Property Ratings at Overlook Exchange
This place is falling apart! the pictures are from when this place was built. back in 2017. I have live in SA before back from 2016-2020 and my apartments back then Were Superior to this place! We moved from out of state so we had to take the virtual tour and revIews! We are now stuck here! Our apartment was not ready when we moved in. Our lease started June 4th we moved in June 23! roaches, cobwebs on the blinds, a drawer in the kitchen that wasn't stained. a broken washer and dryer, cocking that was peeling from around the toilet and sink. Luckily our kids were not coming for another week, yes they came and fixed it all but the point was it wasn't ready. Next the property is no well kept, once again their is a reason they only require 2.5 times the rent. trash is left all over the parking lot, domestic fights at night, people who allow their dogs to Pee in the elevator and not clean it up, this has happened multiple times. and the birds, bird poop is everywhere in the stairwell, on the railings, bird have made the breeze ways their home and they claim they cannot do anything about it. It has to be a health code violation. The place is falling apart and the TWO maintenance men are great but have a lot on their plate. if this was once a 4.6 it is a 2.0 go look on Yelp to find the truth!

It a pretty property. Easy to fall in love with and is pet friendly. That pool is huge!
I toured today with Justin and had the most pleasant interaction. The community is clean and kept up with. I look forward to choosing overlook exchange..

Every month I had something happened. From vandalism, to theft, and then saying that I need my own security camera (because residents can't rely on the surveillance cameras. That for MONTHS they had a sign that says 24 hour surveillance but In reality they haven't put up any cameras). Very misleading.
Having to give 1 star to write this review. AVOID THIS PLACE!!!! it’s great at the beginning until you sign that lease. …. Cannot wait to get out of this place. Constantly having to get onto management to fix our issues that still to this day are not resolved! Black mold and leakage from the neighbors drain above us that they have “completed and repaired” every time we request them to fix it, they mark our maintenance request as completed without even speaking to us or showing up to check the status. We have had this hole in our ceiling going on week 2, they have yet to fix the leak, treat the black mold or performed any type of repairs. Have another leak in one of the bedrooms that they advised us to “see if it dries up” after they STUCK THEIR FINGER into the leak in the ceiling…. Management is neglecting their residents, (we are not the only ones having this exact same issue) The hallways smell like a landfill and are disgusting. The first floor hallway walls are obliterated in black mold and trash bag debris, the trash company that comes out to pick up your trash(that is also charged to your rent every month) will have every excuse in the book on why they didn’t do a pick-up, the pool never works, there’s roaches (you “pay” monthly for pest control that doesn’t exist) You pay for a “high end” apartment complex with the service of a run down motel 8. Maybe this review will grab someone’s attention and come fix our issues!!!!!!!
Moved here in July 2020. At the time this place was very nice. They misrepresented the massage service but I was fine with it. What I'm not fine with is the lack of cleanliness in the community. From a distance it doesn't look bad but when you take a closer look, it's really gross. Some people don't clean up after their pets even though there are stations throughout with poop bags and trash cans available. The hallway carpeting is stained and dirty. The stairways and landings are filthy. When I spoke to the office staff, they claimed that they had loaned their pressure washer to another location and never got it back. Hello! Send someone to get it back or purchase a new one so you can maintain this community. I have to agree with some reviews when they say that it's embarrassing to invite anyone over because I don't want my guests walking through filth to get to my door. Sometimes people drop food on the stairs but do not clean it up. I've seen empty beer cans and most recently a pup didn't make it to the grass so its owner thought it ok to just leave the pile of poo on the stair landing. That's just rude. The gym is ok. They have some decent equipment but the floor hasn't seen a mop or a broom in a while. The pool has been unusable more often than not. They brought in a maintenance man from another location to clean up our pool and he did a great job. He made the necessary repairs and about 2 weeks ago we got a message from management that the pool was open and ready for use. It didn't last long. The pool water is green again and the maintenance man has been sent to another location out of state. Kind of stinks to not be able to use the pool on a holiday weekend. Overall, my apartment is very nice. Just wish the outdoors matched the indoors and that I could actually use the ammenities on site. Office staff is pleasant when you go talk to them but all you get are weak excuses and no real resolution. I understand that COVID and the winter storm messed things up a lot but some of these issues where around long before. I have visited several other apartment complexes and their pools are up and ready for use. Get it together Overlook Exchange. This place has potential if you just put in a little effort. I have 6 months left on my lease and definitely will not be renewing. I work in the medical field. I'm not expecting a sterile environment but would appreciate not having to walk through filth to get to my door.
Not a good place to moved this apartment The people work at office they don’t care anything is happening when we have needed to fix anything in apartment I can’t wait to move out this place
I waited to write this because I wasn't sure if management would improve but now that the old manager is gone I can say that this probably the best place to rent in the area. I have friends in other apartments nearby and I much prefer here. There are some issues with furniture being dumped but it has been clearing up. Also want to mention that Alejandro is a great service technician.
I've been renting for close to 10 years, and I can say that the value proposition here is excellent. Convenient location, love the floor plan, and service is great again (after what I imagine was a staff transition).
What a change from a few months ago after the change of staff, especially the manager. The attitude at the office improved. Calls are being answered and my last maintenance request was a breeze. Grounds are being kept up. I absolutely disagree with the last 1-star review. I understand the concern with the renter's insurance charges, but the office has graciously credited any wrongful charges after I showed them the required proof per the instructions they sent out.

agreeing with the other 1 star review - worst customer service ever, ever since mgmt has changed they've been so inconsistent and rude. they keep charging us for renter's insurance when they've had the declarations page on file and it hasn't changed since we moved in. complied with their "update" for the renters and it's already been two weeks and they refuse to credit our account. DO NOT MOVE HERE. it is also disgusting in hallways, there's trash everywhere. there's nicer apartments in the area way cheaper and way cleaner. do not even waste your time.

Outrageous extra charges, charging everyone for renters insurance when we have it and they haven’t taken it off yet. Don’t even try to have a discussion you’ll be met with nasty attitudes by the front staff who don’t like to admit their faults. Since management changed, the grounds and common areas look gross. Starting to feel more like a transaction than a home.

I have nothing but great things to say about Overlook. My husband and I have been living here for just over 2 years. The staff changed a few times, but management has kept with their promise over the past year. We've seen monthly (sometimes weekly) resident events which bring the community together. Everything is well maintained, and most importantly, the staff is responsive! The leasing staff is always available when we need them, and maintenance responds very quickly. This is our third rental in San Antonio, and the best we've experienced so far.
