Property Ratings at One White Oak Apartments
No clear communication and both the applicants has to have very good credit history to secure an apartment!! . Ask all the terms and conditions before you apply. Don’t waste the money as I did. 4 months ago, Me and my Spouse applied for this property as we liked a floor plan. Management told that we will be entitled to $500 off as well. After few days, I was told the application was only conditionally approved since my spouse didn’t have credit history and asked me to purchase Guarantors policy (like an insurance to cover the rent and deposit) and also told me that is refundable. I was surprised about this as I had excellent credit history but still I offered to pay a month’s rent as security deposit. They didn’t agree and told that me and my spouse need to purchase guarantors policy. Since we liked the home, I purchased guarantors policy but it had another surprise - money is non-refundable. After i purchased, property management told that I was not entitled to $500 since my application is only conditionally approved. I got frustrated and withdrew my application.( my application cost $150 was forfeited). I don’t want to have many surprise costs There is no clear communication on terms and conditions and we can secure an apartment only when both applicants had good credit history. I am living in United States for more than 10 yrs and I have never been denied an apartment. Later I applied for another community and secured an apartment without any security deposit!!

I do not recommend this complex one bit. As similar to another resident's experience, I was explicitly told that I would not be charged a lease break fee, and low and behold I get a bill for 3,427.65 and am being sent to collections. I attempted reaching out to management 3 times about this and never got a response. I even attached a photo of the email exchange confirming there would be no lease break fee which is legally binding. Thankfully I have fought collections before without affecting credit. So they will not be getting a dime. The fact that this company partakes in shady business practices is appalling. In addition to this issue, there were numerous noise problems with this complex, so much so that my dog would shake due to anxiety because of loud neighbors. Residents should not have to live with inconsiderate neighbors and management that frankly does not care about their complex. The turnover of management is extremely high at One White Oak. Seems like every month there was a new manager. If you are reading this review, I would urge you to look elsewhere. You deserve better.
It’s been so great living here Sade has been the best! And her staff. The helping hands at one white oak. My neighbor make noise every now and then. I reported to office and now no issues at all. I just love it here been her for 6 mos.
I’ve been at this community for 2 years now ! The experience has been great. Looking at the comments seems as if there mad they didn’t get there way. But the living experience awesome. My rental process awesome contacted me back in 48hrs as explained by leasing staff. The Community manager is very much indeed proactive. We have resident functions, sweet bulletins sent to our phones every day. Also a very nice living situation you can’t turn down. Rent there they are the best leasing professionals I ever met. Oh yeah can’t forget our Maintenance team because they work in a timely manner, grounds are prefect and well kept. I wish I could’ve gave 10 stars RK properties I know you are proud of your staff
Terrible management!!!! We’ve lived here 2.5 years. We’ve never been late, usually we pay early each month. While the apt is nice, the management is ridiculous. They don’t return phone calls, or answer the phone most of the time. I’ve had several pkgs shows as delivered to office. They said they don’t take pkgs there, yet over and over my tracking will disagree. Last pkg said “handed to someone in office”. I’ll contact luxer and they say contact office. I’m disabled and yesterday the locker my pkg was in was overflowing with everyone else’s. Some open. I have pictures. I hate to leave this post, but I can’t get anyone to return my calls or answer the phone. Don’t waste your time. I’ve left a message for corporate, so we shall see.
The staff is very awesome I went through my application process with a breeze. They have never been rude and their apartments are awesome. I’ve been staying here for two months now and my experience has been very delightful. I am assuming that the others didn’t get their way so that’s why they’re reviewing negligence on the staff members in the office because they’re not rude at all they answer questions they make sure their residents are taken care of. I am a witness of that I have been in the office multiple times with the office staff helping future residence and residence as myself. The manager she is very proactive as well as her staff.
in the past year, the front office has changed staff completely 3 times. The new staff now is extremely incompetent. They say they get nothing when you email them anything when i never had issues with any of the other previous staff. They are rude to their tenants and rude to other complexes when they call for tenant verification. Other near by complexes have notated issues they have heard about here as well............ The walls are paper thin and you can hear everything your neighbors are doing. The cabinet door in the kitchen FELL OFF when my child opened it to get a cup. The toilets have a hard time flushing. The fire alarms are super sensitive and go off often in alot of the apartments. Its like they are charging crazy luxury high end rent for a low income housing feel. run run run.
I am not writing for property as I am yet to move there. I am writing about leasing process. It’s pathetic. I have to call and follow up atleast 4 or 5 times for a small query. I am new here and can’t drive so can’t go to visit them again and again. Every time they say that they’ll call me back but I never get any call back. I don’t know how my stay gonna be there.
This place is beautiful!! We enjoyed our stay at One White Oak ! Everything from the floor plans to the large kitchen. The pool is the best I have seen. It feels like a resort with the indoor /outdoor club houses and outdoor televisions and WiFi! The management team is amazing . They will stop everything and greet you with a smile. Karen the manager will give you 5 star treatment and make you feel appreciated as a resident! Eric will be the first to greet you with the biggest smile!! ( Well dressed too! ) I loved the events they throw to bring the residents together! The dog park is special too! The residents will come at targeted times so their fur babies will all play together!! I cannot day enough wonderful things about my stay here! I highly recommend !!

Best apartments in Cumming by FAR!!! the 3 bedroom apartment is about the most beautiful home I have ever lived in! And that pool is definitely what first catches your eye!!
This place has been great! Very helpful and knowledgeable in what they do. My wife is in love with the kitchen and I love I can go down to their lounge and watch the NFL ticket. Feel like we found home for years to come

Moved here in 2017 when the place fist opened. Its a beautiful complex with a lot of extras.
My husband & I moved here shortly after getting married. It’s a great place with a great atmosphere. Such a great place to start a life together!
What a family feel kinda place! They throw events all the time and welcome all that come. Went in yesterday and was told the next one will have bounce houses and more. How awesome is that to have a place that actually cares if you enjoy living here?! My apartment has to be the most beautiful place I have ever lived! A place you are proud to show off! They went under a new management when seems like a few months ago and what a change! My maintenance service request are completed on time, properly and they seem to do with a smile! Definitely will be renewing again! And not to mention the girls in the office have been amazing Darleen has been nothing not helpful when I had a few questions. If you are looking I would definitely recommend this place.
