#1 Management Team in the area! Beautiful Apartments. Wonderful Amenities. Quick/Efficient Maintenance. We have all experienced poor management from our past rental properties. For me, I felt like I had one of the worst experiences of my life and the team at Mallory Square turned it all around for me. My husband and I, our newborn son and our dogs were desperately looking for an apartment after being displaced from another apartment complex down the street due to mold. (That’s a whole other story) When we told the team at Mallory Square what we had been through, they made it their priority to help us out! Blaise, who was our point of contact throughout the whole process, made sure that we were able to move in quickly and without a hitch! He was so accommodating and truly cared about the situation that we found ourselves in. We finally felt safe. Like we could breathe. Ramone and Kimberly also made us feel so welcome. Their hospitality is second to none. Any question we had, they were there. We feel like family. Every time we are in the front office, they ask “How is everything going today? Are you adjusting well?” Just small gestures like that, make such a huge impact on how you feel on where you are living. On move in day-we noticed a small leak and let Blaise know immediately. His maintenance team had it fixed quicker than we could have imagined! So thankful for their communication and efficiency. At the end of the day, we could not be more grateful for the staff, the clean/beautiful apartment, and all the amenities we now get to enjoy. We finally have a safe place to raise our baby boy. Staff is responsive and helpful. Amenities are great and clean, the place is full of life, and it's very comfortable. Located in a solid location close to many stores, restaurants, post office, etc. All in all a very pleasant place to live.

I am a current resident, and have lived here almost two years. The property management staff is very friendly and accommodating. The apartments are modern and the surrounding neighborhood is comfortable and provides a feeling of safety. Most of all, the building is very pet friendly. My dog has many furiends and there are dog parks nearby.

Everyone I have met so far has been genuinely friendly and professional. You can tell that they care about their people.
I remain neutral based on the upkeep of the property.
The service is always quick. I feel bad calling them to unclog a sink or drain. They always come in and do the job quickly and to my satisfaction.
I love this community. I love how prompt and cordial everyone is here. I just wish maintenance could fix all my requests in one visit. They had fixed my kitchen light but not my bathroom light. I will just put in another request.
The staff in the leasing office is great ! They know me but first name and I always feel welcomed.
I am very impressed that the new management team has quickly identified areas of the community that need improvement and is moving forward to improve these areas in a steady fashion. The staff is responsive and very friendly! I was the first tenant to lease after the new team took over and I appreciate the great customer service during a very busy transition. Thanks Blaise!!

Maintenence was great and it is hard to come by sometimes. I don't know if I'd recommend the apartments solely based on that but one of the positive things about living here is the great maintenance staff and their work.

The experience has changed since I moved in. The property is not as well kept as it was previously
The apartment complex is nice, however the carpets in the hallway are very stained which does not create a nice image for the apartment as a whole. For the amount of rent that I pay, I would expect the complex as a whole to maintain a nicer appearance. There also is frequently the smell of pot in the hallways which is not appealing.
The place is in a great location and has nice amenities. The real problem with this establishment is its management team. My girlfriend and I took a tour last friday; we had a couple options laid out for us and were told about unit B 10 with a floor plan that shows the master bedroom having two sinks. Sarah, who was filling in for Sean at the time, was showing us the apartment and property and told us that it would be available the following Monday. Needless to say, we were very happy to still continue the tour and see what was in store for our family. My girlfriend and I fell in love with the place and we told them we would be interested in the model that was available on Monday. Fast forward we filled out the application and I spoke to Sean about the floor plan explaining to him what I wanted to sign for; he agreed. I told him our move in date was going to be on Wednesday. He called me about the unit and told me it was not ready and wanted to wait so we told him "sure Friday is ok to move in". We get there Friday and the whole floor plan was wrong! It was missing the sink that i wanted and more. We talked to management and were told that they could not really do anything about it, either we take it or don't. We were mislead and deceived. If it wasn't for our time frame I would have left and looked else where. the assistant manager Cole was rude and unprofessional. If this is how bozzuto management is represented I will not be referring anyone to this property

I have been living in Mallory Square for more than 3 years. I want to share a few bad experiences I have had with them. My kids bathroom cabinet under the sink was infected with mold which is a big health concern and I have been communicating with them through emails, phone calls, and in person and after 6 months, they still just make excuses and false promises and it has not been fixed (after 6 months!!!). Also like last year I got into an accident in the garage and it wasn’t my fault. There were cameras pointed at accident scene. They only needed to provide me with video camera footage for me to prove my case but they refused! As a result, I had to pay out of pocket to fix my car! I just don’t know whats the purpose of these cameras if they can not be shared when needed. The list could go on but these two incidents are bothering me a lot specifically the first one which could be a potential danger to my kids’ health.
Car has been vandilzed twice and not once has leasing offered any solutions

If you are a light sleeper and you don't live on the top floor, living here will be purgatory. The person living above us loves to stomp around her apartment at random times of the day, 10 pm, 2 am, 5 am and don't expect the leasing office to do anything about your complaints. Also every-time I leave a review here it disappears. There were other negative reviews that have also disappeared. I'm really questioning if Mallory Square has some sort of deal with Apartments.com but I will come on here every month if necessary and continue to leave my review because I wish someone warned me.
This complex is so nice and new! Everything is big and the vibe is great. The staff, like John and Rosa, are exceptional with all my needs. The trash is valet, there are three courtyards, and the gym is AMAZING! It is also super safe and only 3 miles from the Metro.
Positives: the location (close to shopping and public transportation,)the size and that it is brand new. The management is top rate. Wonderful fitness room, great pool and outside lounge with barbecues. Negatives: High rent does not include any utilities plus you have to pay for garage parking and Verizon cable,(No Choice) which is an added cost.
I took the tour, efficient and professional. Beautiful newly opened, modern apartments 5-floors with all the amenities, services, well-appointed common areas and more. The atmosphere is more like a 4-star hotel than your traditional apartment complex. Focused on single professionals and couples rather than families. Rents are pricey for the area considering it is not within walking distance of Metro or much of anything else except a Dunkin Donuts. Beware of essentials not included that will increase monthly charges $200-300, e.g. covered parking, storage area...that's right parking $100/mo/car extra...really? This is Rockville/Gaithersburg not DC. They are not stupid and must know that everyone has a car and needs a car, unless they want to walk a mile for groceries! The add-ons are a way to appear rent competitive, also allows the management flexibility in increasing "rents" at anytime once you are in without increasing rents. Too many moving parts in pricing, beware!
