Safe and welcoming community. Friendly people who are willing to offer a helping hand. The staff is professional, but also respectful in a personal way. The residents are diverse from all walks of life but all seem to share togetherness in caring for the property.
Not bad at all! I really like the amenities, specifically the hot tub and the roof top! The dog area for going to the bathroom is unbearable and has a chemical fume smell and the theater is dirty. Other than that, I love my apartment!

I enjoy living here but I would say 4 starts because the communication could be translated better. Overall the living space is nice to live in easy to live your fault life but things also stop working over time and have to get it fixed more often.

So far, so good! I have had no issues with anything and have loved my unit as well as the apartment amenities. I've used the lobby coffee machine every morning (except Sundays) which has been the highlight

I love the home feeling. From the community of people, who make you feel welcome… to the absolutely beautiful building. I could not recommend Modera pearl more than I already do.
All the staff were very friendly and informative. I was given good advice on getting an internet connection, when you get your bills and how to pay them, and what tasks I needed to do to move in. If would be nice if you had more moving trolleys , I had to use a dolly and it took so much longer as you can only get so much stuff on a dolly. Also what about reserving a couple of spots in the underground garage for folks moving in. I had to park a block a way and it was raining.

Great spot, jacuzzi is big time. Apartment is a good size, have a 1 bedroom and love the space. Gym is decent. The apartment events are always fun.

Before coming here, I lived in a not a nice neighborhood… this is a breathe of fresh air. Olive in the office, is as kind as can be. She truly made us feel at home, on our very first tour. I love living at Modera Pearl, it’s so peaceful in your apartment yet when you do go out it’s a friendly family-like atmosphere. The lobby with free coffee and smiles in the morning (if you run out) , the gym and staff are amazing (they go above and beyond). It’s fun to get to know your neighbors and their pups. It is also secure, so I feel very safe here as a single woman and new mom! Best apartment complex I’ve lived in by far, which says a lot because I move a lot for work! I also have lived out in Hillsboro and literally couldn’t meet my neighbors or form friendships like I have here.

Best place to live! The entire staff and building make you feel well taken care of! Awesome amenities and natural lighting within the building, too! I’ve recently been enjoying the rooftop terrace spa in the sun, and am obsessed with it! Kim, Jordyn, Alex, PJ, Leo, and Eric have taken great care of me since my move-in. The staff has superb communication, and resolves any concerns efficiently.

The rooms are not finished the ceilings are bare cement with construction markings and writings all over them. It is quite hideous when I first had my family over to visit they were shocked by the fact I had made the mistake of living here. There is dog pee everywhere in the cement courtyard making it small terrible because residents just open the door and stand there for their dog to pee instead of taking them on a walk or even just walking them to the grass or dirt areas on the street.

Recently returning to Portland, I was dreading the search for an apartment in the Pearl district. Rents are much higher due to the high demand and high occupancy rate. You need an appointment to view properties now. It takes a lot of effort. Surprising with the staff at Modera Pearl, my experience was very nice. I was able to sign the lease, pay my deposit, everything -- online. My application was approved the same day. This apartment building is in the perfect location of the Pearl and appears to provide more value for the money (compared to neighboring properties). The quality of the fixtures, floors, bath, etc. are all top notch. The gym is very nice with very new equipment. The bathroom and especially the bathtub is nice and deep. Not cheap like other properties (for those into a good soaker - lol). My apartment is very quiet! The people here are friendly (from singles, to couples, to families, older and younger). There is a good vibe here and there are NO AirBnBs. Everyone living here actually lives in the building. I like that. I feel very lucky to have found Modera Pearl. There are so many new apartment buildings now and some didn't respond back to me until a week later for just a tour. Modera Pearl responded immediately. Special thanks to Kim! She made everything so smooth and flawless -- even when I was getting over a lot of jet-lag.

I recently moved in at the end of summer and after a few months can say I honestly love living here! The amenity spaces are very well maintained and the staff are impeccable. Also, tons of dogs! Love seeing so many furry friends around.

I've been here going on just over 6 months and am loving seeing Portland slowly get back on its feet. The staff here have worked so hard to keep things afloat so I appreciate their efforts. The new neighbors I've been seeing coming in are very nice and friendly, and nothing beats the amenities here. Extremely happy I moved here.

Ever since the management turnover the building has become a hellhole. The current management is rude and inattentive while disregarding any issues as not their problem. A year and a half ago I would have given five stars now I’d avoid at all costs until it can turnover again to a group that cares.

This building has had a complete staff turnover at least twice in the past year. At this point, it's not even clear who I should contact for anything, and the office is usually empty anyway. I also have had issues with my dishwasher for a couple of months, and the building management closed the ticket without resolving the issue. I've been here for 3+ years, and it just went straight to the dump in the last year.

Modera used to be an amazing place to rent from. My partner and I lived here in 2018, then moved to California for a year. When we came back to Portland, we didn't even look at other places. Our past experience with Modera had been so wonderful, that we knew we had to move back in. We couldn't have been more wrong. Modera has gone downhill massively in the last few years. The building is dirty, with people regularly letting their pets defecate and urinate in the elevators and stairwells. People are horrible with wearing their masks and have large gatherings upstairs. The flooring in our apartment is awful, with the fake wood linoleum coming up all over. However, we could overlook all of this because of the amenities and overall niceness of the building. That was until our next door neighbor moved in. She moved in about two weeks ago and has been blasting music consistently. My partner and I received an email one day from Modera, stating that our neighbor had filed a complaint saying that we had written her threating notes and were banging on the walls because of her music. THIS DID NOT HAPPEN. We did not write any notes or bang on the walls. We complained to Modera about the noise, and her inaccurate report of us, and Owen was sent up to assist us. Owen worked with us and the neighbor to find a reasonable volume for her music. She agreed to keep it at that volume. Owen informed us that, should the issue continue, we should keep Modera in the loop and that they would consider issuing her a lease violation if need be. Sure enough, shortly after this conversation, our neighbor began to blast her music again and told Modera that we were banging on her walls (which, once again, did not occur.) My partner is a teacher and teaches a class all day. He cannot have loud rap music in the background, and he cannot pause his class to bang on her walls. My partner went downstairs to complain to Modera about her volume again and we were told a very different story than we previously had. Now, her music is apparently reasonable and WE are at risk of a lease violation for "banging on her walls." We were told that we could potentially switch apartments, but we would have to sign a new lease and have no guarantee of the same rent price or quiet neighbors. What a solution, right? Overall, I'd only recommend Modera if you like living in a dorm.
