Situated at the southernmost tip of Texas, Brownsville combines American and Mexican cultures in a subtropical setting. This historic border city offers affordable living options, with average rents ranging from $625 for studios to $1,203 for three-bedroom units, showing modest year-over-year increases between 1.8% and 2.9%. The rental market includes options across established neighborhoods, from downtown apartments to communities near the University of Texas Rio Grande Valley. The city features 37 parks connected by 32 miles of bike lanes and 1,200 acres of parkland. At Resaca de la Palma State Park, residents can explore semitropical brushland and observe native wildlife along the park's trails.
Downtown Brownsville features preserved historic architecture, local art galleries, and cultural venues. The Port of Brownsville drives the region's international trade, while SpaceX's facility has brought aerospace development to the area.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Oasis
Avoid, not worth the high cost. Lived there for a year, always had issues with water pressure (rarely had water btw) or often had cloudy dirty water coming out of the faucet. The a/c is a mess, you can never set it under 77 or the outdated a/c machines will stop working. There's mold in the bathroom that was painted over countless times I assume. Despite rarely being home and maintaining a clean, spotless apartment, there were always roaches and flies coming out of the a/c vents. Door had a huge gap where air escaped and bugs crawled in. The rooms are incredibly small and feel more like a prison than anything. Aside from me, everyone else who leaves breathes a sigh of relief. Management people are okay but the apartments are too expensive for what little to nothing they offer. 0 amenities and nothing special about the location, you have to get accustomed to the noise outside since it is right next to the expressway meaning absolutely no peace of mind here. I assure you that you will be stressed out beyond words here. Washer and dryer not included in units either but you can pay between $5-$10 using their laundry room where I saw people wash and dry their dog beds. My experience was pretty negative at Tulane apartments now renamed as The Oasis.
