Located directly across the bay from San Francisco, Downtown Oakland extends from 12th Street north to Grand Avenue. Don't live here, management is terrible. When I first moved in they had an issue with trash removal, just mounds of garbage in the garage. I complained and said they'd have roaches if they didn't do something about it. Sure enough a month later they had literal roaches running around the halls and I complained again. A band practiced in my neighbor's apartment every single day for months without intervention by management because it was "not in quiet hours" They jacked up their parking prices and other fees by over 100% in less than 3 years. Basically a complete shakedown and you could live in SF for cheaper or virtually any south bay city Almost every week a large semi truck will park outside the complex and unload a crane or something loudly at 5 in the morning. This has happened consistently the entire time I lived here. Sometimes multiple times a week. I never slept well there for one reason or another. Something was always waking me up. Doors are often broken so the garage is not really secured. Theres always repairs happening but it seems like a door is always broken in some way. I've been woken up by homeless people going through the garbage or forcing open the front gate many times. If you live on the 24th side of the building you'll hear the metal door gates get slammed 24/7. This had been a problem for years they never did anything about it and its unlikely they will.

We moved into the new building on 4/22. It hasn't been a good experience. Building management is not helpful or responsive. We were told the building would be fully completed and ready for occupancy on 4/22. Only a few apartments seem to be ready and there is a lot of construction still going on in the building. The Community Director was unavailable to provide any information during the move in process. Leasing consultants did try to help but said that only the Community Director had information we needed. Issues: 1. After I received my keys, I was told there were no mailboxes and they would be installed in a week. So my forwarded mail has nowhere to go. According to the Community Director, our mail will be held by the USPS till mailboxes are installed. I don't want my mail held and would have made other arrangements had we been told prior to move in. 2. We have paid extra for a larger space to accommodate a car and a vespa. However, upon move in we were told we could only have one garage opener. My 300lb vespa would have to come in/out through the pedestrian entrance. Next, we were told that we would need to lease a 2nd spot to get a 2nd opener. However, less than 24 hours later, we were told we can't have a 2nd spot until the building is fully occupied. 3. Building access is only available by key fob. The call boxes are not available so if you have a dog walker or cleaning people they cannot gain access without someone being home to let them in. We have been told that the Community Director will do us a "favor" by letting those types of people in if they stop at the office first. The security doors are always propped open because of the continuing construction. I've also had a person walk in my apartment without knocking. 5. We were told that ATT Uverse, Web Pass, Direct TV and Comcast were all available upon move in. That is not the case. Comcast was the only option. ATT Uverse and Web Pass were not wired yet,and the Direct TV agreement has yet to be approved and signed. We should have advised us prior to our scheduled move-in date that the building was not completely ready for occupancy. Had we been told, we could have moved our move in date later and avoided many of the issues listed above. We have lived in other rental communities both in Oakland and throughout the Bay Area and have received great service and had competent management. At this point, we regret leaving our last apartment to make the move to Mason at the Hive.
