LOVE IT!!!!!

GREAT CUSTOMER EXPERIENCE! New resident here! Applied with Aaron, the leasing agent who walked me through the application process was very patient and welcoming anytime I would drop by or call never made me feel like I was a burden or pest like some places do. He always made me feel like he wanted me to join the Orleans Landing Community as much as I wanted to join! Unfortunately, Aaron left the company but I was followed up with Ryan who stepped up and picked up where he left off in aiding me into the actual move-in process and also making me feel wanted here at Orleans. I came to view my unit a week before my move-in date and both Ryan and James, the Property Manager were both swamped with other residents with issues both promised me that whoever finished with their resident first would show me my apartment so I told them to take their time, no rush, and I sat and waited patiently until they were done. Ryan finished first so he showed me the apartment. I LOVED the unit, however due to the previous tenant who had the unit before me the place was left in pretty bad shape but this DID NOT deter me, I still wanted the unit so I mentally prepared myself that there’s a possibility that I could have a slight push back on my move-in date which is why I chose the date I chose just in case this happened. Sure enough I received a follow up call from Ryan that they needed an 2 extra days to finish my apartment due to the condition the previous tenants left it in and I agreed with no problem because I saw the potential of what the unfinished product would look like finished so I was willing to wait it out. The 2 days came back and I received my keys and the apartment was GORGEOUS. There were a few things that needed tightening maintenance wise so I put the orders in this morning and Terrance, maintenance supervisor came and addressed all of the issues this afternoon. I am very pleased with how issues are being addressed in a proactive and timely manner and am proud to be a new member of the Orleans Landing Family!

Not secure, "luxury" apartment

Beware of this place. This has been an awful past few months at Orleans Landing. I really don’t do the whole Google Review thing, but it seems like my emails aren’t responded to because they spend all day responding to people on here instead :) Package security is nonexistent: Packages are left in an unsecured area anyone can access during the day. My $300 package was stolen, and since the delivery service had photo proof it was delivered, I wasn't able to get a refund. Management completely dismissed me and did nothing. They have no secure storage or plan to improve the situation. Even the DPD who I had to file a report with questioned why I would pay all this money in rent without having a secure package room. The gates have been broken for over a year: They’ve promised to fix them "soon" the entire time I’ve lived here (15+ months). Still wide open, anyone can walk in, which is probably how packages get stolen. They're pretending like the security vans that sit there are enough for safety, but clearly not when anyone can come on in! The rent system is a mess: Due to a glitch in their portal, I went in person to clarify my balance. I was told everything was fine and I owed nothing. A month later, they came after me for money I had already asked about — and blamed it on corporate controlling the new rent portal, refusing to take responsibility for the incorrect information they personally gave me. I deeply regret renewing my lease. I was hopeful the second year would be smooth, but it’s only gotten worse. I would suggest to anyone looking here, not to, when you run the risk of wasting money on stolen packages and unsecure parking lots. I’m counting down the days until I can move out. I'm sure they'll respond to this review asking me to email them, except they haven't responded to a single email of mine (unless it's about my rent) in over a year.

Since 2023 June, everything went from good to bad and this year with new management of J went from bad to worse. No trash pickup but 25$ monthly payments are mandatory Garage must be free but heard that new tenants been asked to pay 50$. Don’t! It is always open. Strangers well welcomed here. No maintenance but immediate closure of your requests in residence app. Unknown insurance company that no one send you the details of it.

Welcome home

a great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. I love the convenience of the elevator and four story covered parking garage. . I live alone here and could not feel safer anywhere else....a beautiful neighborhood with parks and trails."

don’t move here

Buildings are nice that’s about it. Walls are paper thin, you hear everything. They don’t tell you that your neighbors are air bnb guests, really anyone walks in and out of the buildings. Security is a joke. Gates are broken and open on most days of the year. Management is unresponsive. For your safety and comfort I would look elsewhere.

Nice apartment and cheap parking

We love our Orleans Landing apartment. The inside is clean with up to date appliances. Parking is way cheaper than it would be downtown. The ORL staff and local police officers have done a great job addressing the noise/traffic issues in the summer.

Great Location and Amenities

Location is great, right by Atwater Brewery, Chene Park and the Cut. Gym is really nice comparatively. Appliances are much nicer than most apartments. It’s pricey, but you get a great place, well made, and a very helpful staff.

Walls are paper thin

This is a beautiful community, with great management staff and amenities. However, the walls are paper thin. I could hear my neighbors sneeze and snore. I lived on the second floor and it felt like my upstairs neighbor and her dog were going to fall through the floor just from walking. It’s not worth price.

New Management Is A Savior!

As a current tenant, I have seen some negative reviews about Orleans, but can't stress enough that these were from when the old management team was in place. The new management at Orleans Landing has been nothing less than excellent. They truly care about your needs and have made living here a dream. From the monthly activities they put on, their responsiveness and many updates for your convenience, this is hands down one of the best places to live in Detroit. Did I mention they have a pool/hot tub and no weight limits on dogs? If looking to live in a very safe and upscale place in downtown Detroit, I would highly recommend at least coming in for a tour.

Donnot move here

This place was truly horrible. We had all our doors and appliances breaking down and nobody came to fix it. Management is horrible and they donnot care about you. All our neighbors moved out because of how bad this place is. The gates are always broken so people can break into your cars and the pool is always dirty, no upkeep in this place. Save your money and find something else for better price. Everything is cheap and they lie to you when they say "luxury living". Stay anywhere but here its def not even worth it.

If you're looking to rent, talk to anyone who lives here.

Be smart and do your homework. Nice building, but considering the noise levels on the streets around the complex, you may as well live in another place for half the price. The police have pretty much given up on this place and the management won't tell you that.

Anything But Luxury

There are so many things wrong with this development that I’ll start off with the positive things: Location, views from unit & neighbors That’s about it. Now I’ll get into why if you’re considering this place you should run away as fast as possible. Street noise/racing/loitering – This has been well documented and still continues to this day on a nightly basis (https://www.clickondetroit.com/news/detroit-riverfront-residents-fed-up-with-drag-races-loud-music-marijuana-at-night). Almost every night along Atwater and other surrounding streets, people from all over the city come down to the riverfront outside your door to street race, loiter, drink and play music so loud it shakes your floors and walls. If management or the Detroit Police try to tell you anything different, they are lying. I have dozens of videos showing all the above and more happening as recently as last night (8/20/2017). So unless you like being kept awake until 2-3am every night, there’s your first reason not to live here. I could go on about sub-standard building materials, numerous maintenance issues that take months to resolve, resident facilities delayed months or still not open, unresponsive and two-faced management, etc., etc., but I only have so many characters I can use for my review. To summarize, management makes it seem like a great development and pretend like they aren’t aware of the outside problems that have been going on for years. In reality, it’s an overpriced, under-achieving apartment complex that you’ll regret having ever signed a lease for. I know we do. Just don't live here and thank me later.

Save Your Money

As a current resident, I'm rather disappointed in the unresponsive management of the property. The location is fantastic, and the buildings are nice, but management and noise levels are frustrating. Over six months after move in and we still do not have access to ANY amenities, despite the promises of management. There are issues with mail delivery, electronic keys functioning correctly, and no enforcement of the no smoking policy. We receive little to no warning prior to maintenance needing to be done in the rooms, and management often leaves during business hours, also without warning. Noise levels are excessive, more than just city noise, but drag racing and partying in the streets is a frequent occurrence (police have upped patrols since the issue made local news and this has improved quite a bit). It's a great property situated in a fantastic location - it has the potential to be an incredible place to live! However, I am not looking to renew my lease at this point - what I'm receiving just isn't worth the price.
