I love how the inside of the apartments look but the management is absolutely terrible I’ve been having problems with some of the appliances, putting in multiple work orders, and when I go to the office to raise concerns they get very hostile and try to throw you off saying to come back or try again later. Very hostile environment. Would not recommend.

Just moved out Thursday and this place and Phil is beyond horrible. Please look somewhere else. Office staff is rude and extremely unprofessional. Any issues brought to Phil and he will make it seem you are the cause. Office staff Luna is just as horrible very unpleasant and doesn't care for the residents needs. Work orders never got done but will be marked as completed, one of my work orders took over a year to complete. Area is run down by homeless that will steal packages from door and stuff from your patio. Parking is non existence here and if you park anywhere in front of the office your vehicle will be towed, happened 2 times in my 15 month lease, and I'm a resident!! The water is shut off 5 days out of the 7 day week but your bill will be the same!! Again Phil is HORRIBLE please don't waste your time or energy on a slum lord place!

Roaches, water leaks(water off every other day for “repairs”) , appliances break and they wait until you stop paying rent and go to eviction court to fix them. Took 6 months for them to replace my dead kitchen light bulbs.i didn’t bother to wait for them to replace the over light(would have been another year) Ive been here for 2.5 years and needed the fridge fixed since day one, it is not sealing and adds to the fact that our electricity bill is $100-$200/ month for a 2b1b. Base rent does not include the $30.00/month gas and $80.00/month for water. $15.00 for a parking space under a rarely lighted pigeon farm. The dog owners do not pick up and complex does NOTHING but tell other to “take a picture of the person”

I moved here on a whim from out of state and I regret it. Staff is unprofessional, unresponsive, and absent. They do not respond to any phone calls or emails. I had issues with the unit on move-in day. Submitted a work order within a few days and they only sent a staff member when I walked into the office two months later. The maintenance staff had unkind words about management and the cheap contract work. The grounds are poorly kept, ie: loose trash everywhere. The Butler gate is constantly broken and no notice or email sent to the tenants to advise. Constant water main breaks and fixes. Had to move for work and am currently being charged an unreasonable amount of money for "damages". Left a voice message and email for both property staff and the regional office to call me back to work something out, no response (over a week now). My toddler has washable bathtub crayons and I had no time to clean up due to an out of state fire assignment and they're charging over $250 for a tub resurfacing estimate. I will never rent from a Capilano Property again. I highly recommend you spend comparable money or a tad bit more and go somewhere else. I hope this helps all new tenants searching for their next home.
I've lived here for a number of years, today my walker broke while I was coming home from the store, walking with three wheels isnot good! I made it to the office and they gave me a ride to the very back of this large complex and got me home safely! They were very helpful and great! All the years I've lived here they've always been helpful, answered any concerns Imight have had. I look forward to staying here for a long time yet!
This place is NOT smoke free. The leasing agent did not disclose this information. When we walked into the apartment to move in, the smell was HORRIBLE. DO NOT move in here if you are sensitive to the smell of cigarette smoke that is imbedded in the walls. The property manager said he would work with us, then turned around and said, “Sorry, gotta pay all the fees to get out of the lease” even though no one ever actually lived there and we were never informed of the smoking policy of the property.
Honestly, these apartments are not worth the hassle. At the beginning of moving in the apartments are not clean as management says it would be. There's been to many car broken-ins and even stolen car reports but nothing is done. the Security and safety here is a joke. Like seriously, even though it is a gated community. Like what is up with that!! Management does not show interest or belief when you being attention to concerns to them, they speak to you will a dull and rude attitude of "that's your problem not ours." and these apartments are roach infested... that's a big NOPE! Just save your money and find somewhere else. That is my advise to you.

The pictures do not match the raggedy apartments. There are roaches everywhere and costs are high to do a monthly extermination. Also, the playground and tennis courts are highly unsafe for 5 and younger as there is cracks everywhere. My children aren't safe here as there are creepy people around the complex. Don't live here.

As other people have said, this apartment will turn off your water multiple times every week for hours at a time. They always say it is for repairs. How can something need to be repaired this often? It has been going on for years. Do not rent here.
I moved in about 9 months ago and have had nothing but terrible experience. The cockroach problems is so pervasive that another resident in my building was allowed to break her lease and move out because management could not contain the problem. They will spray/bug bomb constantly but still have bugs EVERYWHERE. They turn off the water nearly every week for at least an hour - sometimes up to 18 hours with little to no warning. Awful experience - will not be renewing my lease

infested with roaches buliding 16. the apartment is nice but the roaches are disgusting they are in my fridge my stove my bathroom crawling on the carpets and walls...dont let the nice look fool you .Do not move here if you don't like roaches .
DO NOT RENT FROM THIS COMPANY. The only good thing about this apartment is the price. The pool is dirty, there have been bed bugs in several of the building, the staff is unprofessional, constantly loud at night with random people walking around, security is never around and work orders do not get resolved in a timely manner. Do not make the same mistake as I did by signing a lease with this complex.
im only rating them one star because i have to give a rate , WORSE APARTMENT COMPLEX IVE EVER LIVED IN ; BREAKING MY LEASE AFTER NOT EVEN 3 MONTHS BECAUSE IVE HAD THAT MANY PROBLEMS. these apartments need to go out of business . they should give a free trial before you move in because they LIE about everything. to start off im far from dirty, I actually have slight OCD-- but when moving i asked the leasing agents if they had any bug issues, roaches to be particular. he stated no they didnt. . guess what LIES!!! they are infested with roaches, not only that but when i asked if they can spray my apartment or bomb it , they told me to just put bleach down the drain and to cover my drains. secondly the day of moving their was some type of leak or but in my freezer that was leaking fluids , i asked if they would replace it because i didnt want the acid to get on my food, they sent a maintenance man to glue the cut in the freezer stating that the freezer didnt need to be replaced. i have problems with people taking my covered parking spot that i PAY FOR and when asking the leasing apartment what to do about it they said they cant call a tow person unless it happens multiple times (which it did). my apartment flooded recently because of a pipe that bust that i asked to be looked at a month ago. when the flooding started i called the office, they didnt send anyone out til 2 hours LATER and everything had been completely ruined, not to mention they wanted us to pay for all the services and because they didnt wanna reduce our rent they told us that we could still stay in the apartment even with the mildew smell and soaked carpets. not to mention not ONCE apologized for anything and tried to add late fees to my rent for the month of july and july hasnt even started yet!! I WOULDNT RECOMMEND THESE APARTMENTS FOR ANYONE !! THEY ARE HORRIBLE, THEY DONT HELP WITH ANYTHING AND SHOULD BE OUT OF BUSINESS, I WISH I WOULD HAVE CHECKED THE REVIEWS BEFORE MOVING HERE; THEY EVEN HAVE AN F WITH THE BBB !!
There is no way to give negative stars but that's what I would give this apartment complex. Montelano Apartments, and Capilano Properties, the company that manages them, are crooks. All potential renters and visitors beware. They are running a scam, in cahoots with towing companies, to tow your car from poorly marked handicapped spots and/or visitor parking spots in front of the Visitor's Office. Curiously, when I went to the towing company to pick up my car, both the party waiting in front of me and the party waiting behind me, had similar stories to mine: visiting a friend at an apartment complex, told to park in an uncovered spot or wherever, and came back to find their car was towed. SCAM!!! They depend on us just being grateful to have our cars back and not ask questions. Well no more.
After residing at montelano I found this as a new standard of living everyone should experience. As it is in the process of slowly but surely remodeling the community. The main pool is gorgeous and moderately sized. Right off of the local light rail for easy transportation to anywhere. Spacious floor plans and now with very friendly staff the future is practically paved with the yellow brick road. The reasons I did not rate it 5 stars is due to small improvements that can and I'm sure will be done such as a more modern playground being installed, the tennis court repainted and that's about it.
A/c duct placement could be better because of were it is placed the living room gets pretty hot. But over all its a nice and quite apartment complex. I love that it has a washer and dryer that are both very nice sizes.
