        Ask Nashville natives which is the trendiest of Nashville's trendy neighborhoods and they'll tell you -- it's the Gulch.         Modera is in a great location and the units are reasonably priced for location and amenities in downtown Nashville. The maintenance staff is incredible and always finishes request in a timely manner.

        Stay far far away! Major health and safety hazards

        Living at Modera Gulch in Nashville has been one of the worst experiences I’ve ever had with housing. Management has shown a complete disregard for resident safety and basic honesty. • Ignored Leak: A ceiling leak went unaddressed for nearly three weeks, which led to 30–40 feet of my ceiling being ripped out. Despite this, management told other residents I was “lying” and that there was just a small bird’s nest in my unit—yet I have their own email acknowledging the leak and warning of potential damage to other units. • Unsafe Construction Zone: Instead of properly relocating me, they forced me to live in the middle of an active construction site with falling sheetrock, fiberglass, wet insulation, and tarps taped across my home. I have a disability in my leg and even slipped and fell on the tarp they put down. • Health Concerns: Both my dog and I became sick while living in these conditions. I tested negative for flu and COVID, leaving me concerned that the constant dust and fiberglass exposure (and likely mold, which they refuse to test for) caused it. At least 10–15 other residents have also reported illness. • Loss of Use: I couldn’t safely use my kitchen or living room. Requests for rent concessions, food vouchers, or even a temporary transfer were denied. Instead, I was told to find a new unit myself and pay to break my lease. • Disrespectful Conduct: The property manager laughed at me, admitted she “wouldn’t want to live here” either, and said I should rely on renter’s insurance to protect my belongings. They now say I can only leave if I sign a “release,” which I believe is intended to silence me. I was forced to live in unsafe, unhealthy, and degrading conditions while being lied about to my neighbors. I have extensive documentation of everything, and I am not the only resident dealing with these issues. Think very carefully before renting here.

        Modera Gulch is an amazing apartment that feels like home! Our entire friend group lives here. My roommate and I just resigned bc we have zero complains. We are moving apartments within the building, and Summer and Kelly have made this transition so easy and smooth! We are really taken care of here and cared about! The staff truly befriends the residents and keeps our best interest in mind. 11/10 would recommend to a friend!

        Too many downsides to warrant the rent

        Overall, good apartment complex (great staff/customer service, great location, nice amenities) but has some downsides that make the sky-high prices hard to swallow, like poor insulation/excessive noise (from both your neighbors, their dogs, and the downtown noise that consists of party buses 24/7, ambulances, fire trucks, and police cars throughout the day), bad cell/wifi signal that makes WFH hard, odd floor plans, bad parking garage (if you have a large SUV or truck, sorry but you're screwed), and awful guest parking that will deter your guests from wanting to come over. I had to move out of my original unit there because the insulation was so poor that I could hear my upstairs neighbors TWENTY. FOUR. SEVEN. It genuinely drove me to tears in just the first week living there. The second unit I moved into was surrounded by concrete, unlike my first unit so MAKE SURE TO ASK ABOUT THAT. Things were better but you can still hear neighbors at times.

        Most things in this place are amazing. The front desk is good, the gym isn't bad, the pool is open and nice, and the grille work (most of it), but we don't use all these amenities every day. While they are great to have, I really wish they put more effort into the garage. Everyone uses this multiple times a day. Guest parking is horrible. Ever since Modern Italian moved in downstairs, there have been no spots available. The voucher only covers 2 hrs, which is not ideal, and doesn't allow for any overnight guests. The aisles are thin, there are no mirrors, and we cannot see who's coming up or going down. Guaranteed, 99% of the residents have gotten stuck coming up because people don't know there is a gate past 1B, and have almost, if not already, gotten into accidents because of the crampedness of the garage.

        Avoid this Place at Any Cost

        Do yourself a favor and look elsewhere. This has been the worst place I’ve ever rented. The office staff is unorganized, and the common areas are a mess. You’ll find dog waste around the pool, grilling area, and even where people do yoga. It’s extremely loud—you can hear your neighbors easily, and there’s a constant turnover of renters, so you always see new faces, making it feel unstable. Parking is another nightmare—there are no assigned spots, and after 5 PM, finding a space is a disaster. Most of the spots are narrow and only suitable for compact cars, making it even more challenging. On my moving-out day, despite booking the elevator in advance, I couldn’t find a concierge to assist, leaving my movers waiting and costing me extra money. Yes, they offer a lot of incentives at the beginning, but be warned: when you move out, they’ll find ways to charge you double on everything to make up for it. I can’t recommend this place to anyone

        The building is kept very clean and the maintenance crew responds quickly. I find that the "smart tools" such as the digital HVAC, door lock, remote access, etc. work well and make my life easier. I would like to see the concierge at teh front desk more often as I find that often the front door is left unattended (I've seen this during the day and night for months). There is a security guard who walks around at night (which I like to see) and he seems nice but it's a big building and it would be nice if there was also someone at the desk 24/7 to meet deliveries, prevent food delivery people from wandering upstairs, help residents who are locked out, etc.

        Windows are still filthy after being told months ago they’d be cleaned soon. Why is the entire building so ran down when it’s only a year old? Walls are beaten to death, the security lock on stairwell 4 from the parking garage hasn’t worked in over a month, the parking garage is regularly flooded, the gate repair took an eternity. Not feeling the value for the $$$ AT ALL.

        Parking garage is horrendously small. Amenities are constantly breaking. Hot water only lasts 10 minutes in the shower. Maintenance is unable to fix most issues. Water and sewage charge randomly doubles and no one can explain to me why.

        We love living in the gulch. There is so much to do that is in walking distance. It has been quieter than we were expecting. Living at Modera Gulch, we feel very safe. The building is clean, the staff is kind and helpful, and the amenities are spacious and beautiful. There is a concierge in the building which means there is always someone to contact if needed. We have not been here long, but the time we have been here so far has been wonderful! The only things we would change at this point are the package system and location of the coffee machine. The packages go into a package room. The room is locked to keep them safe, but it can be difficult to find your package. A package locker system would be nice. There is a coffee machine located in the office, but that means it is locked during non-office hours. It would be nice for the coffee machine to be located in the community area for residents to access when needed. Overall, we are very happy so far!

        We like it here overall. The events that the office hosts aren’t usually things to do, which is a bummer. The collaborations with local businesses are okay, but movie nights aren’t worth what I pay in rent. The staff is mostly helpful. Some of the concierges aren’t able to answer simple questions. I’ve received emails about picking up my packages or they’ll be sent back… I didn’t have any packages at that time. Unnecessary worry. The hallways have stains all over the carpets, and the concierge seemed annoyed when I told her about it. Overall not worth the money to live here

        Overall I really enjoy living here. Friendly staff and I enjoy my unit. Make sure if you give a referral they write it down somewhere. I referred my friend and they told me she went through a locator. She did not and she told them verbally I referred her. They said they would correct it and I still haven’t received it. There were a few sloppy mistakes in set-up. For example, I have writings on my countertops that they forgot to remove before I moved in.

        Living at Madera Apartments has been one of the best decisions we’ve made. Even though we’re right in the heart of downtown Nashville, once we close the doors or balcony, the usual city noise fades away, and it feels like we’re in our own private oasis. The floor plans are incredible, giving us the space we need to create a comfortable home office that makes working hybrid such a joy. Plus, everything here just runs so smoothly, from the management and maintenance to the janitorial staff. They keep everything on point, and it’s honestly one of the most efficient living experiences we’ve had. Walking to all our favorite shops and restaurants is such a bonus, but what really makes it special is that even though we’re downtown, it feels like home. And those views of the Nashville skyline? Absolutely stunning—every single day feels like we’re living in a five-star resort!

        Everyone in the building is so kind and welcoming. I absolutely love this complex and my place. My only note is that I wish I was made more aware of all the extra fees that were added to the first month's rent. examples: key prices, NES price, move in prices etc. I would've managed my money a little different had I known just how much I would be spending on this first month of moving in :)

        The homes are lovely, the community is friendly, and the neighborhood is fantastic! The shared amenities are a great perk- good gym, nice pool, dog park, lounges, etc. You're in a great area to walk to shops, food, and entertainment. You get a great view of the Nashville 4th of July fireworks! The Modera employees are beyond friendly and helpful.

        The staff has been very helpful, the views are incredible, the amenities are second to none and living here is the best decision I've made in a hot minute! Only downside is that large cars are parking in compact spaces and taking up 2/3 spots. But that's not enough for me not to recommend this place.

        Life was good until someone moved in above us. It is extremely loud and it sounds like stomping at all hours of the day. Anything above the sixth floor is cheaply made. Other than that our neighbors are amazing and so are the amenities. My only request would be for more dog waste containers around the building and signs so people know to clean up after their dogs.

        Super quiet! Love all the amenities! Everyone on the team is so helpful and friendly! I have not had an issues, moving in was super easy and the team really helps with that process. I have not had any problems with any of the amenities inside the apartment everything is pristine!
