Property Ratings at Morgan Place
My roommate and I have lived at Morgan Place for nearly two years and have never been late on rent. We’ve always paid on time, mainly through the online portal. This month, without warning, we log in and see a message saying our account doesn’t allow online payments. No notice. No explanation. My roommate visits the leasing office and is told we must now use Bilt or go to a CVS to pay rent in person with cash or debit. I already have Bilt—it shows our rent but says Morgan Place isn’t accepting payments. We contact Bilt, and they say there’s a flag in the property’s system, preventing payment. They specify the property manager must fix it. We relay this to the office and are told—again—to just contact Bilt. No one takes ownership. No one helps resolve it. Rent is due, so we go to CVS as instructed. There, we’re told it must be cash only, which we were never told. After a full workday, we spend over an hour getting cash, including an unmentioned fee that can’t be paid with a card. All of this just to pay rent—on time. The next day, my roommate returns to ask why we were flagged. The manager literally disappears into her office and won’t speak. A leasing agent tells us it’s due to two bounced payments nearly two years ago. That was a small error we immediately fixed, and rent was never late. Since then, we’ve used cards and paid the convenience fee every month with no issue. Now—two years later—it’s suddenly a problem. When we ask what can be done, we’re told there’s nothing. When we ask to escalate, we’re told to look up Greystar’s info online. In other words: not our problem. That’s not even touching on maintenance issues—requests closed without resolution, repairs like our AC taking months (now resolved), and zero follow-up on the water heater, which maintenance said needs replacement. Guess what: the ticket was closed and the heater wasn’t replaced. We still have weak water pressure. Morgan Place’s management is disorganized, unhelpful, and lacks professionalism. They don’t communicate key changes, refuse to assist reliable tenants, and deflect responsibility. If you’re considering moving here, do yourself a favor and look elsewhere.

I’ve had an amazing experience at Morgan Place. The manager, Natalie, truly goes above and beyond to make sure residents feel at home. She’s attentive, professional, and always approachable, which makes a huge difference. The leasing staff is friendly, knowledgeable, and quick to respond to any questions or concerns. They definitely make the entire leasing process smooth and stress-free. The maintenance team deserves a big shoutout too! They are prompt, efficient, and always do an excellent job. Anytime assistance is needed, they’ve handled it quickly and with care. Overall, Morgan Place Apartments is a community I would highly recommend!

Small dogs beware - hawks love the property because of all the rats. My apartment has had floods in the close and a flood in the bedroom ceiling that persisted for weeks. Maintenance kept addressing it by painting over it until finally a patch of ceiling fell in. Multiple times dark, smelly water has just started flooding up through my kitchen sinks, flooding my kitchen and living room area. There are many disruptive tenants. The tenant across the breezeway must work at a bar because he comes home at 3am and hangs out and smokes with his friends until 5am. They are so loud and some evenings they have actual band practice in the units around 7-9pm. I work from home so the disruption has just become Intolerable. I never bother complaining because that’s just the type of people this place attracts. It used to be much more affordable and house emory employees but now the ratings only attract the worst sorts. I absolutely hate moving but I realized I have no peace here. I’m always waiting for the next calamity.

December will make a year for how long I have lived here at Morgan place. Never in my life have I ever felt like I have lived in a dump. Literally from the time I moved here to now, I have been having way too many problems with my dishwasher, water bugs, toilet clogs, tub clogs, messed up washer machine, lights went out for the weekend, AC stopped working, people trying to break into my apartment, and now I am dealing with constant floods and leaks that they cannot resolve. I have been having floods for over a month and they still want me to pay the rent in full.
