Located in California's San Joaquin Valley, Clovis combines hometown atmosphere with contemporary living. The rental market features everything from apartment communities to single-family homes, with average rents ranging from $1,415 for one-bedroom units to $2,157 for three-bedroom homes. Despite modest year-over-year increases of 0.4-1.9% for most unit sizes, the market remains more affordable than many California cities. Notable areas include Old Town Clovis, known for its historic district and farmers' market, and the northwest area near Buchanan High School.
Residents enjoy an extensive trail network, including the Dry Creek Trail and Old Town Trail, which wind through the community. Clovis Community College and Sierra Vista Mall anchor the city's educational and retail sectors. The antique shops and local businesses in Old Town Clovis preserve the area's historic character. The Clovis Rodeo, established in 1914, celebrates the region's western heritage each spring.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Minnewawa Apartments
I like that there are many essential places at walking distances. It is not too far from big stores either. It is right in front of the post office which makes things a lot easier. Management is really nice.
There were many great things about the apartment and it was supremely disappointing to have the entire security deposit taken for an immaculate apartment. I emailed and called many times for it to be explained and reconsidered and all communications were completely ignored. I cannot recommend Minnewawa to anyone.
I loved living here. The staff is great and attentive. Torsten is an awesome manager!

Thank you so much for your review! We take pride in the service we provide. Thank you for being one of our valued customers.
Minnewawa apartments have been by far the best apartments I have lived in. Not only are the units spacious, but the management is amazing. Torsten made my boyfriend and I welcome and comfortable to work with him. Not only does he make you feel like you are already a close friend, but he also understood our situation as first time renters as well as full time students. I have never had any problems come up during our stay here. I would HIGHLY RECOMMEND to any and all to consider living at Minnewawa apartments. Sadly, we had to move out due to transferring to a school in SoCal but if it wasn't for that, we would still be living here. Torsten is so understanding, friendly, and approachable I honestly can't say enough good things about these apartments. Also, moving out was a breeze and we were surprise to get a majority of our deposit back! 10/10 would recommend!!
I love living here. It is really a quiet area with necessary amenities nearby. I moved here also because if the vicinity to Fresno State.
My family and I plan on moving in soon. Just hope they still the offer of first month free. This is a perfect apartment complex to raise our little girl in. It's safe quite and so nice also drug and crime free. We love it
I have lived here for a few months and am looking for another place. The single panel apartments are not isolating noise and what is used to be a senior living is no longer a quiete neighborhood. Free-spirited motorcyclists explode the air with the noise at any time of a day or night. Periodically, invasions of bugs of all sorts can be very disturbing and the management might tell you to wait untill the next scheduled visit of an expterminator. The pool area is very poor.
