Property Ratings at Old Mill Village
I've lived at the Old Mill Village for years and this year is my last. As the rent steadily increases to exorbitant amounts, the management companies and owners fail to take into account that the buildings are ancient and the walls are paper thin. Aside from massive heating bills (because the heat simply flows out the single pane windows), I constantly hear my neighbors TV, music, dog, and loud footfalls. And as the property owner ‘upgrades and renovates’ the units a new twist has emerged. They renovated/installed a bathroom over my second bedroom, so now I can hear the upstairs neighbors taking a leak and flushing the toilet! If you don’t want to feel like you are living at a dorm made of paper thin walls, then don’t live here. It was tolerable when the rent was low, but not worth the skyrocketing rent now being requested.
We now have a new property management company, PTLA, and for the first time in all the years of living here, we are now going to be charged a convenience fee for making automatic monthly rent payments. That's the system that works best for a lot of people, but we're essentially being financially penalized for going that route. Because there will no longer be an on-site property manager, the only other options are to drive to the office to drop off a check, or mail a check which requires envelopes and postage. Not a cool new development.
The residents there were very nice and welcoming. The buildings are old and in need of repairs. The photos and the info in the listing are misleading. They make it look and sound like the apartments have been updated/remodeled, but very few actually have. The property could be absolutely spectacular, if they maintained it. Highly recommend touring the property before submitting an application, so that you can see it for yourself.

Old Mill Village is a pretty place to live, but Peak Management, the current owner, is awful. They significantly hike rents with every lease renewal, barely do repairs and treat tenants in a dehumanizing manor.

This property is owned and managed by Peak management, an absolute nightmare of a company. They do not care at all about their tenants, they don't take care of repairs in anything like a timely fashion, and recently, we were all slapped with at least a 28% rent increase. They charge inflated rents on buildings that are over 50 years old, and say that they are simply going by "market value". Many tenants have had to move out, some of whom had lived at Old Mill Village for decades. Because of the recent increases, some were left unhoused. Peak doesn't care. They have owned this property for over a year, the concrete steps in every building were crumbling when they took over, and they still haven't been fixed. If you think the rents are high here now, just wait until it's time to renew your lease next year when you get stuck with another massive increase. Oh, and get this, now they're trying to charge an additional $50 for the assigned parking spot that comes with each unit. The current on-site property manager will lie right to your face. If you still come to see the place after reading this, don't be fooled. You've been warned!
