Just moved in recently, so far we absolutely love this apt, quiet, friendly, and close to everything needed to shop for, the view from the balcony is beautiful

I absolutely love it here. I love Rob and Anthony and how sweet and helpful they are. Being a young adult not knowing all of the ins and outs of house maintenance and they are ALWAYS willing to help. Tanisha in the leasing office is so knowledgeable, both professionally and personally. I have gone to her for both small issues here in the community and personal issues that I needed advice with. Valarie the manager is the most AMAZING person also! She is always willing to share advice and address concerns with ease. I can say that I absolutely love living here more than anywhere I lived even growing up. They have all made this place feel like i’m safe in my community. I could not have wished for a better experience in any other complex. These people truly care about YOU as a resident and as a person. I plan on resigning my lease here for sure! This place is a hidden gem

Everything has been great so far - we just moved in and there aren't any major complaints. Everyone has been very friendly and accommodating!

Overall not bad for the price currently, however, the complex is deteriorating as prices go up. The ROI is quickly becoming not worth the cost.

As a resident for the past 17 months, my experience has been very nice. The premises are kept clean thanks to our fantastic crew maintenance guys. They are always quick to act when the situation arises. These guys are the best in my book. The current office staff is doing a wonderful job (haven't experience any issues with them) compared to when I first arrived. I believe that the trash issue is finally remedied and when there is an issue, I've noticed that they get an extra bin in asap. Thanks for doing a great job.

For the price the place isn't bad. Just don't expect much from maintenance or the "amenities". This is what i have learned in the 3 years ive lived here. Pool is always dirty and has always opened late. Playground is a hazard. The gym is a joke. Apartments are good size but the fireplace is 50/50 whether it works and the appliances are old and outdated. Have had issues with leaks. Maintenance takes forever and they are a bit inappropriate.

This is the best community! The neighbors talk to one another and are kind. Valerie, Rob, and Tanisha are all extremely sweet and helpful. The new addition of the storage units was such a nice touch to get those items you want to keep but not in your house! By far the best community ever!!

It’s home what else can you really say. Things just fall together. The only thing that I wish would change is the parking. One household would have 3 cars and all part in the front then there would be noooo parking for one car house holds as a courtesy I feel as if one car per household can park in the front of the buildings

It’s pretty chill here love the environment just wish people could not be so loud walking up and down the stairs late hours but overall it’s pretty good

Staff is super nice and helpful. Apartment was clean upon move in and was in great shape. Amenities are really nice too. Happy to have chosen this place.

All of the maintenance requests that i have put in have been handled amazing so far! I couldn’t recommend more!! The leasing office is very nice as well!

Now that the leasing office staff has changed; the vibe and Ora has been sooo much better.. Now I don’t have Anxiety Entering the building!!

Such an amazing moving in experience! Especially when my cat ran away they have been so understanding! I would absolutely recommend moving in here!

Great complex w excellent amenities and even better staff. Home was clean and ready to move in just as I was told it would be. Wouldn’t change a thing.

The apartment themselves are good and the rent is great for the area. HOWEVER, maintenance is sketchy at best and management lies. We get threating papers all the time about trash but maintenance hasn't fixed the compactor so where else do we put trash. Overall, it ok for the area but have low expectations.

Pros: office and staff will not harass you about small things. Patio is nice and stay weather free. Big bed rooms and nice looking overall..gated, ceiling fans in all rooms, fireplace. Close by schools. Pet stations usually full. Lawn people come each season. Cons: well it took over 5 years from them to fix that old gate.Too expensive for how apartments work. Broken grills, dirty steps and work orders take weeks.. Roaches!!!! Ac and heat every unit has issues!!! People will call the cops fot simply hearing you walk In your apt. Overall if you can get a good rate ...i would say move here its ok. If rates are similar to others in the area....look elsewhere as these are older apt with lots of wear and tear. The gate now works after 5 years and each apt has s fireplace. However the fire place hot water and heat are gas. While your stove is electric. So you will have high bills......

Wish the amenities were better. My ac never worked. Windows never insulated properly per the window tech that came out causing constant moisture and mold around my windows. Some weird black stuff all over the apartment coming from vents. Being in the middle floor sucked. The neighbors above and below me are horrible.

The apartments are beautiful on the inside.. Love how the office always does pool party’s for the kids. They make the children feel special. They also do pool party’s for all the residents with a DJ. Always a good time

We feel safe and enjoy living here. We wish there was better communication but overall it is a wonderful place to live. The amenities advertised aren’t all functional but it is nice having access to a pool and a place to walk.

I've lived in Malvern Lakes for about 5 years. During which time, I've seen consistency in the professionalism of the property management and maintenance staff's support to its tenants. This is truly remarkable because of the decline in so many other services due to the COVID-19 pandemic. Somehow, they have managed to maintain that core responsibility. I am very appreciative of all their efforts to put their tenants first in all aspects. I would like to give a shout out to the Management team, Leann, Tori, Angela, and the maintenance staff who make Malvern Lakes a great place to live! Keep up the good work!

They have the amenities we were looking for and with a fenced in back yard for our kids, that pretty sealed it for us that this was the place we wanted to live. The biggest issue we have is their inability to resolve our heating/cooling issues. The first issue we had was with the hot water heater, which somehow is used by the hvac system. The hot water heater needed to be replaced, a couple of days later while in one of the kids room (the hot water heater is in their closet), my wife noticed a strange smell. We immediately realized it was a gas smell. We called the gas company which came out and told us that when maintenance replaced the hot water heater, there was a connection that was not reconnected and there was gas fumes leaking into the home. They immediately fixed it but the result of that could have been much worse and the management did not even offer an apology. Current issue that have not been resolved in almost a year...the hvac system will heat/cool the dining room and living room but all other rooms stay 5-10 degrees cooler. Every time maintenance comes they say that we need to close the vents to push air to those rooms which does not work. They have said there is nothing else they can do and they won't have anyone come out to fix it. In the winter months we have to run space heaters in our kids bedrooms to prevent them being so cold at night. During the summer months no matter what we set the thermostat to, it never cools off in the bedrooms and is hot enough to sweat. We have had to run multiple fans to pull/push cool air into those rooms which barely helps. For the amount of money that we pay in rent, this is unacceptable!!! We have tried to be patient and work around the issues but we have had enough of it. Talking to neighbors, no less that 5 other units have had more issues than us...one has been using a portable air condition in their unit since the summer and another put a window air condition unit in. I hope that the property management company, if they value their residents, will take notice and resolve these issues.

Since the day that I moved in here (2017) I have been dealing with silverfish. They are EVERY WHERE in my apartment and nothing has been done to resolve the issue. Sure they will send Orkin to spray but the bugs have become resistant to the treatment that they continue to pop up in my unit. I will not be renewing my lease. This place is a rip off. Save your money and look else where unless you want to deal with silverfish. If you still don't believe me, don't let them move you in 212-301 because you'll have a living hell of silverfish greeting you every day!

Very spacious inside with a nice gas fireplace. Excellent location off of route 17. It is a gated community for the extra security and has nice grill and picnic area for the spring and summer days.
