apartment living so there is always going to be a few things that aren't great, but overall-- Awesome place to call home!

Worst apartment I’ve ever lived in. Dirty. Is not “waterfront” living. Literally on a marsh with bugs everywhere. Charge you ever chance they get for random fees. There are apartments by the beach for cheaper than they charge for a 1 bedroom. Right behind a truck stop and sketchy shopping plaza. Don’t do it! Car got broken into right after moving in which was also great! Not safe
Despite promises, the Overlook staff never connected with me after my lease ended regarding my deposit. I emailed them about it, got no response. A month later, a credit collection company starts calling me. I called the Overlook staff, asking why I owe them money. They said, we'll get back to you. Never did. That in a nut shell, is how much they care about their renters. Was glad to move. Besides, Clement Ferry Road is very dangerous and very busy.
It is hard to give a good review of an apartment complex when you can't even get in touch with them. I am a U.S. Military member overseas coming home in the next few months trying to find a place to live through all the scrolling of apartments I finally find one Overlook Point! I send an email requesting more information thinking this is great a beautiful new complex to live in.. Three weeks go by nothing. I email again once again showing tremendous interest in the apartments and two weeks go by nothing.. I shouldn't say nothing, both times I received the standard automatic reply saying that they have received the message. So a computer from them did contact me. I tried calling twice and no answer from the office. International calls aren't cheap so I am no longer trying that and since they don't want to email me back I had no choice, but to write this review purely on their lack of customer service. I hope people have a better experience with them than I did.
