I lived at M South for four years from 2021-2025 in two separate units with two roommates. The only year I considered to be my best experience was in 2021 to the early months when I transferred units in 2022. After that, it was all down hill from there. I had to deal with three different property management companies each with their own faults which I will get to but none worse than the current management company GreyStar. As a multi-billion dollar REIT company, their handling of the transition was abysmal. We were on the third floor and had holes in our ceiling from the hurricane last year that was there from October 2024 to April 2025. The gates never work and yet they claim they will have them fixed on a weekly basis. They force you to pay rent through an app that has terrible configuration, and you can't split it with a roommate once it is the first of the month. They always try to keep you on the hook for fees and find ways to fine you but never hold themselves accountable for being a "gated community." Also, STAY AWAY FROM REBECCA IN THE LEASING OFFICE! She believes she is gods gift to property management and will downplay everything you say because everything she says is right after proving her wrong MULTIPLE TIMES. She doesn't care about your experience, only her image. She will also never take accountability. I wish I had better things to say after being a tenant of this property longer than anywhere else I have lived after college but considering my experience more recently than not, I would advise looking elsewhere that are also way more cost effective at newer, nicer properties.

Nice community to live in. Amenities are great and complex is well kept. Front office and maintenance staff are extremely helpful which is a huge plus!

We had to move out of our home after the hurricanes flooded it. We found MSouth and after not living in an apartment since 1993 we were pleasantly surprised at how nice it is. The management team was very helpful getting us settled in. Apartment life is very different but its been nice to have the workout center and pool always available. We have used some of the other grounds amenities like the dog park and car wash. Really nice to have a dog washing station as well. I am planning to install one of those when we get back home. Overall, the experience has been pleasant and would recommend MSouth to anyone looking for a nice quiet place.

Office staff are indifferent to issues of the residents and maintenance is slow to respond and takes multiple trips to complete jobs. The gates here that they charge extra for have not worked in over a year and a half and the rest of the amenities are lackluster at best. If you have the options, save yourself the headache.
I fell in love with how nice this place looks. It's well maintained. But the units are built like garbage. Trims are crooked, doors won't close properly, floors are paper thin. But the WORST- is the management folks. Garbage folks want you to fluff your trash, triple bag it, double tie it, put it in a management approved can that's exactly 36" tall, 10" wide, gift wrap it, and spray it down before they decide if they want to dump your trash. If their strict trash prodecude isn't met, they'll leave your trash at your door, then at 8am they'll send you an email (nevermind the 20 emails you sent that they ignored) and tell you they're adding a fine to your account. I'm done with the front office. They are literally from hell. Once you sign, the leasing agent (who is nice) is done and you're turned over to management who doesn't care if you need to park a loaner car overnight (find the unlabeled visitor parking!), or anything else. They ignore 50% of the emails I send, and when they do respond, it's so incomplete that I have to re-state the issue several times. And keep in mind less than half of them get a reply- so expect simple things to take WEEKS to resolve. Avoid M South like the disaster it is- these front office folks make minimum wage and you aren't a priority for them.
The staff is NEVER of help for the simplest things. When you ask them for help, they are always condescending and unwilling to listen or help. The other reviews are outdated and were written before management change. They break several addemendums that you're required to sign when you start your lease. All of these clauses, yet they still suck at regulating parking, keeping the property clean for all the money you pay to live here. The office never seems to keep track of anything or care. I've been charged several times for late payments when I have multiple statements showing confirmation emails AND bank proof. I could go on forever about how bad this place is.

This place is so awesome! I'm a student at UT and I love how it's so close to everything! Only 15 min from downtown, just over the bridge from St. Pete, and right down the road from all kinds of food! I keep trying to get my classmates who live at home to come move here. I love it!
Great place to live! Gated community that's well lit. Staff is always helpful going above and beyond. Spacious apartment with huge patio. I never here my neighbors which is a plus working nights.
