Property Ratings at Newell Vista
After 3 years of living at Newell Vista Apartments, I have witnessed s a significant decline in the quality of living standards in the complex. The ownership of the complex have been notified many times of the declining security situation. There are zero gates or security cameras on the premises. Every month, there is either an auto burglary or break in. The community mailbox is repeatedly broken into, despite it's location to the main office. The parking garage has no gate and is open from the street. This has made it an easy target for thieves and those who like to use the garage as a spot for drug use. Although not every crime can be prevented, there has been zero attempt from ownership to improve the situation. Locked gates, security cameras, security patrol were all suggested by multiple residents but still, no action by ownership. I strongly discourage any individual from renting at Newell Vista Apartments until take reasonable steps to improve the living conditions.
We have lived here for almost two years now and there's some good and some bad. Pros: They are usually pretty quick to fix things The landscaping and outer maintenance is good Nice pool and okay gym area They allow pets They haven't raised our rate very much, each time we signed a lease it was only a $50 increase, even though we are well under market value Smoke free community Our townhome has a front courtyard as well as a balcony Cons: The apartments are fairly old so things are always breaking They never enforce the smoke free community Thin walls to the extreme, we hear our neighbors walk, talk, and party almost every night The previous leasees dogs completely destroyed the carpet smell wise and it has never been replaced. Parking is out of control. They let the outside property manager take two of the five extra parking spaces AND HE NEVER MOVES HIS CARS. The office property manager is rarely in the office. Sometimes will take 2-3 hour breaks in the middle of a 9-5 schedule. All in all, they are very lax on everything here. Which is good and bad. Nothing ever gets done about things that aren't supposed to be happening but that also means it applies to you. The new owners seem to be updating the building but are doing so very slowly. It has potential to greatly improve as a complex but there's a lot of uncertainty as to if that will happen.
