1. This complex is infested with roaches. No matter how much you complain about it, they do nothing and ignore you. 2. VERY DIRTY !!! Trash is always everywhere. The trash compost is always broken leaving no choice than to place trash at the side of compost which harbors roaches and rats. 3. My apartment was almost broken into by a homeless man on more than 1 occasions. Office staff does not care. Management does not show any interest in the safety of the residents. 4. Pool is only open 2 months out of the year which is ridiculous seeing that the residents pay for amenities. 5. My car was broken into twice! Still no remorse. 6. You’ll be charged a $80-$100 water bill for a 1 bedroom apartment. Still no remorse. Also being double charged for amenities and not being reimbursed. I could go on and on but you catch the drift. I can’t wait to move out. I am breaking my lease. Hope this save y’all the time. Y’all gonna be living with roaches all day everyday. And they are huge!!!

Poor quality apartments and even worse staff. Cockroaches were all over the property. The trash disposal was always overflowing. Waking up to a cockroach in front of my face was the last straw!

pools have not been open for 3 years, Takes a long time for maintenance to fix things. Garbage pickup is sometimes a problem.
Do not live here. While the staff is nice, and they will assure you they will take care of things, they won’t. They are nice and I have nothing against them personally, but the way this place is managed is awful. Trash is everywhere - a valet trash amenity is promoted is a luxury part of this community, however they hardly come to pick up trash and so our hallway always stinks from our downstairs neighbors trash being left out. Even worse, all of the trash ends up piled up in a dumpster out in the front of the complex, littered everywhere. Aside from looks, this is a serious public health hazard. Window screens are broken, our fridge is broken and we have leaking faucets - maintenance requests have been put in for over a month and nothing has been done, even though we have gone to the office multiple times. We were charged an absurd water bill even though that is due to the leak that they have neglected to fix, and they refused to reimburse us any money. I wish I could give 0 stars. Stay away from this place.
This place is excellent because the staff here Manchester at Mansell is wonderful everything they told me would be in my apartment was in my apartment and was done if anything was left out it was taken care of within the next 24 to 48 hours The staff in the leasing office I give them five stars and a thumbs up they pay attention to you they acknowledge you and they do what they say they going to do within the timeframe they have to do it

We were supposed to get a $350 deposit refund within 30 days and it's been 65 & harder to reach them about it by the day. Roaches in the bathrooms too.

Manchester at Mansell is a beautiful community, and we love our apartment, but I would not recommend this apartment community to anyone. Manchester has failed to fix or replace our A/C that is only partially working. We have filed numerous work orders and sent emails to our leasing office to have our air conditioning unit fixed, and although they have acknowledged the problem, we have gotten no results. I have numerous pages of documentation (including pictures, work orders, and communications with the office).

Great experience. Friendly staff who are willing to help whenever. My apartment was in excellent condition when I moved in and haven't run into any issues. Really enjoying the outdoor areas right now.

Living at Manchester has been a great experience. Apartments are updated and very clean. Never had any issues while living here, and the staff is outstanding! Only had to make a few calls to maintenance for minor problems, and they were quick to respond. The neighborhood is quiet and located near plenty of restaurants and shopping. I would highly recommend Machester if you're looking for a new apartment!

I have lived here for quite a few years and with each new management things get worse. Phones don’t work so you can’t get a hold of maintenance or the office. Lots of leaks and they just band-aid the problem, never really fixing it. The gates NEVER work. I was in the office the other day and I heard one of the leasing agents telling someone over the phone if they have completely remodeled the inside so it’s like having a brand new apartment. I am, wrong. Slapping a new coat of paint and putting in some new cabinets does not make this place new. The buildings are extremely old and not well taken care of. They now offer trash valet, but they don’t come every day so on the weekends the trash piles up at the dumpster so high and the smell is horrible. Drugs are everywhere. They have been saying they are working on a courtesy officer for months, we still don’t have one. The last one we had also didn’t care what happened here. There are no sidewalks for the kids to walk to the bus stop so they walk in the road. I feel bad for the people that have to send their children to school this way. There is nothing covering them from the rain as they wait for the bus and it’s super unsafe. The office staff is nice but it never seems like the people in charge put the tenants first. Nothing to benefit the tenants has happened since they took over at least 6 months ago. Occupancy is very low as no one wants to renew for the money they are charging and the lack of amenities and services that we receive.
We moved in October 10, 4 days ago, and so far our expectations have been completely crushed. The apartment has a broken window which according to office management was supposed to be fixed prior to us moving in...not fixed yet so we have the main front window completely open. One of the stove burners does not work, one of the air ducts in the bathroom is missing the filter, so it’s just a big hole in the ceiling. The hot water in the kitchen sink is not working and the handles don’t seem to be working properly. One of the tubs clogged up on the second day and the porch above us has a big hole so they can completely see us below. Very disappointed that they would release an apartment like this. They should of taken extraordinary measures to assure themselves that the apartment was move in ready. Will keep waiting to see how much longer it takes them to fix...based on the reviews, I’ll be waiting till December.
So this place is advertised as a gated community. There is a gate, but it's NEVER working. One side is always stuck open. They'll fix it every once in a while, but then it breaks again a week later. They advertise the kitchen as recently remodeled, but the cabinets are so cheap and old. All they did was paint them white. Also, be prepared to buy a microwave. Our unit did not come with a microwave. It wasn't a big deal to get one, but for a complex that advertises itself as "always at the forefront", they are pretty behind. There are broken down cars everywhere that will stay there for weeks/months at a time. THERE IS SO MUCH MOLD. I called because there was mold in one of our closets and water damage on the living room ceiling. It took a whole month for someone to come out. Maintenance finally came and all they did was spray paint the water damage in the living room. He replaced a small piece of the ceiling in the closet and spray painted over the rest of the mold that had spread down the wall. So, no surprise when the mold showed up again a month later. I stayed home while the maintenance worker came to the apartment to make sure my cat didn't get out, and he kept calling his manager and saying, "the woman is home". I'm assuming he would have done a lot less work had I not been there. When you put in a maintenance request, if you select "call before entry", they will let themselves in anyway. They came to do the shower because the lining was peeling off, and all they did was apply some sticky stuff which of course started peeling again immediately when we took a shower. The grounds are gross. They are frequently littered with trash and SO MUCH DOG POOP. If you live here, hopefully you get a second floor unit. If you're in ground unit, prepare for ALL the cockroaches. The property is wooded so there's bound to be bugs, but you can see the cockroaches crawling in the trees. You can even see them crawling in the trees in the daytime. That's how bad they are. The management is unresponsive. You can send all the emails and leave all the phone messages, and no one will respond to you. When you finally can reach someone by phone, they are contracted and basically can't help you at all. And no one seems to have the corporate management information. They don't even have a phone number for them. It was literally a relief to move out of this place. It's not worth it at all. Pay the little extra to live somewhere, ANYWHERE, else. This place is nothing but problems.
It always seems to be NEW MANAGEMENT and they all suck! Not enough maintenance men to work such a large property so its almost impossible to get ANY work orders completed without having to basically harass them about it. Emergency maintenance is horrible also. Floods and leaks mean nothing because people hardly show up after hours for anything! Black mold has now been a problem due to a constant leak I've had for almost 1 year now. The mold is showing through the dining room wall of the AC unit which I'm sure is being blown all over the unit thru the vents and my family is breathing this stuff in daily! NOBODY EVEN CARES ABOUT THAT! The office will fool you with sympathy and fake genuine concern but still get NOTHING DONE! I see a lawsuit coming their way very soon because black mold is nothing to take lightly or ignore for SEVERAL MONTHS. DON'T WASTE YOUR MONEY HERE! Apartments are literally almost at market rate for rent and for this kind of hospitality, its just not worth it!
Do not move into this complex! The management team is horrible...Maintenance non-existent! Black mold and more mold! Unsafe apartments, needs to be upgraded! The cheapest in the area yes also the worse treatment in the area as well! Do not do it! there are far better apartments in the area. Management does not care about the residents!
You will never have a place to park your car because of all the broken down vehicles all over the complex or the resident that is basically running a dealership and repair service out of this complex. At this point I’m convinced that he is paying someone off at the office to look the other way. If you can’t find parking because of that then it will be because people who live in a different building parking in your parking lot instead.. POOP! Lots and lots of dog poop. It seems as if it is frowned upon to clean up after your dog out here. To top it off the doggy bag stations never have any bags in them (at least the ones near my building). There’s enough poop on the ground to fertilize a corn field if needed. Also If it’s not poop its trash on the ground or in the bushes that no one will pick up. I have watched the same orange peel sit on the ground for the past two weeks to see if the groundskeeper ( if they still have one) will come pick it up. MOLD! Lots of black mold or as the rent office likes to refer to it as “mildew”. If you can reach someone in the rent office about the situation then they will send someone out to wipe up what they can and paint over what they cannot. There is a new property manager but she is no better than the ones before her. Regardless of who is in the position the property manager is never reachable and leaves everything to be done by the leasing agents who cannot really solve all the problems that come up. The owning property itself is horrible so I can’t expect much there. Never expect anything to be fixed in a timely manner. If can manage to get someone on the phone at the rent office to request something to be done maintenance wise then expect a wait time of about 2 months minimum. It is not the fault of the maintenance staff (contrary to what the rent office may tell you) because they are understaffed and overworked and they need help.The dumpster gets set on fire at least once a year. It seems as if it has become a tradition. I have watched this property fall continuously every year and it continues to free fall without showing signs of stopping anytime soon and I want to kick myself for staying here as long as I have. I am now in the marked for someplace else because I have reached my breaking point.
The on-site manager and most of her staff at this property are wonderful; HOWEVER, EOS Management Company that owns the property is the most unethical and disrespectful company I could possibly imagine. It has been a complete nightmare, specifically because of the regional director. Our building has a documented roach infestation that we tried to get management to address for months before I was able to get anyone to come look. There were hundreds (yes, hundreds) of roaches coming out of the light sockets, the corners of the walls, and every other place they shouldn't be. My husband's service dog came very close to death due to the bacteria the roaches carry on them. After months of asking for pest control and trying to do it ourselves, they finally agreed it was an infestation and had a company come out to address it. That company came 1 time, then did not show up again, completely defeating the purpose of treating the whole life cycle. The next issue is the fact that the ventilation system was covered with mold so bad that a piece of drywall eaten up with mold fell down out of the vent in my bedroom. My apartment, while kept very clean, became a place where neither my husband nor I could even stay in. My belongings are ruined, my dog almost died, and we have been sick multiple times due to their negligence. A few months ago, we also had a gas leak from the ancient hot water heater, which was on a Thursday. I was initially told by office staff that they would deal with it on Monday when a new hot water heater came in. Until I forced them to come and turn off the hot water to stop the gas leak and said I would charge them for a hotel while I had no hot water, they weren't going to do anything. Now that I am out of the apartment, they are trying to get us to sign a paper releasing them from all liability, while not putting in writing what they owe us, only trying to deceitfully get us to sign something that gets rid of all of our rights without giving us what we are owed. The regional director has lied over and over and has done everything possible to show she has no regard for any of the residents as human beings, only saving her own job. Do not move your family here, especially if you have young children or pets. I have lived in worse places before, but for almost $1,200 a month, I should not be fighting for the health and safety of my family.
My friend is too sick to type this so I'm doing it for her. This is the second time in a few weeks she's been sick from toxic mold that management refuses to do anything about. For your safety and the safety of any children you have, do NOT risk moving here. Your loved ones are worth more than that.
This place is disgusting. It is like living in the projects. I have reported bugs in my apartment 5 times now and still have the same issue. I have had hundreds of small brown bugs in my kitchen over the past few months. The complex smells like smoke. The toilets/showers have had issues since upon move in. It's dark in the apartments. None of the apartments come where lights or fans in the bedrooms so be prepared to purchase all of that on your own. The cabinets are small and cheaply made. For the people, it's like living in the hood of Alpharetta. I can't wait until my lease is up to get out of here.
Property Manager rude and not approachable- has an I don't have time or want to hear your issue type of attitude. The other staff is great. Moldy unit & they cover up/patch up maintenance issues instead of repairing or fixing issues.
I am going to make this quick and to the point. I moved into a 2bedroom/ 2bath aproximentally 18 months ago. When I first moved into this unit I was pleased cosmetically about its appearance and spacious rooms, however, 6 months into renting here slowly things were falling apart. I would call and submit work orders and NO ONE would come and fix/repair ANYTHING. The dishwasher was the first to break and then that's when things REALLY GOT BAD. I had 3 major toilet floods that drained water into the hallway. Maitence took 2 days to come out and told me toilet needed to be replaced. I never received a new one nor were repairs done properly. I also have been living with BLACK MOLD that is EVERYWHERE in my unit leaving me with a chronic cough, body aches, sneezing, low grade fever and over all feeling sick daily. I reported this to staff numerous times!! They still have done nothing when I'm now sick and paying for a two bedroom but I can only utilize 1 room. They should put this at TOP of the list, but, because there is only 4 maintenance workers they just can't seem to get around it. Please to anyone, I have pictures, videos, and work orders of my unit. Don't let you or your family's health be compromised or affected as mine has. This truly is a SERIOUS problem. Thank you!!

New management has taken over and they are awesome. They are so professional and maintenance are quick to respond and accurate. I love that this is a gated community with video surveillance. Apartments are really spacious and cute. The trash area is always clean which is a plus for me. no issues with pest control. Two years in and I can say that I am extremely impressed with this neighborhood.
Famiyl environment ,but the are something that can be improved, maintenance of apartments in a timely manner would be nice. I really like the area it convenient to everything. Bthe schols are excellent the people are friendly
Manchester @ Mansell is a great place to live , you're close to all the great stores and restaurants Manchester is also close to major highways leading to and from downtown Atlanta and Hartfields-Jackson Airport . Being so close to everything You might think that it's noisy and busy , but just the opposite , Here at Manchester you can truly relax because you're home.Great Neighbors ,well maintained grounds and amenities, and we're pet friendly.

This complex is in a great location - situated between Mansell Rd (exit 8 off 400) and Holcomb Bridge Rd (exit 7), there are many convenient ways to get around from here, which is helpful at traffic peak times. I have lived here for two years; the population here is diverse and friendly, I have always felt safe, and the units are kept up nicely. There was a recent change in management, which brought in an entirely new office staff - and they are awesome! Very responsive to resident concerns. Rent can now be paid via an app, they got rid of a poor billing service, they changed all billing to flat rate (eliminated having to look up a new amount every month), and the staff are now friendly. :) The only thing that I find annoying about my specific location in the complex is that there is never enough parking in front of my building (I live in a building of 3 bedroom units, and I believe most of them are rented to multigenerational families with 3 cars. This was not the case when we moved here, but there is ample parking, just not in front of the building.). It's sort of a drag to have to carry my groceries so far, but I compensate with a huge tote or I pull up to the curb for a few minutes to unload my car. The only other thing which i am annoyed by is there is no outgoing mail slot on my mailbox kiosk. I have to go to another kiosk or mail my outgoing mail off-site. I know where all the drive-by mailboxes are though, so it's not a big deal, just a minor annoyance. This community is great though; friendly neighbors, no vandalism on my car so far, the lighting is good, the gate stays in good repair, etc. I like living here, it's only a couple blocks from my daughter's school. I'll probably stay here until I buy a condo.
With brand new management, I expect bugs and kinks to work out with regards to how things are run. That being said, the management here are some of the nicest people I've met; completely willing and able to help in any way. The apartments are clean and well maintained, having been recently renovated. The location couldn't be better, being just minutes away from an AMC theater, the Northpoint mall, countless restaurants and much more. I only wish laundry cost less in quarters, but I expected that coming in.
This was our second choice, but conditions did not permit us renting our other pick as they changed owners while we were looking. Having said that, we were more than surprised at the complex we selected. Having only seen a model unit and not able to view the actual unit (occupied at the time) I was doubtful. After all it is an older complex than any we have rented prior, but it had character all it's own, tree's galore, two pools (1 mostly shallow & 1 with a 6' deep end). The units were larger than we had prior and the deck/porch is to die for!
I just moved in and I had great customer service from Jackie and Cathy they were very respectful and will make conversation with me i was in a bad mood when i left out office i left with a smile they made me laugh i will definitely recommend this apt complex
