Moved in almost a year ago and the staff has been very accommodating for any type of issue I’ve ever had. Never had any issue with security or had anything stolen. Amenities such as the pool and gym are great as well. Overall a great place to live!

I have lived here for over 8 months and have really enjoyed living here! The surrounding area is safe, amenities are great, and the communication from upper management is awesome. I have lived here through both hurricanes and the communication before and after these events was amazing. I also appreciate how there are always projects going on to improve the building and amenities. Upper management informs residents of these projects so we can plan accordingly. They also have cute resident events each month which are creative and fun! The only minor inconvenience I will note is the package room. I have out-of-state family who send me stuff and I wish I was notified when a package from them arrived. Plus having package lockers would make it 10 times easier to not only secure packages but also to make it easier for residents to find them when picking them up. Currently, all of the packages are put in a small room and you have to sift through everyone else's packages to find yours. But like I said this is a minor inconvenience and definitely not a reason to say no to this place. 10/10 would recommend living here! Happy to say I have re-signed my lease and will continue living here for another year!

I have been living at niche for around two months now, and so far it has been a great experience. Here are a few of the benefits that I really like. 1. Covered parking garage and parking on your floor makes it easy to get to and from your apartment. 2. Pool is gorgeous and has a fantastic view (plenty of sunshine as well) 3. Trash pickup right outside your door is extremely convenient. 4. Needed to have my lease signed and ready to go only 10 days before my move due to changing plans. The staff was very helpful in pulling that off. 5. WiFi is high speed and reaches the entire facility! 6. Location is in close proximity to a lot of great places. Here are a couple things that could be better: 1. The mailroom is kind of a mess. It’s hard to find your packages sometimes. 2. Always make sure you have your key tag on you! Sometimes you can get locked out of the building. Other than that, really not too much to complain about!

My whole experience living at niche has been amazing. The location is perfect with it being a 10min walk from downtown and 5 minute drive from soho. The rooftop pool and gym are unmatched and the apartments themselves are amazing.

What stands out at Niche compared to other apartments in the area is the gorgeous rooftop pool area and rooftop gym with clear garage doors that open up to the tampa skyline.

I absolutely recommend living at the Niche, in fact - I love living here so much that I just renewed my lease another year!! The complex is clean, well-built, and luxurious. The amenities are kept in immaculate condition and have everything you could want - a beautiful rooftop pool overlooking the city, spacious gym with lots of equipment options, fun and social clubhouse (with a kitchen and coffee maker) and much more! However, my favorite my thing about the Niche is the staff and residents…they have truly become family. I cannot recommend this apartment complex enough!
I was one of the first to move into Niche when I moved in and it’s been the best experience. They have a very responsive team with a great culture and have handled the launch of a new building wonderfully. The amenities are always clean, they do their work with a smile and make Niche a comfortable home for so many regardless of age. My favorite part about the community are the variety of events monthly and how resident-friendly the experience has been both living-wise and navigating the apartment apps. Would recommend anyone makes this place their home!

The location is unbeatable being walking distance to downtown Tampa with so much to do! The rooftop pool and fitness center are big bonuses as well! I can say that this is one of the best apartment complexes I’ve ever lived at. First of all, it’s always clean, smells good, and the community is so outgoing and professional. One thing I like the most is that they are always willing to work with you and help you out. Maintence is very quick and gets stuff done correctly. Not to mention, the area around is very nice and there is so much to do. Highly recommend!

I love niche so much, I don’t want to live anywhere else in tampa. My apartment is actually perfect. Only slight downside is they close off the club at midnight which is weird bc it’s supposed to be 24/7 and when I moved in I basically had to get my WiFi set up because they forgot. Besides that it’s been amazing

I toured a 1 bedroom with a leasing agent named Joe. He was very professional and knew every answer to all my questions without hesitation. Sometimes I feel like leasing agents just want to tour and get your money, not Joe. He really cared about all my concerns and did a wonderful job making me feel welcomed and not pressured into signing immediately. I move out of my apartment soon and will definitely consider Niche as my top choice because of how amazing Joe is!

I just moved into Niche this past week and absolutely love it. The location is perfect and the staff is even better. If you are looking for a nice luxury apartment at affordable costs I highly recommend checking this place out. Ask for Zach when scheduling a tour, absolute life saver and very knowledgable in the industry. He helped me find the perfect apartment and even helped me move in some of my things to that apartment. 5 out of 5 stars for Niche, I'd do 6 stars if I could!
I’m very happy with where I live. It’s a great apartment building with great amenities. It’s also relatively affordable. I love getting my free coffee from the coffee machines in the morning. The leasing agents are very helpful and made my move in very smooth. It’s also in a great location right by the Tampa riverwalk. The fitness centers across the street can be very useful if that’s your thing. The events scheduled throughout the month are also very cool. I highly recommend this place to anyone in Tampa looking for a good spot at a good price.
The people at the office are very helpful. One visit for any issue is enough. The building is very well maintained. And if you’ve got maintenance issues, Jose is very quick in responding to maintenance and he resolves these issues very quickly. All in all, it meets criteria that I am looking for, clean, safe, well managed and very well maintained. Thanks to the management and maintenance team for keeping it this way. And many thanks to Jose who keeps things work well inside and out of the units. Keep up the good work
This place is the spot to live in Tampa. The staff are so friendly and helpful. The place is kept so clean and pristine. The amenities are like no other. I recommend to anyone to live here, I love it.

The people who work at the office and maintaince staff are fantastic and very helpful. Lots of activities to meet people and everyone is very friendly. Nice to live close to downtown :)

What can I say?!? From the moment I sought out this property in December 2023, when it was still under construction, I have been impressed…not only with the beautiful and practical design of the building, but with all the amazing amenities (state-of-the-art fitness center, rooftop pool and clubhouse lounge, two well-manicured courtyards, and even a golf simulator) found within, as well as the professional leasing and maintenance staff. I had worked primarily with Alex S and Zach before securing my lease and throughout the beginning of the move, and they have been wonderful to work with, making my transition over to the Niche very seamless. Mike from the maintenance team has been very responsive from the get-go, even figuring out which paint color was needed to touch up some spots on the utility closet door in my new place. I have rented with other Rangewater properties before, and the Niche takes the cake! As a brand new property in Tampa’s up-and-coming, revitalized North Hyde Park neighborhood, you won’t be disappointed with the location (just steps away from the famous Riverwalk, the University of Tampa, and downtown), the amenities, and the employees working in the front office and throughout the property. ?????????? I have been nothing but ecstatic to move into my unit over the weekend. The office staff is professional, kind, and have made my move-in a super smooth experience. The amenities seem great and my unit is perfect. I even had a maintenance request this morning completed in almost record time... I never usually leave reviews for places but I'm pretty content!
