The property team is great and help maintain such a nice community in a good city location!

Lived here for about 2 years- so many issues with this place. When I first moved in, they gave me a move in date and then later told me it wouldn't be available until later when I needed to move in ASAP. No support moving, they told me they would reserve one of the elevators but this didn't happen; no parking space so it's hard to move stuff back and forth as well. There has been constant water shut offs, probably more than a dozen times already just this year. Also a couple times where I was woken up in the morning and had to let them in the unit to check for leaking on a lower floor. Constant and unnecessary "inspections" where they don't even do anything. Separate unit entries for checking the smoke detector and then uncoordinated fire alarm testing. Funny enough, it failed the fire safety inspection. People smoke, it's dirty, and it's incredibly expensive for what you get. They have the nerve to raise the rent to the max each year. They started adding charges for pest control, but there are now ants in the top floor of the building?! The only nice thing about this place is the view and location, and I guess the staff are friendly enough. Everything else is garbage.

It has been honestly a very bad experience living here. Will be moving out as soon as the lease ends or possibly sooner

Our move process has been relatively easy, and we are pleased with the apartment. Would recommend.

Olume offers convenient, compact living with everything you need close to the downtown area. The staff is great and makes you feel at home. Definitely consider this place in your list of potential places to live.

I have enjoyed every day of living in the Olume; it hasn't always been perfect days, nonetheless on the baddest of days, if it's an issue in regards to the environment of your individual apartment or the general public area for Olume residents and their guests, someone from the management office is sure to helping resolve the matter as efficiently, quickly and safely as possible!

I've really enjoyed my time here at Olume. Samara was amazing to work with during the tour, application and finally move in process! I love the location and ability to walk or take a short ride to anything I need. I look forward to continuing to explore the area and utilizing the gorgeous rooftop when it warms up. I'd highly recommend this property to anyone interested in living in the SOMA/Mid Market area.

The Olumé is a personable building that felt like home shortly after I moved in. The staff is very friendly and many greet me by name. It has been easy to get to know other tenants, especially on the beautiful roof top garden and BBQ, and especially so in the dog area.

The team works together and they are speedy to do the job. There's nothing to complain about. We have great communication here .

Looking at OLUME has been great. The management and maintenance teams have been top notch, with any concerns handled or addressed in a timely matter. The amenities offered both in my apartment and on site are high-quality and well-executed.

Olume is the best! Such a beautiful building, tenants are great and there’s such a family atmosphere and vibe here you wouldn’t believe! The staff is incredible, always going the extra mile! I’ve loved our two years here!

Beautiful property! Excellent staff, have lived here for 3 years and look forward to many more. You can really tell there’s a lot of effort going into trying to keep the place clean and safe.

I moved in at the beginning of April with another peer of mine. Overall experience was super easy and our leasing manager answered all our questions quickly and efficiently. All of our neighbors on our floor is super quiet. I cant even tell if theres anyone living next to us most times. I most def recommend living here. All of my workmates and family members approve as well!

Angelo and Kerry have been extremely helpful and patient with the move in process. Building staff have been friendly and helpful. It is a great community to be in because everyone has been really friendly. The unit I moved into has great views and it is quiet. There are also great amenities in the building and the location is central, so it is easy to get to different parts of San Francisco.

Fantastic location, great amenities, lovely units with high ceilings and large windows, and an attentive and friendly staff. I highly recommend Olume.

This is literally the best building we have ever lived in. Its the people who service and manage the building that make it worthwhile. Its a feeling on a hotel in a very boutique building. I m lucky to live in such a clean, and lovely facility. Olume is dog friendly, which is the best feature for us. Angelo, the building manager is a gem, and Jack, the service manager is gods gift. Thank you team Olume for making us feel at home!

Moving into OLUME has been a fantastic experience all-around. From the leasing team to the amenities, OLUME feels like a great place to call home.

Beautiful, sustainable building with caring staff and janitors! The 360 rooftop and amenities make living here so worth it. Highly advise, but also want to keep this great community a secret!

Quiet, clean, and modern community.

The building is great. The lobby is fabulous with the coffee machine. The Stockwell machine makes it convenient when you need something or want a little snack but don’t feel like going out. The apartment is very spacious, I like the setup. The bbq grills and fire pits on the roof make it seem like you have a little park/yard. The gym is clean, equipment nice, it’s got a nice view too. Our neighbors are great, the staff is friendly and I am happy to call it my home. Also every month they have a social time in the lobby and provide food/drinks. It’s nice to be able to meet your neighbors and chat. Overall I am very happy here at Olume.

Ever since Angelo and Emmit has been working at Olume, it has been great, they always have been extremely helpful and I'm really happy with them working on our community

Angelo has done an amazing job making Olume a place that I enjoy coming back to at the end of the day. Events and mixers along with a friendly and caring attitude make Olume a wonderful place to live.

When Olume first open up. It was a great building , we had events every 2 weeks. All the tenants mingled and it was a great community atmosphere. I made some great friends at Olume. Unfortunately , as management went down my friends were disappointed and has since move out. They didnt renew their lease, they even broke their lease. .

- On the roof are fire pits and grills, both of which have not been maintained. I have submitted a maintenance request one grill that has a broken thermostat, and was closed saying the issues were resolved—but the thermostat is still broken. This was back in late 2017 that I submitted this. Both grills no longer have working lights, I bet it will be another year or so before we see those getting replaced. The fire pits (1) hardly work at all. The flame is pathetic and barely stays lit on most nights. The ignitor on the fire pits have also been broken for months—so rather than fix them (I submitted a maintenance request for this as well), they’ve now decided to chain lighters to the fire pits which now don’t work either. Oh, and the kicker—you can reserve these luxurious non-working amenities for a hefty reservation fee—on top of an hourly rate. You’d think with the income from that plus what they get each month, that they could put a bit back into this building. - The pet areas have consistently not been maintained—the dog was area was left in the dark without lights for months before they could finally get the issues resolved. The rooftop relief area is absolutely disgusting. The water hose is inoperable and when dogs use the concrete versus the grassy area, it dries and residents cannot wash it off. Residents don’t always pick up after their dogs either—and nothing from the office staff to enforce that. - The secure parking that they charge $400 a month for (NEMA across the street is $375 and valet, would recommend going there) was left unsecured for over a month. The garage door was stuck open, and not only could anyone walk into the garage and break into your car—but they had access to the stairwells and could gain access to the building. It created an incredibly unsafe environment for all residents of this building—not just car owners. During this time, the bike room was also compromised and many bikes, including mine had the locks cut and were stolen. When reporting this to the office staff, they were already aware and filed a police report, yet made no contact to residents to let them know of the compromise. They only found out, like me, when they needed their bike and it wasn’t there. Poor decision on management’s part.

Maintenance and general upkeep of the common areas is routinely ignored or outright abandoned. As I write this review, not one of the amenities advertised on the website and in building tours is fully functional - including two TVs and one fire pit which do not work at all, and two grills, a dog wash station, and a dog park which are about halfway operable. Property staff is unavailable on a regular basis, and when they are available they're indignant, and patronizing. Our building was recently acquired by a new firm which has shown nothing but contempt for existing residents, and a desire to increase profits. It's taken several months - I've been here since May 2016 - but I'm finally seeing that this is a sinking ship, with which I do not plan to go down. The minute I'm able, I'll be living somewhere else.
