I’ve been living here for just over a year and it has been great! Loving the location and there are new businesses and restaurants popping up all over. I will say the parking garage is my biggest complaint about Modera but other than that it’s great.

Do yourself a favor and look elsewhere. This has been the worst place I’ve ever rented. The office staff is unorganized, and the common areas are a mess. You’ll find dog waste around the pool, grilling area, and even where people do yoga. It’s extremely loud—you can hear your neighbors easily, and there’s a constant turnover of renters, so you always see new faces, making it feel unstable. Parking is another nightmare—there are no assigned spots, and after 5 PM, finding a space is a disaster. Most of the spots are narrow and only suitable for compact cars, making it even more challenging. On my moving-out day, despite booking the elevator in advance, I couldn’t find a concierge to assist, leaving my movers waiting and costing me extra money. Yes, they offer a lot of incentives at the beginning, but be warned: when you move out, they’ll find ways to charge you double on everything to make up for it. I can’t recommend this place to anyone

The building is kept very clean and the maintenance crew responds quickly. I find that the "smart tools" such as the digital HVAC, door lock, remote access, etc. work well and make my life easier. I would like to see the concierge at teh front desk more often as I find that often the front door is left unattended (I've seen this during the day and night for months). There is a security guard who walks around at night (which I like to see) and he seems nice but it's a big building and it would be nice if there was also someone at the desk 24/7 to meet deliveries, prevent food delivery people from wandering upstairs, help residents who are locked out, etc.
From the initial tour to the lease signing process it’s all been smooth and hassle free. The unit I wanted got taken within hours so I was squeezed in the next day to view new units available. I was then worked with to accommodate my dates and move in
I love the Modera! The parking stresses me out but the maintenance is absolutely amazing!! Also, the printer situation could definitely use some work.

Everyone has been so helpful with the move-in process and I love my new home! The space is the perfect size for me and my roommate. The safety features in the apartment and all of the amenities are amazing!

Windows are still filthy after being told months ago they’d be cleaned soon. Why is the entire building so ran down when it’s only a year old? Walls are beaten to death, the security lock on stairwell 4 from the parking garage hasn’t worked in over a month, the parking garage is regularly flooded, the gate repair took an eternity. Not feeling the value for the $$$ AT ALL.

I moved in two days ago, and it’s been a fantastic experience so far! The leasing agents have been absolutely amazing—truly my favorite part of the process. While carrying my belongings up has been a bit of a challenge, the stunning view more than makes up for it. Highly recommend!

Parking garage is horrendously small. Amenities are constantly breaking. Hot water only lasts 10 minutes in the shower. Maintenance is unable to fix most issues. Water and sewage charge randomly doubles and no one can explain to me why.

We love living in the gulch. There is so much to do that is in walking distance. It has been quieter than we were expecting. Living at Modera Gulch, we feel very safe. The building is clean, the staff is kind and helpful, and the amenities are spacious and beautiful. There is a concierge in the building which means there is always someone to contact if needed. We have not been here long, but the time we have been here so far has been wonderful! The only things we would change at this point are the package system and location of the coffee machine. The packages go into a package room. The room is locked to keep them safe, but it can be difficult to find your package. A package locker system would be nice. There is a coffee machine located in the office, but that means it is locked during non-office hours. It would be nice for the coffee machine to be located in the community area for residents to access when needed. Overall, we are very happy so far!

We like it here overall. The events that the office hosts aren’t usually things to do, which is a bummer. The collaborations with local businesses are okay, but movie nights aren’t worth what I pay in rent. The staff is mostly helpful. Some of the concierges aren’t able to answer simple questions. I’ve received emails about picking up my packages or they’ll be sent back… I didn’t have any packages at that time. Unnecessary worry. The hallways have stains all over the carpets, and the concierge seemed annoyed when I told her about it. Overall not worth the money to live here

I moved into Modera Gulch a month ago, and I couldn’t be happier. The apartments are modern and well-designed, the amenities are excellent, and the location in the Gulch is perfect—everything I need is nearby. The staff is great, and the whole experience has been awesome. Highly recommend it.

Overall I really enjoy living here. Friendly staff and I enjoy my unit. Make sure if you give a referral they write it down somewhere. I referred my friend and they told me she went through a locator. She did not and she told them verbally I referred her. They said they would correct it and I still haven’t received it. There were a few sloppy mistakes in set-up. For example, I have writings on my countertops that they forgot to remove before I moved in.

Living at Madera Apartments has been one of the best decisions we’ve made. Even though we’re right in the heart of downtown Nashville, once we close the doors or balcony, the usual city noise fades away, and it feels like we’re in our own private oasis. The floor plans are incredible, giving us the space we need to create a comfortable home office that makes working hybrid such a joy. Plus, everything here just runs so smoothly, from the management and maintenance to the janitorial staff. They keep everything on point, and it’s honestly one of the most efficient living experiences we’ve had. Walking to all our favorite shops and restaurants is such a bonus, but what really makes it special is that even though we’re downtown, it feels like home. And those views of the Nashville skyline? Absolutely stunning—every single day feels like we’re living in a five-star resort!

I chose to renew my lease. Overall, I like it here. I didn’t realize how many young people would be living here at the time though there is a lot of 20-year-olds.

Modera is Clean, friendly, safe, best building I’ve lived in so far. I toured a lot of buildings in the neighborhood and I’m quite happy with my decision. This is a great building to live in if you want to know your neighbors.

Everyone in the building is so kind and welcoming. I absolutely love this complex and my place. My only note is that I wish I was made more aware of all the extra fees that were added to the first month's rent. examples: key prices, NES price, move in prices etc. I would've managed my money a little different had I known just how much I would be spending on this first month of moving in :)

The homes are lovely, the community is friendly, and the neighborhood is fantastic! The shared amenities are a great perk- good gym, nice pool, dog park, lounges, etc. You're in a great area to walk to shops, food, and entertainment. You get a great view of the Nashville 4th of July fireworks! The Modera employees are beyond friendly and helpful.

The staff has been very helpful, the views are incredible, the amenities are second to none and living here is the best decision I've made in a hot minute! Only downside is that large cars are parking in compact spaces and taking up 2/3 spots. But that's not enough for me not to recommend this place.

Life was good until someone moved in above us. It is extremely loud and it sounds like stomping at all hours of the day. Anything above the sixth floor is cheaply made. Other than that our neighbors are amazing and so are the amenities. My only request would be for more dog waste containers around the building and signs so people know to clean up after their dogs.

Super quiet! Love all the amenities! Everyone on the team is so helpful and friendly! I have not had an issues, moving in was super easy and the team really helps with that process. I have not had any problems with any of the amenities inside the apartment everything is pristine!

Love my apartment itself and the amenities. Door concierges are extremely nice and helpful. The only drawback is the parking garage. The gates have only worked a SMALL fraction of the time I’ve been here. Currently both are broken and have been for some time. Also, there are WAY too many “compact” spots. Whoever designed the parking garage was not realistic when considering how many residents have a car that will fit in a compact space vs how many have larger cars. If you have a wide car you don’t have that many spaces to choose from, especially with the gates not working where people’s guests can park higher. They routinely send out emails scolding people about taking up two spaces and threatening to tow. But the reality is a majority of the cars in the garage will not fit in one space because they are all “compact” spaces. Probably not much can be done about this now, but in the design process they goofed up. If you don’t drive a true compact car, I might reconsider.
Very nice and luxury living. Good age group. There are all different people here to meet and it’s a great community for pets and friends. Everyone is so nice.
