Originally named Howell's Crossing after a cotton merchant named Evan Howell, Duluth was renamed in 1871 after a flowery speech given in Congress by Rep. J. Proctor Knott condemning the expansion of the railroad to Duluth, Minnesota as wasteful. The over-the-top, tongue-in-cheek description of the northern city inspired residents of the Georgia town to rename their community Duluth. Today, Downtown Duluth is a busy, attractive suburb of Atlanta, offering a variety of shops, restaurants, and entertainment.
Downtown Duluth has a town green, located along Main Street on the southwest side of City Hall. Historic Downtown Duluth features a variety of businesses, theaters, gift stores, art galleries, and cafes. Some favorite downtown destinations include the Maple Street Biscuit Company, the Good Word Brewing & Public House, and the Red Clay Music Foundry.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Sweet 16 I have been a resident at Merritt At Sugarloaf for 16 years! There is a reason why. I have received excellent service and value as a resident. The people in the front office have typically been very professional and courteous to me. They assist with keeping my annual renewal as low as possible. The maintenance staff is exceptional. I have had all my needs, and then some, addressed timely and satisfactorily. They do their job with a smile, too!

Love living here The staff here at Merritt are very responsive and helpful. Anytime I have a question about anything, they are very helpful and considerate. I only had 1 issue during the renewal process. I had to wait about 2 weeks for a response from the corporate office regarding a question that I had.

Good Place to Live Merritt at Sugarloaf is a good place to live especially if you are a business professional or a family of four or fewer. The front office staff is very good about being punctual and timely with their support and efforts to accommodate residents. They are very professional and often provide service with a smile. The maintenance staff is outstanding! Very responsive and timely. The employees make this establishment worth living here. The property is very pet-friendly. There is a small “dog park.” The swimming pools are good for the kids during the summer months. The pond is pretty when the fountain is working. Fishing is good at the pond, too. The tennis courts are very nice for those who like to play tennis or use the tennis courts for playing fetch with their dog. Opportunities for improvement? Parking is limited in certain sections. There are not enough spaces to put it bluntly. Fortunately, all buildings come with both attached and detached garages, but these are in high demand and limited. Another aspect that comes to mind for improvement is the entry/exit gates. Often, one or the other or both are wide open and will not close. This raises a security concern. Speaking of security, the property once had cameras. I do not know if security cameras are still present. If not, they need to be. Another positive are the new mailbox centers. They are brand new, modern, and difficult for thieves to break into. Oh, I am on a roll now. Another opportunity for improvement is the package repository. It is no longer in service and the front office will not hold packages (anymore). Even when the package repository was in service, many couriers did not use it. That fact puts one's package(s) at risk of being stolen off your welcome mat. But, crime is very low here. Theft is rare. Break-ins are rare. Plus, there is a police sub-station literally bordering the property. That helps with keeping the crime low. As mentioned earlier, a family of four (4) or fewer is suitable for this location. More than four family members and it get to be crowded. Overall, the positives outweigh the negatives by a lot. I recommend living at Merritt at Sugarloaf.

Need renovations. Carpets need to change into vinyl throughout the whole complex not only when a resident move out.

After 14 years of living here, the maintenance and administration service is bad.
Maintenance Review Every issue I have had been promptly taken care of the same day I place my ticket. Since moving here 2018 I can say the maintenance team is professional and very knowledgeable on the issues I’ve had. Great Team!

Easy Move-In I showed up on Saturday at 2:00 PM where the leasing office already had everything ready for me to sign and move-in fast. The apartment was very clean (with the exception of one dead roach in the corner) , and we didn’t have any issues moving in the space.

I am not Liking charges being added to my monthly statement without notification. Examples would be data protection fee and internet service with no opt out. I already have a service I am happy with and was not given a choice. And also, the water billing changing from straight fee To metered. There was no notice given on any of this. I expect that when changes are made that notifications should be made and input from residents be taken into consideration. I have been here 19 years and I would appreciate more transparency

Thank you for your positive feedback! We are happy to know that our service met your needs and expectations. It was an honor to assist you with the water leak repair, ensuring a comfortable stay for you.
The property will add $127 to your "base rent". This charge isn't initially spelled out on their website and it will be for water/trash/sewage/pest control/valet trash/ and charging you for the washer/dryer that will be in the unit. The electricity is through Jackson EMC and the Internet is through Spectrum only. You won't be able to go with another internet company.
I moved to the Merritt at Sugarloaf after an unpleasant experience with another local apartment complex I was leasing from. Jamie and Sol were extremely helpful in finding me a place to call “home” promptly, so I could get out of my negative experience with a different complex. Since moving here, the team has been highly responsive to all of my questions or needs and have been a big support during the transition. The apartment itself is beautiful, neighbors are quiet, grounds are clean, and it truly does feel like a place to call “home!” Thank you, Jamie and Sol for the notably great experience!
The Merritt is a nice place to stay. Make sure you read the fine print on your lease agreements though.
New management is very strick about parking, pets, music etc. Very much like a HOA. Not sure why the rent is so expensive with a broken access gate, average space, carpet, appliances and limited parking. Trust me you'll be in for a walk to you apartment. Rent goes up at least 50 to 100 every 12 months. Overall I'm not happy but unfortunately I believe all apartment complexes in the area are the same. I would only stay here if the location benefits you and you're ready to pay 1200/month.
Been here almost 4 yrs, time to go, the rents are skyrocketing, so good luck.
I love my apartment at the Merritt on Sugarloaf. First of all the staff, in particular Ms. Sol Burton, is very personable, friendly, and professional. Maintenance always wave a hello. They were all so helpful when I was looking for an apartment - transitioning from a larger house to an apartment can be difficult. Sol was very patient and made helpful suggestions as I went through the thought process of how my furniture and personal belongings would fit into my new space. Finally, the grounds are beautiful. You cannot bet the lake complete with geese, fountain, and walking trail.
