North Hills East is an extension of Panorama City’s North Hills neighborhood. It lies on the eastern side of the 405 freeway and houses a burgeoning rental market and plenty of amenities for renters. North Hills East’s convenient location makes it perfect for exploring the San Fernando Valley. The neighborhood is less than 20 miles northwest of Downtown Los Angeles, and residents typically enjoy less traffic than neighboring communities. Not good

There is a huge bug problem . Cockroaches and spiders ! Manager went into my house when I didn’t answer . I simply don’t recommend. It’s a studio apartment so the quality is alright .

one of the best in the area

My girlfriend and I visited many apartments and this one was among the best, especially for the considerably lower price of rent! Parking is assigned and strict, pool and grill area are sufficient, secure entrance and nice maintained garden feel within the apartments. 2 laundry rooms which close at 10pm, hardly ever hear any noise from neighbors. Once you turn the AC off you feel the heat right away, but nice breeze at night. Balcony is a nice plus. Maintenance is here mon-fri and pest control is available every wednesday. Building seeks to improve within the year by adding wood floors (rumored). Definitely have these apartments as an option when searching around the area!

Quite required

Just moved in and had a few issues with how maintained the apartment was, but maintenance is quick and we got our problems fixed within a couple days. *Pest control told us it is common to have roaches come in through the drains.* The office is open 7 days a week and laundry closes at 10. If your apartment happens to be facing the sun during the day, good luck keeping cool. No central AC, just a basic AC mounted on the wall. Nice wall dividing the studio to feel more like a bedroom and living room, walk-through closet and basic sized bathroom. They advertise pets allowed on multiple websites but pets have not been allowed since 2013, unless they were here before then. Nice families and couples as neighbors and one parking spot assigned per apartment. If you plan on being relatively loud throughout any time of the day or have many guests over, rethink these apartments.

Living in paradise in the middle of the city

It's a great, quiet place to live. The grounds are absolutely beautiful and well kept. The mangers are very nice. There's a pool and two laundry rooms. And a plus is with every apartment you get you're own parking spot. No need to drive up and down the street to find one. I would really recommend checking Orion Gardens out.
