Overlook at Franklin Square

We’ve been here 2 years now and I have nothing but amazing things to say about the property management team and maintenance. Any service request is answered within 24 hours and we always have a great line of communication. Thank you Andrew and the maintenance team for always helping out!

They charge you for every little thing when you move out. Some things were reasonable but others are just ridiculous. Never had an issue when living at other communities.

Where do I even begin? I reached out to this property via phone for weeks due to living in another state and was unable to reach anyone in the leasing office for weeks. When finally able to get someone on the phone it was a representative answering from a call center, who wasn't actually on the property nor had they ever visited the property. However they were helpful with providing a virtual video tour of a unit I was interested in viewing. Moving right along, months later I'm finally in town and able to stop in and actually tour the property yay. I enter the leasing office and I'm greeted by (not so much of a greeting) an actual female employee in the office. My apologies for not remembering her name but her initial facial expression (which didn't change until right before I left) said every bit of she wasn't the least bit interested with assisting me with anything that I needed, but you know what they say about assumptions. After telling her why I stopped in she basically told me that she was busy and that I could tour the model unit by myself until she was done, no biggie the leasing office had only been open for about 45 minute so maybe she was in fact busy (it's not always what you say but how you say it). When she finally came into the model unit I received more of a let's hurry this up because I have things to do kind of attitude. After reading several reviews about the leasing staff intentionally not showing actual units due to the property not being as well kept as the model, I asked if it were possible for me to see an actual unit and I was in fact told that the property was at capacity and no empty units were available for show. However the property's website determined that was untrue and there were 4 units matching my criteria available now. The most alarming part of the property viewing was the leasing agent informing me that in order to qualify for the 2 bdrm unit that I was interested in I would need to have an annual income of $86K, that's a monthly income of $7,000 which would be more than 3 times the amount of the monthly rent. I've rented frequently in the past as well as owned multiple properties and was never required to earn such an extreme income. I typed all of that to say that first impressions are generally lasting ones, although property appeared nice and well kept and the clubhouse was impressive..thanks but no thanks I won't be returning to this property.

Beautiful apartments, neighborhood seems quiet. Getting in touch with the leasing office has been stressful. When you call you are on hold for at least 5 mins, whoever answers the phone partially answers your questions but takes down your info so someone will give you a call back. After a few days no one reaches out and I start the process again. The second person gives me a different answer to my question and insist that someone will call me back but no one does. They do not respond to email either. Maybe they are short staffed but it is very frustrating.

If I can rate them a zero stars I would the worst Unsanitary experience ever.

Highly recommend anyone looking for luxury apartments . The front desk has been nothing but helpful and very accommodating. From when I was going through the entire renting process Natasha made it very easy and found me a floor plan exactly what I needed . Everything from grocery stores ,mall ,and fast food places are no more then just 5 min away . Great location and price point and great size apartment compared to everything in the area . - Adrian
