Property Ratings at Martingale Apartments
I am never one to take the time to write reviews, but our experience at the Martingale was so terrible, I feel like it’s literally my civic duty to warn everyone I possibly can about these apartments. Over the course of 10 months, we had 3 separate flooding incidents. I’m talking our bathtub filling with brown sewage water and water raining down through the bathroom ceiling lights. One incident was detrimental enough to displace us into a hotel for over a week - management offered ZERO assistance or support. We were told by maintenance that they have constant issues with plumbing and are too short staffed to do much more than chase leaks & floods that are regularly happening throughout the complex. Maintenance requests for other issues (which there were plenty of) take weeks to get responses. We had broken patio blinds and a complete lack of privacy for over a month before the maintenance request was even created by the office staff. Our car was almost broken into twice while parked in the parking lot outside of our unit. I communicated the safety concern to the office staff and was told they would “increase security presence during off-hours”. We never saw any such thing. Half the time the office phone did not work (this was especially great during our 2nd episode of flooding), and staff was generally unresponsive to emails. Facilities were not at all taken care of - I was regularly sending emails asking staff to clean the gym and we were never able to use the ‘dog park’ because it was constantly covered in dog poop. On top of being the most expensive apartments in Lacey, there are an unbelievable amount of hidden fees each month (like water, sewage, gas, electric and pest control for the entire COMPLEX - office, gym and pool included). It was an absolute nightmare to live here so please SAVE YOUR MONEY. And sanity.
These are the most expensive apartments in this area of Lacey and they are the worst. Moldy dog poop is everywhere and my sweet puppy contracted a PARASITE from it!!! Trash everywhere, dumpsters over flowing, nothing is kept up with. Residents are loud and inconsiderate. The staff is so unhelpful and weird… the apartments look nice but are poorly made. Beware they will nickel and dime you for everything. You only get one all access key fob for your whole family, you have to buy any other ones. Also there is no parking, and the area it’s in sucks. Everything about this place is a joke and we hated every second of living here :(

Anonymous, We are disappointed to hear that your experience has been anything less than 5-stars while residing with us at Martingale. Our maintenance team is diligent about ensuring the garbage receptacles are clean and free of overflowing debris. Garbage is also picked up three times per week on Monday, Wednesday, and Friday mornings. The team walks the property daily Monday-Saturday and picks up any pet waste from the grounds. Additionally, only one FOB is issued per household as that is programmed to access all amenities on-site per home. Don’t waste your time, these apartments are overly priced and you can definitely find better apartments for a better price. They are nice at first glance, but while living here you can see how poorly these were made and not worth the price I pay every month. On top of that I pay for the common area utilities bill that was never discussed before signing the lease- consists of water, electricity, gas, etc. Also trash which is $27. And on top of that if you chose to pay online they charge you $10 for debit and $70 for credit for a Convenience fee. They are quick to take your money for anything! The mail room is not fully secured, so anyone can take your packages, if you want them secured you have to pay for the parcel. There is never any parking. I’ve already found a couple places that are much bigger and cheaper around the area, just patiently waiting until my lease is over to move. Just do yourself a favor and look else where!

During the tour process, the Martingale Team provides specifics of the community such as the common utilities (which is also outlined in the lease addendum). Because the mailroom is a part of the clubhouse, it is open during office hours but is closed and secured when the office is closed for the day. Residents do need a key fob to access the building, and while it is not required, parcel lockers are available for residents to sign up for. At Martingale residents can either park in the un-assigned parking spaces or can inquire about reserves paid covered carports and garages. Residents can also make payments online using an E-Check with no fees associated. As of December 2021, Martingale is under new management, and we would like to speak with you directly, but due to this being an anonymous post, we are unable to reach out. Overpriced, poor quality, poor management. Overall you’ll have issues if you move here. No parking and mail is always stolen due to the mail room issues.

Cars are subject to tow if in violation of the parking policy outlined in the lease, however, we provide a 24-hour notice before the tow. Additionally, at Martingale we offer Parcel Pending as a service for residents that provides a secure place for packages to be delivered to with just a one-time $20 sign-up fee. Do not move here. I waited a few months to write an honest review. Some things they do not tell you before you submit an application is that you pay for the common area utilities. For the last 4 months it’s averaged about an additional $50-60 monthly for common area gas, and electricity, and trash is $27 monthly. There is absolutely no parking. And they are quick to have your car towed within 1 day. Covered parking and garages are constantly reserved. I’ve been on the waitlist for 4 months with none opening. They do not reply to maintenance requests. The mail room is a mess and packages are always stolen. They recently changed management and the customer service is terrible. I do not recommend these apartments to anyone. They are overpriced and will change you extra for everything. Just waiting until the lease is over so we can get out of here.

For utilities, those are all billed through Conservice, and per the utility addendum in the lease agreement, residents are charged for water, sewer, trash, common area electricity, common area gas, and a flat rate of $2.00 for pest control. The Martingale team has been working on the parking since we took over the community, and any vehicles in violation of the parking policy as outlined in the lease, are subject to tow with a 24-hour notice provided prior when possible. The Mailroom is checked daily to ensure it is clean and organized. We also offer Parcel Pending as a service for residents that provides a secure place for packages to be delivered to with just a one-time $20 sign-up fee. Additionally, we also have a courtesy patrol at the community and they patrol 7 days a week. It looks great at first glance but once you move in you can see the poor craftsmanship and how expensive this place is, it just doesn’t meet the quality it should be for the price they make you pay.
