We were given a tour by Mia and she did a great job of explaining all of the different models to us. She also showed us the pool, grills and fire areas. The apartments were very nice and clean, this would be a great option!

My time at Onyx has been fantastic. The leasing office has been incredibly attentive and the community has been very welcoming.

I’ve been living at Onyx Apartments in Urbana for a while now, and overall, it’s been a positive experience. The location is excellent, with easy access to campus and nearby amenities, which is super convenient for students. The apartments themselves are modern, well-maintained, and offer good-sized rooms with nice finishes. The management team has been responsive to maintenance requests, and the community offers great amenities, like the gym and study spaces, which are always a plus. Onyx also has a good community atmosphere, which makes it feel welcoming. However, I did experience some roommate issues during my stay, and while the management offers mediation services and transfer options, navigating those processes can be a bit slow and costly (with fees for transfers or relet). That said, the staff is understanding and willing to work with tenants to find solutions. Overall, I’d recommend Onyx Apartments for anyone looking for a convenient, well-located, and modern place to live in Urbana, especially students.

The walk through was great! The place is very clean and it’s nice and quiet. The staff did a great job showing off the area and answering questions it’s definitely a great place to be!

I am beyond satisfied with the level of attention and urgency I was assisted with from Ms. Peyton, one of the property staff at the Onyx . She went above and beyond to make sure I was not only comfortable , but she accommodated my wants as well as my needs in a way where I knew she had my best interests at heart and I couldn’t be more thankful for that ! I am looking forward to living here soon and I’m excited already thanks to Peyton and her welcoming energy !

Joanna kindly gave me a nice tour of the whole floor plans and available amenities of the place. They have decent various space and front desk services. The only drawback was that it seems the place gets filled fast and they only had 4 bedrooms plan available at the time.

Maintenance has always responded pretty quickly to urgent needs, and I think it’s cute that the leasing people are always holding little events for their residents! BUT, THE POOP! Dog poop EVERYWHERE! I emailed them about it - and this issue is not on them, but they have to hold people accountable for cleaning up after their pet. The fact that there’s poop everywhere makes the place feel trashy. Once the poop is acknowledged, then they’ll get the 5 stars they deserve cause overall Onyx is nice.

I moved in late last year and absolutely love it. The staff is great, matinence fixes things in a timely manner, and they're constantly doing little events here and there. Highly suggest to all :)

This company does not care about their tenants. They are out to flip this property. They put a relocation clause in the lease so they can inconvenience you in the middle of your lease, making you pack and move during the week, after you clearly told them due to working during the week and not being allowed to take time off, they ignore that and make the itinerary on their terms.

The communication in this Illinois office is absolutely horrendous. I applied about over a month ago and I have been trying to reach anyone in the office that will speak to me. I got NOTHING. when I finally spoke to someone I was told no apartments were available after I paid numerous application fees and waited. Onyx is not upfront with any communication in regards of applications, leases etc. Management is a joke and I hope no one experiences what I had. They don't care about you, only involved in making money.

I've been living with Onyx for about 5 months now and my time here has been great. The apartments have nice amenities (in-unit dishwasher, laundry machine and dryer, etc.), good spacing, etc. The staff at Onyx have been especially helpful, answering questions whenever I have them, responding to calls in a timely manner, and helping me deal with leasing/mail issues. Big shoutout to Diamond for her assistance with these issues, and I hope the staff can continue to work to make Onyx a good apartment complex to live at!

The main issue with one isn’t that it’s gross or cheap or the broken amenities or the loud neighbors even though those are all issues. The main issue is that management wants to do the bare minimum. my heat went out in the middle of winter and they flat out told me they were mad at me because they had to coke fix it. They told me 24 hours before they were going to spray for bugs that i had to empty out my kitchen cabinets, bathroom cabinets, and pull all my furniture away from the wall. because of work i had to all of that in one night(after a 12 hour shift). At one point i tired to sublease one of 2 rooms in my name and they said yes and halfway through the paper work told me they were canceling it. the next day i found a page from that saying “can’t pay? sublease” on my door.

The unit was terrible when moved in. Filthy carpet and room full of bugs. Microwave is missing and the dryer is not working and the AC is not cool at all. There even is a soccer size hole in the corner of the laundry room. The room was apparently not ready for people to move in, but they’ll rent it to you anyway. Unless you want to spend who knows how long waiting for the maintenance to come just to get an acceptable unit, maybe don’t consider this property.

They throw too many weird fees at you, you pay way to much during the time you stay then what they tell you, they charger you whatever management is horrible they come into your home unannounced.

One South is a great place to live. The units are very spacious, as well as the bedrooms. The maintenance team is great, they always come in a timely manner and get the job done. The staff is also very nice and helpful to residents.

All apartments are not like the model. Since you voluntarily sign a contract without seeing the actual unit, buyer beware. Apartment condition on moving in was dirty stained carpets, broken-down stained mattress, banged up appliances, unpainted ceiling, rusty light fixtures, moldy bathroom grout, dirty and banged-up doors and walls. Tenents are expected to move in and make maintenance requests to make corrections after move-in because property management says they only know about deplorable slum-like conditions "if reported" apparently not before their stated move-in day. As a mother of a college student moving to 1st apartment, I was shocked. Shameful!
