Spanish for “holy ground,” you know you’re stepping somewhere special when you arrive to Tierrasanta. This San Diego neighborhood is sometimes called the “island in the hills,” and it does have a somewhat removed feel to it, even though it’s just eight minutes away from Downtown San Diego. The neighborhood borders Mission Trails Regional Park, which sits on the east side of Tierrasanta. This vast park covers 7,220 acres and has an impressive 60 miles of walking trails. It also contains Mission Trails Golf Course, Old Mission Dam, campgrounds, and Hollis Lake.
Tierrasanta provides cozy, tree-lined streets, a variety of canyons, and gentle hills with terrific views. The neighborhood has a fascinating history, dating back to the late 1700s when it was part of the Mission San Diego de Alcala ranch. Several famous people claim Tierrasanta home, including skateboarder Tony Hawk and Grey’s Anatomy star Sara Ramirez.

Property Ratings at Montanosa
We had high hopes for Montanosa. The management, aside from the maintenance team, doesn't deliver on their promises and has no interest in being honest or courteous with the residents. They will nickel and dime you and charge you extra fees when you try to move out. They are out to get as much money from you as they can while you are there. They have no interest in respecting their current tenants because they have military families moving in and out all the time so that is their bread and butter. The units are older, with a couple new coats of paint to cover up the mold in the bathrooms that have little to zero exhaust fans sucking out the air. The appliances are a bit older, unless you pay extra for updated ones, and the exhaust fan in the kitchen is non existent. Montanosa's management team doesn't deliver once you sign the lease. Be careful.
Retention is not their goal. Draining you of money on hidden fees is. DO NOT GET INTO A LEASE HERE. Not a rant from an angry tenant since I loved my time living there... At one point in time I gave this business four stars. Then I saw the Essex businesses model in its true colors. Despite amazing staff navigating the property, the company itself is diabolical. Hidden charges and extra fees galore!! Dealt with mold issues, rats, and roaches. Poor quality units. Everything is falling apart with just a coat of paint covering it. They charge everyone who moves out for new carpeting. Regardless if it's needed or not. This is their standard practice. I also saw them charge tenants for broken a/c units that went out because they were from the 1980's. I couldn't be happier to be out from their umbrella and would WARN ANYONE TO RETHINK SIGNING PAPERWORK WITH THEM!! During the COVID-19 pandemic they used the moratorium as a gentle way to kick tenants out. Charging astronomical amounts to these individuals behind the scenes. Instead of working with tenants they used the moratorium to save themselves legal fees and move everyone out. Their fees came after "settling" deals with Essex's collection team. Some tenants had to pay their lease break fees while some were allowed to waive it. Others had rental increases. There was no consistency, or formula to how they treated people. Only trying to figure out how they could get as much money as possible while vacating units then highly increase their price. The staff was helpful and kind. The company is terrible, and will strong arm you into so many things you won't get the pleasure of discovering until you move out. Good luck.
Only good thing about this place is the maintenance crew. Management is horrible and you would think for the amount that you pay for rent, that they would respond to issues you have with your apartment right away. Also they have a huge rodent problem. After coming home from vacation, a giant rat had made its way into our fireplace from a hole in the roof and died. You would think they would do something as soon as possible to take care of this issue but they didn’t. DO NOT WASTE YOUR MONEY ON THIS OVERATED PROPERTY!!!
We work in the early AM and the pool and hot tub closes at 10 pm but often doesn't get locked so there are many LATE night hot tub parties on work nights. We call the security as we've been told to and it takes 45-60 minutes for them to show up to get the people out. So our warning is to not live anywhere near the pool when you are looking to move here if you want a restful sleep. And the security is a joke, don't bother calling them. Otherwise it's a cool place to live.
It's small for the price in the rent. Does have a garage which is nice.
