Mesa combines suburban living with city conveniences as Arizona's third-largest city. Spanning 143 square miles across the Sonoran Desert, the city features both established neighborhoods and newer developments. At its heart, downtown Mesa hosts the Mesa Arts Center, offering year-round performances and exhibits. The rental market shows average rates from $1,117 for studios to $2,585 for four-bedroom homes, with recent decreases between 0.8% to 2.5% year-over-year. Notable areas include Dobson Ranch with its golf course and lakes, the Las Sendas area near Red Mountain, and the developing Gateway district by Phoenix-Mesa Gateway Airport.
The city's heritage includes ancient Hohokam canals that still shape Mesa's water infrastructure today. Residents enjoy Red Mountain Park's 1,146 acres of recreational space, spring baseball at Sloan Park (home to Chicago Cubs training), and educational opportunities at Mesa Community College and ASU's Polytechnic campus.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Lived here for a year-- it's decent, average, nothing special.. I mean you get what you pay for! Moved here because it was the cheapest place we could find in Downtown Mesa and realized that this is a pretty sketchy neighborhood right off the bat probably for that reason, called the police on our neighbors at least 6 times for domestic violence and disorderly conduct. There are always police cars here at nights, not just patrolling the area! The apartments are in decent condition-- new paint, appliances, counter tops refinished. The carpet was pretty gross though from the previous tenant, vacuumed up a lot of hair that wasn't ours the first week. Cabinet doors don't match up, dirt comes out from the bathroom exhaust fan continually. Although there is plenty of counter space and cabinet space, gas stove, pretty small fridge. The grounds were decently kept-- people pick up after their pets, but there are lots of stains on the sidewalks from alcohol and who knows what else... Pool was in good condition but there were always a ton of random kids in it. The one thing we didn't have any complaint about was the A/C! SO GOOD. Since utilities were included we ran that thing all summer long and it was amazing. We're going to miss that for sure. Neighbors were fairly loud, smoked in the public walkways and it got in our vents quite often. It's not constantly loud here but if you are looking for a tranquil environment it's best to look elsewhere. We never had any plumbing or bug issues. Some of the tenants here are... interesting... lots of personalities and quirks to put it nicely. Some theft issues- my friend got her bag stolen from inside their apartment when their back was turned. Laundry fees are pretty expensive, something to keep in mind. Management was decent. They were pretty good about letting us know of community events and when repairs were being made. But I know of a few issues that got resolved really quickly and other more pressing ones were delayed or ignored for weeks on end. We did meet lots of good people here though, not everyone or everything is bad.

this apartment building is not the best apartment building in mesa arizona but i really adore my place its basically the first place i moved to since i came out here from miami....i love my place so much that i work every single day just to make sure i keep it.the area is great the bus stop is near and i have a lot of fun when i get home.It has a nice swimming pool, a laundry on site and its amazing and i really been doing so much better since i got here so i am really trying my best to stay here and not loose my place.just wish i could be home more often so i can enjoy it a little better...
This place used to be pretty rough, but new management finally listened and evicted all the bad neighbors. They fixed the AC and cleaned up the pool. I think they finally killed all the bugs too. Overall the building is cleaned up and looks a lot better. New owners seem to be putting a lot of money into the place. Rent is still cheap and utilities are included which is nice. Apartment is nice, safe and clean, so no complaints.
I have lived at the property for two years. When I first moved in, things were really bad. There were issues with bed bugs and cockroaches, but thankfully those are issues of the past. The property changed hands at the beginning of the year and there has been rapid change with the new owners / management. The new property is friendly and responsive and there are no longer pest problems. I do not spend too much time at the property, but the pool area is clean and the grounds are well kept. My unit was also upgraded with new flooring and paint, which has made such a difference in the overall quality and feel of the unit. I am happy living at the property and see myself staying if management continues to do such a nice job.
