Community is good but parking is a big problem . Majority of $165 spots are compact, no visitor parking spots, people who comes to Lumi or other nearby spots parks inside Modera's resident parking spots

Excellent use of space in the apartment. However being adjacent to the trash Shute, it can get noisy at odd hours. Should there be restrictions on timings for the use of the trash Shute. Also the area can get quite smelly if garbage is left on the floor of the room instead of disposed via the Shute.

Moving in is pretty easy. The leasing office is very friendly and helpful throughout the whole process. They checked-in a few times asking how move-in has been going. The room is also well-maintained with little to no scratches.

All good except the parking assignment that caused confusion. The parking fee is the highest among the apartments in this area. Only new residents are very welcome while the price is pretty high for current residents.

Modera Overlake is a very well maintained community with state of the art amenities and appliances both in the house and in the community. The community management team is responsive and resourceful and ensure the residents have a great time living here. And to top it all, there are Amazon lockers inside the building!

Nice and clean, the maintenance services is fast respond. All amenities facilities and the public area are clean and well-maintained. The coffee machine is out of order quite often though.

Apartment is new and nice, but leasing team is extremely not professional: 1. Not responsive - I continuously email & call during business hour for 1 week, never got reply even once. When I came to the office in person, the excuse was "we are busy". 2. Process is broken - always miss some access after check in. Of course they are not responsive again until I came to office. The ridiculous part is the staff is not familiar with it and said will figure out next day. I came several times and finally found someone to help. Overall the team only wants to sale the lease, once you sign you will know how bad the experience can be caused by the unprofessional team.

My overall experience was pretty good. Nice apartment with safe and quiet circumstance. The fitness center was big enough for basic exercise. Leasing office is kind and helpful. Not much sunshine for the rooms facing inside garden and the rent is increasing ridiculously.

Apartments are nice and amenities are good so far. Parking is a major issue here. Even after paying $165 the parking spots are narrow and sometimes people park on the reserved spots. Lot of residents also park on the street and block the main street outside the apartment parking

So far experience has been fantastic with leasing office. Shan is very good and makes sure we are comfortable. Maintenance team is very responsive and always helpful. Would say Shaun is very knowledgeable and very cooperative and helps to close issues on time. . Just that during renewals of lease u don't expect any benefits over new residents. Not sure why they don't prefer retention of existing tenants.. otherwise Overall so far good experience in stay since a year.

Terrible experience. The management is so bad the garage door is broken most of the time and many homeless people come and park in the garage. There have been multiple break ins from the storage room and the management doesn’t care

The apartment is very modern with state of the art features and it is very spacious. Management has been extremely helpful. It’s located in walking distance to tons of shops, restaurants and the Microsoft campus.

Portable AC and good location. Expensive parking and a bit noisy sometimes. Hallway is full of smell of food during meal hours. Nice view on the roof with pool and sofa area.

The building is clean. The amenities offered are great and my apartment has a good amount of storage. You will not be disappointed if you move in here.
